This is the 5th home I've purchased in my lifetime. I had made an offer to purchase a home and, naturally, needed to ensure I was getting a good property. Scott Partin did both the Inspection and Re-Inspection to check compliance with needed work. Scott should be cloned and sent to everyone's potential new home. His experience in Inspections PLUS HVAC Tech made him invaluable. Multiple areas were identified as needing correction. His report was concise and his personal review of his work with myself and my Agent was easy to understand. I've never had an inspector this knowledgeable, informed, and professional. A-Action not only gets my repeat business when I do find a home to purchase, but I'm going to insist that Scott do the inspection.

Inspector Nathan Ross provided home inspections to two potential home buyers on the same property. First home inspection was done on 9/4/2015, the second was done on 9/25/15. Nathan did not provide second buyer with an accurate inspection. Home repairs were made between the first and second home inspections. He reused his first home inspection report for the second potential buyer- upon review of the second report, I noticed that he included pictures of damaged items from the first report that had been fixed before his second inspection. Example- on his first trip out to the property on 9/4, there was a crack in the ceiling due to the house shifting after the foundation was repaired which he included in his report to the first potential buyer. Crack was professionally repaired on 9/8/2015. On his second trip out to the property on 9/25, he sent his "new report" in to the second potential buyer which included pictures and comments of the ceiling cracks from his previous report that he did for the first potential buyer. Another dead giveaway that he recycled his first report for the second potential buyer is that I had repainted my brick fireplace in the living room a darker color since his first visit on 9/4, yet he had included photos and comments from his first report on the "new report" to the second buyer. And to further prove this guy is a crook and doesn't know what he is doing, he made the following comment on a brand new 3 month old, $400.00 Kohler toilet: "The commode tank overflow tube should be adjusted so to be at least 1-inch lower than the ballcock assembly (tank valve) head seal. The lack of this air-gap could cause a cross connection and should be corrected as necessary." I would not recommend using this lazy, deceitful company for your home inspection. If you are in the market to buy a house, make sure your home inspector has not done a recent inspection on the property you are considering. They just might try to pull the wool over your eyes and take your money like this company did!

The technician's demeanor and thoroughness was very good. The report was detailed and covered all details and deficiencies regardless of whether they were trivial or important. In most regards, the service was acceptable except for the little matter of accuracy. The problem we had is with the inaccuracies that exhibit ignorance or laziness on the part of the inspector when compiling the report. His report included statements that there was creosote built-up in flue and chimneys for both fireplaces and both needed to be cleaned by a professional. Before hiring the professional to come out, I decided to take a closer look. My inspection revealed that one chimney had ZERO build-up at all and the other had such a thin coat of soot/creosote as to be less than trivial (less than 1/16" when you need at least 1/8" before a cleaning is called for). The inspector should know the difference between a little soot and creosote build-up. Soot=normal, Cresote more than 1/8" = maybe needs cleaning. Fortunately I didn't trust the A-Action report and dodged that totally unnecessary expense. His report also stated that the HVAC blowers were dirty and needed to be professionally serviced. We hired a professional to service and possibly clean the blowers and he discovered that the blowers were in fact nearly pristine in their cleanliness and it was only the vent/plenum (the part before the air filter where you expect to see dust) was dusty. Dirty plenum = normal. Dirty blower = not good. Total waste of money to bring out the professional his report stated as "needed". There is a big difference between a blower and a plenum and the inspector should have known and used the correct term. Was it laziness or ignorance? I don't care which. Thank you A-Action for wasting my time and money following up on inaccurate knee-jerk statements included in a report that do not match the actual property conditions. I don't expect perfection, but please realize that overstating a deficiency when all you really see is a little dust or soot doesn't cover your a**, it kicks ours. Stay away from A-Action if accuracy matters to you. Hire them if you want to see invented deficiencies on your report.

As a home inspector, our job is to identify defects and/or deficiencies as well as safety issues in the home we are inspecting. As part of a complete home inspection we evaluate the fireplace and the HVAC system(s). Please know that we have conducted thousands of home inspections that have fireplaces and HVAC systems and our inspectors understand completely the issues associated with them. At the time of the inspection are inspector felt that the chimneys needed to be cleaned and that's why he wrote that in the report. Please know that during the course of the inspection we do not measure the creosote buildup in the chimney flues. If the inspector thinks the flue needs to be cleaned, then they write that comment in the report. The same is true for the blower motor in the HVAC system. We have no idea when the last time it was serviced and it appeared that it needed it at the time of the inspection and that's why we wrote what we did. Please know that the recommendations in the report are just that, recommendations! Whether the home buyer or home seller acts on the recommendations is outside the scope of the home inspection. Our job is to report what we see at the time of the inspection and report our findings in writing to the home buyer. I'm disappointed that Mr. [member name removed] never called our office to discuss these alleged report writing discrepancies. We would've been delighted to have come back out to the property and evaluate the issues that Mr. [member name removed] has written about. These are very minor issues and we would've been glad to work with him to resolve these as needed. But to say that our home inspector is unknowledgeable or lazy and to stay away from A-Action if accuracy matters to you is disingenuous because Mr. [member name removed] opened his review with this statement: "The technician’s demeanor and thoroughness was very good. The report was detailed and covered all details and deficiencies regardless of whether they were trivial or important." Nathan showed up early which was a welcome change from other contract workers I had engaged in the past. He was polite, professional, and thorough with the inspection taking time to explain to me what he was looking for and what he found and what needed to be done. I was amazed with his vast knowledge and the detail for which he executed the inspection. His presentation after the inspection was very detailed as well, he answered the multitude of questions I had, and immediately emailed me the report on the spot. We were very pleased with the service provided by this company. From the ease of online scheduling after hours, to the actual inspection, to the follow up provided after. An added bonus was being able to customize the service - such as adding infrared scan. Nathan Ross was early to the appointment, was very professional, and very thorough. He checked all areas of the home, including taking measurements of the foundation. He gave a very detailed presentation after, answered all of our questions and emailed the report to us within the hour. The next day we also received a follow up call from the company. We would definitely recommend this company for any home inspection.

I was completely pleased with the inspection on our new home purchase. Scott was polite, professional, and did not rush the inspection. He answered all of my questions, and the presentation after the inspection to fill me in on what he found was fantastic. I'm also very impressed with the speed I was given a copy of the inspection report, as well as the detail the report contained. It was crucial in our continued negotiations with the seller regarding needed repairs. I am also extremely appreciative that Scott was able to come to the property a second time, because the seller had left too much furniture and boxes in order to be able to access the Panel Box and Sprinkler System on the day of the original inspection. He came out a second time and I got an updated report that very day. Scheduling was a breeze, everyone I talked to was polite and helpful, and I highly recommend this company.

I was very satisfied with Paul's inspection and his answering all my questions and would definitely recommend this provider in the future. Everyone from start to finish were engaged and professional.
Description of Work: I hired Realty Inspection Service to do a home inspection on a house I had a contract on. The company responded right away to my inquiry and scheduled an appointment right away. The company even called my realtor to verify and confirm the appointment date, time, and location. | |Paul was the inspector performing the service. He arrived on time (10 minutes early) obviously prepared to do his job. He spent approximately 3 hours inspecting the home from top to bottom, carefully documenting any and all deficiencies. For example, he turned on all the faucets in the home, then went under the crawl space to check for leaks. After the inspection, Paul sat down with me to review his findings and explain why some items were deficiencies and helping me prioritize any additional inspection services needed (like an electrician) without any attempt to push for additional services.

We were referred to Chris and Realty Inspection Services by two friends who had also recently moved into the DFW area and purchased homes. They highly recommended Chris and we were glad to see that he was part of Angie's List as well and that he had a history of excellent ratings/remarks. We found them all to be valid...Chris was extremely knowledgeable, thorough and professional. My husband is fairly well versed on home construction and systems and he enjoyed accompanying Chris during the home inspection and gaining insight into some of the nuances of Texas building codes/requirements. The report we received was very detailed and enhanced with photos that highlighted areas of concern that we were able to share with the sellers. We had several follow questions and Chris was always quick to respond and we found his website extremely helpful with additional information. I would not hesitate to call on Chris again!

I arrived a few minutes later than the scheduled appointment time. Paul Crowe had already completed most of the outdoor inspection. I shadowed Paul as he finished up outside and worked his way through the house. He was very professional and took time to answer my questions as he went. Once we were done he did a great job of going through the inspection report. Paul gave the official building code answer along with his opinion for items. He clearly stated which was which, but this helped to gauge the severity of some items. I would highly recommend Paul.

Paul Crowe was there early and started the inspection on the outside of the house while he waited on the actual start time. He was very professional and answered all of my questions. He made sure to let me know each thing that he was doing and what to expect. After he finished, he went over his report with me in detail. The only thing that I was not 100% happy with is that we did not receive our report until late that evening via email. In the past I have had inspectors print and present the report right away before they left. They also offer a $20 discount if you pay in cash onsite. If you do just make sure that you get some sort of receipt to cover yourself.

We booked the appointment online and received a prompt confirmation of time and date. We arrived at the property at the scheduled time and found that Rich Parker had shown up at the property 30 minutes early and began his exterior inspection. When we arrived introductions were made and he walked us through the entire process. Rich kept us updated on all issues found and his attention to detail was impressive. Overall we felt very confident in his assessment of the property and enjoyed the experience. Rich inspected everything in 3 1/2 hours and provided us a detailed report of all issues found. Inspector showed up on time, but did not have a proper device to unlock the door. We had to wait on seller to return to let us in. After we got in, the inspector was very thorough and efficient. Took 3-4 hours to complete the inspection of a 3900 square foot home.
Description of Work: Inspector did a thorough job, but price for service was very high. I later found cheaper sevices that offered free follow-up inspections after move-in if any repairs were made. I wish I would've saved some money on this service.

Missed several big things that are basic to a home inspection - - did check A/C internal units because the inspector did not enter the attic - missed bathroom leaks in several spouts that are easily evident to the naked eye - we had to point out sagging ceiling board (turned out to be water seepage from a/c duct) - did not check condition of the roof (had to have a separate roof inspection company) - missed door frame alignment issues - missed major window and bathroom caulking deficiencies In short, a home inspection that did not fulfill the main objective of why one is required - to provide a quality check on the condition of the property prior to purchase. An unprofessional and unskilled service provider.

Chris was very thorough. He arrived there early and began to work while i was stuck in traffic on 635. He was in the middle of working on the sprinkler system inspection when I arrived. He was very friendly and allowed me to watch him do his job. The house was about 2400 square feet and it took him about 4 hours to complete the inspection. I was very impressed with how thorough he was. He took many pictures and was able to upload them on his computer and put them directly in the report. He even put arrows at the action items in the photos. Even though I was there watching over his shoulder during the inspection he still took the time to put together the preliminary report and walk me through everything he found before we left the house that day. I have had 2 home inspections done in the last 10 years at other properties, all of which had a Federal Pacific electrical panels in them. This house also had one but I never knew that a Federal Pacific Panel could be dangerous until Chris pointed it out to me and he was 100% correct. Those things are ticking time bombs. I knew I would probably need an electrician to add some circuits but I had no idea that the current panel was overloaded already. This allowed me to go back to the table and ask the seller for about $1700 in consideration for the electrical panel replacement since it was double and triple tapped at some circuits. This was the first time I was told by a home inspector about these panels, so I know the other inspectors were not as thorough. Anyways his report had about 65 items of interest that needed to be addressed, 95% were very minor changes in codes (such as adding GFCI outlets in all rooms where water is present). The remaining 5% had to deal with some house settling and the electric panel. Chris covered it all and was very courteous and professional to me. I have had some home construction experience so I knew the lingo but he made sure to explain everything in a way that anyone would understand. He was very clear and made sure all my questions were answered. The price was a little more than I expected (I expected $375), but after watching him do his work, I know i got value out of every penny I paid him. I would not hesitate to use him again to inspect my next home.

Scott Partin was our inspector. We are first time home buyers so I do not have any previous home inspection experiences or inspectors to compare. However, my wife and I were landlords for a few years and had to perform numerous move-out inspections. Scott's eye was still better trained than my wife's and mine combined. He addressed every one of our concerns. I was allowed to tag along for the whole inspection despite my constant talking and questioning. He was respectful and fun to be around the entire time. We had a babysitter cancellation and had to bring our 2 year old along. I believe he has more patience than even I do with my own kids. He did his best to make my report as long as possible. I thought his "game" to "get me my money's worth" out of the inspection was hilarious. The game also snuffed out any of the internet spurred fears of the connections between real estate and inspections. Lucky and unlucky for us, his report was shorter than he wanted it to be. I guess we did not get our money's worth in report length. We did however get our money's worth from his pleasant demeanor, excellent service, warranties included, and our personal approval of the entire inspection. Our trust was earned and I encourage everyone else to let A-Action Home Inspection earn your trust.
