They started working in February and I told Chris I wanted permit and he assured me that they would get a permit but came March and they never pulled a permit. They never finished the job. The first week of November they came back wit h the inspector. The inspector told that he needs to do one more thing and after that Chris never came back and I ended up hiring someone else."

"In August 2022, after hearing about DFW Improved on a home improvement radio show, we entered into two contracts with them for a roof replacement and interior water damage repair. These contracts were based on insurance-approved scopes following the 2021 ice storm. DFW Improved began the roof replacement project first. Following the replacement, the roof continued to leak due to their failure to replace the flashings. Despite corresponding work items in the insurance scope (confirmed later by the insurance adjuster's email), the DFW Improved salesperson insisted that flashing was not part of the roof. He threatened legal action if further payment was not made. Prior to this, they presented two identical model shingles as choices, which their own roof subcontractor on-site disclosed. Upon our inquiry via email, instead of addressing the issue, the salesperson accused us of defaming their company. Furthermore, they quoted $900 for a non-existent siding hole and estimated $25,000 for a bookcase, which their own designer valued at $6,000 to $7,000. While the roof leaking issue was still unresolved, DFW Improved began interior work. Instead of submitting the agreed supplement request as agreed, they skipped necessary steps to cut water-damaged drywall. To prevent wasted effort, we instructed workers to stop. The salesperson responded, stating that workers would not proceed with any work not approved by insurance. However, he emailed the insurance company claiming that the work had already been completed, causing significant confusion for us. During the halt period, we sent out numerous issues such as broken air pipes, cracked roof rafters, missing insulation, roof holes, missing felt paper, and a leaking roof. However, we received no response other than prevaricate explanations and demanding for money. We escalated to the DFW Improved upper manager who responded that they are their best team members and disregarded our request for an alternative project team. DFW Improved abandoned the projects and warranties, and initiated separation in December 2022. Both parties engaged in negotiations over separation costs. During this process, DFW Improved unexpectedly sent four individuals to our house, claiming to inspect texture work and demanding payment. Subsequently, DFW Improved placed a lien on our house, and their lawyer sent a demanding letter stating they would auction our house and (quote)“sue Vigorously” if payment was not made, despite the mediation/arbitration clause clearly outlined in the contracts. Under this pressure, we filed a claim in Tarrant County Small Claims Court, where the lien was placed. Later, their lawyer filed a motion to transfer the case to Collin County, where DFW Improved is based. We refused to comply with a demand for $5,000 and the confidentiality requirement during mediation. DFW Improved filed a new case simultaneously in the higher Tarrant County District Court, demanding a new amount of $59,845 and seeking to enforce the lien, providing no explanation for this amount. According to their co-owner's email, their accounting book calculated that we owed them a total of $1,260 (detailed below). During pre-mediation discussions, their lawyer attempted to justify their request for $8k, citing that a significant portion was allocated to attorneys' fees. We did not engage their lawyer to send us a threatening letter containing false statements about suing us without mediation. Their lawyer also declined $65 public mediator service provided by the Tarrant Small Claims Court. Additionally, they unilaterally escalated the dispute to a higher court. We have never been late with their payments. In fact, DFW Improved made a math error by crediting the blind work twice. When we brought this to their attention, DFW Improved spent extra time correcting the invoice, and their salesperson initiated an internal investigation. Any delay was certainly not caused by us. "Haim and his crew exceeded expectations, stayed within budget, and got the job finished fast. After a broken water heater flooded half our house, we needed new floors and the walls, which had been “flood cut” two-feet up all around had to be repaired, replastered and repainted. Haim was very helpful, explaining the process and various options. He gave me good advice on why things we could do to make improvements without braking the bank. I also really appreciated how he found a way to fix the problem that had led to the flooding in the first place - devising a way to add a drain pipe where there was no obvious exit. His whole crew was hard working, dependable and great at their jobs. There was one section of drywall that was really difficult to patch as it received a lot of natural light and was right under a bright ceiling light, which tends to expose even the smallest flaw. Haim’s drywall expert worked on it over and over until it wasn’t noticeable at all. All in all, they went above and beyond painting several additional walls and doors for me just to make sure it all came together perfectly. The cost was very reasonable, in line with other quotes I received and in some cases less. I highly recommend GH. Give ‘me a call!"

Irving Trend Builders, Inc. is veteran-owned and operated. We have been remodeling in the Metroplex since 1977. We design almost all of our remodeling projects. There may be a minimal plan fee upfront, but if you contract with us, the fee will be applied to the contract amount, however, we always provide FREE Estimates. Irving Trend Builders is comprised of our construction (Trend Builders) side and security screen (Trend Security Screens) businesses. Trend Builders is the name of our construction and remodeling business. We are a design/build firm; meaning we architecturally design our projects using the latest Computer-Aided Design and build the projects we design. Residentially, our primary focus is remodeling all aspects of homes (inside and out), first and second-floor additions. Commercially, Trend Builders does ADA work (especially for bathrooms) for non-profit businesses like the Salvation Army and Achieve (Citizens Development Center). Our commercial projects focus on remodeling office space, kitchens, and bathrooms. Trend Security Screens (TSS) is an authorized distributor and installer for TAPCO Security Screens which is historically a manufacturer of hurricane screens but has branched out to the security screens for homes and businesses. Security Screens are similar to burglar bars in how they protect your home and/or business but that is where the similarity stops. The advantages of having security screens over burglar bars are endless and include protecting window glass from breakage, protect against insects, screens double as solar screens by blocking damaging UV rays, each screen can be made to open for egress during a fire, and finally, our security screens are appealing and do not detract from your home or business looks or value. As of July 2021, we offer financing through Acorn. Please visit our website (https://securityscreensdfw.com/payment-options/) for more information.
"Once again, Trend did a wonderful job for us. After suffering from 5 break-ins in the early days of the Covid shutdown, many of our large windows were broken. We had to board them up and that made the inside of the church like a dark cavern. We managed to raise the money to have the security screens put on all of our doors and the sanctuary windows. This time, a year of so later, we raised the money to do two of our office windows and the windows in the fellowship hall. Trend and their employees know exactly what they are doing and sell an excellent product."

Typically, it’s more affordable to buy an existing home than it is to build a new one. New construction loan interest rates tend to be higher than interest rates for traditional mortgages. Additionally, the cost of materials is likely higher when building a new home than it was when an existing home was built (unless it’s a very new one). You’re also paying for all new appliances, finishes, permits, inspections, and connections for water, gas, and electricity.
One starting point to find a local home builder is to collect suggestions from friends and neighbors. However, it’s still wise to do some more research before you hire a builder. Read reviews to supplement any word-of-mouth recommendations. Check sources like Angi that have standards and criteria in place to screen the pros it lists can also help you find more reputable local home builders.
The average price per square foot to build a house is about $150 per square foot. Overall, the cost to build a house ranges anywhere from $100 to $500 per square foot, depending on where you build. The primary cost factors include location, size, and style of house you build.
The average cost to hire an architect for your home project ranges between $2,200 and $10,500. However, depending on location and project type, you might end up paying as little as $600 or as much as $45,000 or more. For example, the average cost of hiring an architect in North Carolina is between $1,800 and $2,000, but in California, that price tag jumps to $3,600 to $15,200.
The price you pay for your architect also depends on their experience level. For example, a principal architect, the firm's owner, typically charges $150 to $250 per hour. However, an intern architect with three to five years of experience usually only charges $45 per hour.
Knowing if you need an architect for your project can be tricky, especially if you've never worked with one before. In general, small remodeling projects like replacing fixtures typically don't require the expertise of an architect. However, larger projects, like moving walls or adding an addition to your home, should include an architect to ensure the project is structurally sound.
