Horrible. Bad attitude. Not sure whether I can really use his report, as it is more to cover his liability as an inspector rather than a report that I can use to negotiate with my seller. We talked for less than 5 minutes on the phone before he dropped F- bombs on me for telling him what to do????
Description of Work: Mr. Miller performed the inspection of a house I was interested in buying as an investment. He gave an 81-page report which is full of excerpts from some sort of manual. The house, which was built in 2009, appears to have a lot of defects according to his report. I called him up to ask him to help me understand if the house is indeed in such a bad shape and told him I would appreciate if I could get a summary, or a list of key issues I need to ask the seller to fix. He said that was not his job, and that was between my realtor and me. He started out with an annoyed attitude and it quickly deteriorated into ballistic. He accused me of telling him how to do his job, and ended with "f-" bombs left and right... Not sure what I said to trigger the fury but as a customer, I definitely did not expect that from someone so highly rated.

This client declined to be present for the inspection, though I informed her that her presence would be beneficial. She did not mention that she was an investor. I only realized that when I read the review she posted. That would be the reason she did not attend the inspection and the reason why her expectations were unrealistic. I usually do not work for property investors. They are not much interested in the property itself but only in the defects, costs to repair and a detailed itemized and prioritized repair list. Most investors hire general remodeling contractors for this purpose as they are better qualified to quote prices and provide repair lists. The ideal way to assess the condition and value of an investment property is to hire a professional inspector to assess the condition and then provide that report to a general remodeling contractor to quote repair prices. The short cut that many investors attempt is to hire an inspector and then attempt to force them to quote repair prices off the top of their head. So this situation now makes sense in hindsight. This client demanded that I produce a prioritized repair list complete with repair prices, or else a damaging review would be posted . When attempting to explain how this is supposed to work she became increasingly agitated and eventually hung up the phone in the midst of my explanation. I wish this member the best for this project and would be more than happy to assist her if she should have any further questions regarding the property.

Mr. Miller performed a very thorough inspection and provided a very detailed report. He was candid with me after his inspection, and I truly appreciated all of his comments and suggestions. I would HIGHLY recommend him for any and all inspection needs that you may have!
Description of Work: Mr. Miller performed a home inspection and termite inspection on a home that I was under contract to purchase. He arrived early and was already inspecting the exterior when I arrived. He climbed through the attic space, ran all appliances and even open and closed every window! He took detailed notes and photographs and prepared an 83 page report the very same day!

We were a day behind in our inspection period because the bank did not notify us until a day later. We called Aaron, left a detailed voice message asking for availability and pricing to which he responded 15 minutes later. We were pleasantly surprised when he had an opening the next day. We were sent an agreement via email shortly after. The next day, he had an earlier inspection cancel and was at the house earlier than expected. When we arrived, Aaron was in the house, in the zone. We followed along, let him do his thing and asked questions along the way. Aaron is very experienced, knowledgeable, professional and no-nonsense. Refreshing! His process is very streamlined. Excellent! We received our inspection sooner than we expected. It was very detailed and very clear on many things which gave us confidence in saying NO to this home purchase. We will call Aaron again to inspect the next home we want to purchase.

I am a first-time homebuyer and do not have a wealth of knowledge about home construction. I believed that finding a great home inspector to be my advocate was a priority in the sometimes confusing home purchasing process. Aaron did an amazingly detailed job looking into every nook and cranny of my potential new home. The report gave me descriptions of each problem he found and often images to back up the details. This was so helpful to me. It allowed me to prioritize the changes I wanted to request of the Seller and also gave me the visual evidence I needed to backup the requests. Due to issues with the home, Aaron was required to come back to the house on multiple occasions and he was very prompt about returning my emails and setting the time and day. Timing is so important in the early stages of the bidding / contract process. I would definitely use Aaron again.
Description of Work: Performed full home inspection on a 1952 remodeled house with crawl space. He had to come back to the home on multiple occasions due to re-inspections needed for repairs performed by the Seller.

I came to Dallas on a relocation. My real estate agent had never seen a report this detailed and complete. And he's a nice guy. We walked around the property with the seller during the follow up to be exact on what still needed to be done. It was worth having him come back because the roofer took some short cuts I surely would have missed. He also recommended other companies for work I needed and they were great.

It went well, and he did a thorough job. However, his report was quite long which made it difficult to discern the critical issues affecting the house. Update: This was done through a phone call I got from Angies List, and doesn't look to be descriptive enough. The concern was that there is a lot of boilerplate describing what building code should be in all the cases. My suggestion is only to make sure that the boiler-plate and non-boiler plate is clearly separated by (bold, different font, etc). I want to emphasize that Aaron did a fantastic job, and I would surely recommend him and use his services again in the future.

Suffice it to say that I do not pad my reports with trivial information. If it is in the report it is because it is a significant building code or safety issue that I feel obligated to inform you of. Aaron did a very thorough job on the inspection. His report is exceptionally detailed, includes pictures and links to relative code or manufacturer's specs. The builder also mentioned that Aaron was "very exacting." While the builder doesn't always love that, good for the buyer. I was not present for the inspection and Aaron had no issues with that. B on quality because a few items were listed as deficient in the report but are actually manufacturer recommendations vs. requirements. Would have preferred they were noted as such on the report. Would use his service again.

Thank you for reviewing my work. Please note that the "B" rating you gave me on quality was not deserved. Here is my reasoning, and it is sound. The building code adopted by your municipality is the International Residential Code. All versions of this code in article R102.4 state in essence that the wording of the code takes precedence except when it comes to the manufacturer’s installation instructions. There are also other exceptions to the rule, such as referenced standards and anything promulgated by the Consumer Products Safety Commission. Many builders and quite a number of municipal building officials seem to be conveniently unaware of theses exceptions and plow forward as if the wording of the code alone is what is to be complied with. No one knows more about how a manufactured product is to be installed than the manufacturer. Our houses today are no longer built of found materials. Every piece of building material within a house is manufactured, at least to some extent. Additionally, the validity of your manufacturer’s warranty on any given item hinges on strict adherence to the listed installation instructions. This is why I did not differentiate between the need for building code compliance and manufacturer’s installation instruction compliance – there is no difference. Questions? Aaron's knowledge about the housing standards is very good. His inspection report is one of the most detailed one that you can find because he has explained everything very nicely. The only thing that we didn't like was he did not walk us through the issues that he has seen (but then we didn't ask him for that either). And that made following his report little difficult later on. But overall, we liked his work.

My liability insurance provider will not allow me to have clients accompany me in the attics, on the roofs, or in crawl spaces. This is for your protection. For this reason I include many photos of these areas to prevent the need for you to endanger yourself. I also have an open-door policy for all of my clients to provide for any questions which may arise.

He verified date and time he was coming to inspect the home. He was on time the day of the inspection and conducted a thorough inspection and emailed a detailed us a report within 24 hours of the inspection that included photographs of areas of concern and useful information to help us know what needed immediate attention and areas we might want to address in the future.

The inspection was very thorough. Aaron, as said before, was able to locate attic access points I was unable to find in prior viewings of the house. He was punctual and didn't seem to mind me following around and asking questions. He offered me a brief overview while still at the house and asked if I had any questions then. As promise, I received my report that evening for review. My Realtor asked me how I had found Aaron because his was the most detailed report she had ever seen. I would recommend him as a house inspector for anyone. He said he was available for any further questions.
Description of Work: I hired AHI to do inspection on a house I had offered on within my option period. Aaron was able to locate all attic access points, house equipment and house location.

Mr. Miller arrived before I did and went to work straight away. He was clearly "in the zone" so I did not interfere. I asked to borrow his measuring tape to take window and other measurements. He politely obliged. He was done about 1 1/2 later and explained the major issues with me in laymen's terms. His report was completed less than two hours later. He demonstrated his vast knowledge and experience. He was frank and honest in his verbal and written comments. He clearly had my best interest in mind. I would definitely recommend using his services to anyone.

Aaron provided a thorough 98 page inspection of the property we are thinking about buying. He examined everything!! He got on the roof, into the attic, and under the sinks. He checked each window, door, and faucet. He noted every defect, no matter how small, to ensure we knew exactly what we were getting into. I found him to be very plain spoken, explaining everything in layman's terms that I could understand. He answered all our questions and insisted we call him if any other questions arose.He even let me know I had overpaid him by a few dollars and sent that money back to me. I really appreciate that kind of honesty and integrity.I would recommend him to anyone who is in need of an inspection and would certainly use him again.ame
Description of Work: After searching Angie's list for a house inspection, I chose Aaron's Home Inspections. Based on the reviews, I felt he would be the best choice. I used the link provided to take me to his website and emailed him for an appointment. He emailed me back the same day and we set an appointment for a day and time that I chose. He provided the contract through email. He was at the property when we arrived and spent about 1 1/2-2 hours inspecting the property. When he was finished he talked us through what he had found, pointing out potential trouble spots. Later that same day he provided us with a 98 page inspection and encouraged us to call with any questions.

My family and I are new to the area and are in the process of purchasing a home. We did not know anyone familiar enough with home inspectors to give us a recommendation, so I was stuck looking online for the best information. Many of the home inspectors I researched lacked any significant certifications to qualify them for the work I was looking for. That was one of the things that stuck out with Aaron Miller. His website was very informative in giving some guidance regarding what to look for and what to beware of. I called on a Wednesday and he was able to work me in for that Saturday. In addition, his services included work that other inspectors were charging additional for as add-on's. He was prompt and professional and performed all of the work as promised. When he was finished he sat down with me and covered all of the issues that were of major concern and, where possible, showed me just what he what and where the problems were. In addition, he offered proposed solutions and gave advice on solutions to avoid. For instance, there was an issue with a few of the windows and he warned that window companies would try to sell me new windows when the existing windows could be repaired at a much lower cost. When he was through he addressed all of my concerns and then had a complete, thorough, written report to me within about three hours. The report didn't simply address his observations, but addressed issues that were real or potential code issues as well as safety issues and then offered proposed solutions. He also made it clear that he was available for any follow-up questions or concerns. Since the inspection he has also sent an informative email e-newsletter with useful homeowner tips. I feel very confident about the services he performed.
Description of Work: Aaron performed a complete home inspection on a house on which we made a purchase offer. The inspection included structural, electrical, plumbing, HVAC, appliances, termite, and the sprinkler system.

My wife and I were in need of a home inspection. Being first time home buyers, we were a little uncertain on what makes a 'good' home inspector. I made several calls to other companies, but ultimately decided to go with Aaron based on reviews online detailing how in-depth this inspection reports were. Aaron was very accommodating and was able to schedule an appointment just 48 hours in advance. My wife and I arrived on the property about an hour and a half after Aaron arrived. He greeted us and advised he would be finished shortly. After completing the inspection, Aaron sat down with us to give us an overview of the condition of the home. After speaking with him for only 5 minutes, I could tell he knew his stuff! He then advised us that we would have a soft copy of the inspection report within the next 3 hours - and as promised, 3 hours later we received the 102-page report! Yes, 102 pages! Why so many pages? Because Aaron covers everything from A-Z. There's no 'fluff' in the report, just any and every detail you would need to know about the home in question. My wife and I couldn't believe how lengthy the report was. Many photos were included of all problems in need of repair/replacement. As well, Aaron includes a homeowner maintenance schedule towards the end of the report - this will be very helpful for my wife and I, thank you! Chose this company of you want a very detailed home inspection report from someone who has been in the industry for a long time!
Description of Work: Full home inspection and report. Work was completed on time at a great price and the inspection report was sent to us electronically within 3 hours after work was completed.

I always enjoy inspecting behind predator contractors attempting to take advantage of senior citizens by telling them they need improvements that they do not need. The contractor who told you you needed a new roof was nothing but a con artist on the prowl. Your roof was in great shape. Your new water heater and furnace were installed improperly, and I urged you to call back the installation contractors to make the necessary repairs. I was glad to be of service to you. Be careful.

I emailed Aaron to schedule an inspection and he responded with an available date very quickly. Gave him the details on the house and he quoted a price which was very fair. He also arranged for a separate pool inspector to be there which was so helpful since we wanted a separate pool inspection anyway. On the day of the inspection, the sellers realtor told us not to arrive until after 11:00 but Aaron was finishing up when I got there so he was kind enought to wait until my husband arrived which wasn't for another 30 minutes. In the mean time, Aaron showed me a few things that were on the report - some that were urgent matters and others that weren't. When my husband arrived, Aaron went over a few things with him as well which was nice. The report was sent to us that afternoon which is VERY detailed and organized nicely. The concerns were obvious and the information very helpful.
Description of Work: Aaron responded quickly to my request and it was very easy to schedule the inspection of a home we were buying. He was prompt and quick but very thorough. He was very nice and we felt like he did an excellent job on the overall inspection - pointing out bigger concerns but also listing things that could be repaired but were not necessarily urgent. He also recommended we get a structural engineer to look at some cracks which we did. We will absolutely use Aaron when or if we ever move again, he was worth every penny and by far the best home inspector we've ever had!

I called and left a message which was returned within 2 hours. I scheduled an appointment, the contractor came at the appointed time and completed the inspection. We were sent a detailed electonic report with photos.
Description of Work: The service was outstanding. The report we received was meticulously prepared. Every question we had was answered throughly.
