Project went exceptionnally well. Due to extreme rains in the spring our project start was slowed from when we originally expected to start, however we were kept informed. The work crew on my job site were consistent each day. They were professional and the work site remained clean as much as possible for a construction site. The project was done within a reasonable time. As in any project, we had a question or two on site. I was able to send Luis a picture and my question was always answered or the crew was aware of the question by the time they arrived on-site the next day to address. Luis does outsource the electrical work and while there were some minor issues with the electirician, Luis at all times supported and followed up to make sure the project was completed.
Description of Work: We wanted to make our backyard more usable, but were not sure what or how to approach. After meeting with other contractors, Luis came out listened to how we thought we would use the space and designed a very nice outdoor living space for us complete with kitchen.

Dear [Member name removed], Thank-you for taking your time to provide us with such a wonderful review of our services. Our team had a blast working at your house and feel proud of the new outdoor living space we created specially for you and your family. Thanks again and we look forward to working with you soon!
From start to finish my experience with Arbors and Patios was fantastic! I had several companies come out and advise me about what to do to replace an aging deck. Luis was by far the best. He seemed genuinely interested in the project and spent a couple hours looking at my existing deck and property, and clearly explained all the available options; the positive and negative aspects of each option; and the associated cost. He helped me determine the best option for me, and did an amazing job of helping me design a new stamped concrete patio. I had a million questions and he patiently answered them all so that I had a very clear understanding of the project. Because of other work that was underway at my house, I had to delay putting in the patio for a couple of months after first planning it with Luis. When I was ready, he came back out to my house and again spent several hours discussing the project and answering all my questions. A few items had to be changed from the original plan, but it was a very simple process and I felt like I got a very reasonable price for the work. His team is also very good. They are hardworking, very professional and conscientious about their work. They didn?t just go through the motions, but took pride in what they did. They were very pleasant to work with. Even though Luis wasn?t present all the time, it felt like he was. He touched base with his team throughout the process, and contacted me regularly to make sure the project was progressing to my satisfaction. When I raised a concern about something, he came out to the house right away and worked to make sure everything was to my satisfaction. The entire experience was very pleasant. I will definitely work with Arbors and Patios and Luis on future projects.

I found out about them thru Angie's List. Got a paver stone patio in our backyard. The main reason for having paver stone patio is to avoid cracks which is common in concrete patio. Initially he came and we decided on the patio design and started work. After a few days we found out the design/structure we decided on was not eligible under the city's rules, which was a big disappointment for me and we had to change our plan. I thought a contractor must know what are the city construction rules. He charged us for the labor and material that was used which was his mistake to begin with. I agreed (took that loss, paid extra for things that I never got done !!!) and moved on with rest of the work because it was hard to find out another person to finish off a half done job. Instead of ground level which was original plan, patio was about 6-8 inches above ground and had to have a concrete border, which again was not professional, so he charged extra for stone border (again something extra in my budget). Its been hardly 2 months and I started noticing cracks, I called him. He sent his people while I was not at home and fixed that crack, which I thanked, but I really wanted to talk and preferred to be home when his people are coming. Again, after 1 week or so in the same place, the same crack occurred and I also started noticing a few other cracks. I texted him and he said its because the soil is settling in the area!!!! No further response after that. I paid almost $7,000.00 for this patio, which is not exact design I wanted and not even 2 months and it has multiple cracks. He sounded very good when initial consultation was done but rest of the experience and even after completion quality of his work is not good. Plus, he is not responding now or taking responsibility of what he had done. Very unsatisfied with his work.

Response from Arbors and Patios
Goof afternoon Mr. [member name removed], I appreciate the feedback however we feel very different about sequence of events and the project overall. I would like to explain to our clients and readers the sequence of events. 1.We met with you and your family on several occasions prior to the project being awarded to Arbors and Patios. During multiple visits we described identified the easement limitations set by code enforcement. This was part of the reason as to why the project kept on being modified. It was your decision to put a small 8x10 pergola structure in the very back of your lot to hang a swing (structure within code). 2. I personally marked out the area and identified reviewed the materials Once the project started, we were forced to modify the plans and materials because there were changes of opinion within your family members which caused lots of rework for my team. 3 Given our schedules I agreed to start the project without collecting the initial 50% payment however when it was time to collect payment I was given a check that was cancelled by Mr. [member name removed]. I have never experienced a situation like this where my client purposely cancelled a check and made up stories as to why he had done it. Not only was the first payment a problem but the final payment as well. 4. During the construction phase I purchased and installed 4 posts for the swing that Mr. [member name removed] wanted but had to be removed. Causing a loss of labor and materials. 5. Change in paving stones. Due to changes caused by undeceive clients and different peoples opinions we had to change pavers several times for this project. We made several trips to causing our team a loss of labor and materials. (loading and unloading pallet full of pavers is not easy). 6.Scope creep- Family members were constantly giving our team different direction during the project and requesting services that were out of scope. 7. Cancellation of items during the construction phase. Fire pit and natural flagstone that were agreed with client were cancelled in the middle of the project causing a loss of labor time, materials and excess inventory for the company. 8. Cracks mentioned by the homeowner after project was set. I sent my team to review the cracks mentioned and fixed the cracks in the area, however we notified our client that these cracks were not caused by poor installation of the pavers but rather a fundamental problem with this part of the house. The area has NUMEROUS foundation problems which have caused this area to crack the bricks, stone and foundation of the house. This is a problem outside the installation of our pavers. I recommended that the house be evaluated by a foundation specialist. I am disappointed that the experience for Mr. [member name removed] was not favorable but we tried and tried and tried our best to remedy the situation but the sequence of events are as such and unfortunately Mr. [member name removed] made the situation worst by canceling a check that was was 2 weeks late, after we had invested in all of the materials for his project (materials that were used and materials that were for projects that were eventually cancelled). Mr. [member name removed], I will continue to honor my warranty for the creeping of the pavers that you have seen but the foundation of your house needs to be inspected and corrected. This problem will not go away by itself, this is a problem that is not caused, driven or a function of a poor installation of the pavers. Thank-you Please feel free to call me at 214-603-8071 to discuss further. Luis Carrasco

Spoke to Luis about getting an extension of our existing patio done. He was honest about he was scheduling work about 6 weeks out and wanted to know if I would be willing to wait that long for the job. I appreciate his professionalism and promptness to returning my phone call, but we don't want to wait for our project. I would call on him again, he was very pleasant.

Mr. Carrasco's office staff responded timely to the request to have an estimate scheduled. The appointment was scheduled for Saturday, May 16th at 11:45 am. At 12:15 pm on the 16th my daughter called the office and left a message as no one had arrived by that time or had called to advise they would be late. Mr. Carrasco arrived 45 minutes late with no apology or reason given. My daughter advised him that she wanted a patio cover for her existing 12 X 10 concrete patio. Mr. Carrasco advised she would need to have the patio extended by at least a foot. She advised him she did not want to do that. Mr. Carrasco continued to state it would be needed even though she said she would not. By that point it seemed Mr. Carrasco had decided he was not interested in the job. When leaving Mr. Carrasco advised he would send my daughter an estimate of the job via email. It has since been 2 full business days and my daughter has received no contact from Mr. Carrasco. Two other contractors she has spoken to in the last week for the same job provided their estimates within hours of the appointment.

[member's name removed] Thank-you for taking the time to write a review for us. I specially thank-you for documenting our discussion as in order to build a proper patio cover over the 10x12 space. a load bearing beam should NOT be set above the door. This is why I was adamant about extending the concrete one foot to the left of the door in order to set our beam on a structural suitable part of the home. We met on a saturday afternoon and we delivered her estimate on tuesday afternoon to the email [member's name removed] provided. I am sorry this did not meet your needs. I wish you luck with your project. Kind Regards, Luis Carrasco

We had Arbors & Patios demolish a large deck we had and pour a new stamped concrete patio in it's place. Luis offered many suggestions and was very helpful in the design of the patio. Communication was good, job was completed timely and they were easy to work with.
Description of Work: Remove existing old deck, design & pour new stamped concrete patio
I wanted to give the finished product a full month to let it set in and give my reaction. Luis and his team did a WONDERFUL AMAZING job on my backyard. I bid out the project to three other "A listed" Angie's list contractors, hands down Luis was the best listener to my "idea" as well as the best at incorporating materials on hand to save me dollars. The turnaround for his proposal was four days, and plenty of thought went in to it. He told me his team would arrive at 9am on a Monday to start, it would take 2-3 weeks to do the project, and at 8:55am, 4 trucks showed up and the guys went to work. I was nervous with a lot of work being done by an existing pool, his team took great care to limit the debris in the pool and more importantly, labeled all the plumbing they could find before doing any heavy digging. The team was usually 2-4 workers arriving between 9-930 the rest of the project, they would leave their materials/tools in my yard (with my permission and to save transport time) and cleaned up and left at 445pm. Luis wasn't at the work site every day, but his project manager was and boy was he the jack of all trades. He would answer my questions, give me updates every time I came outside and wanted to make sure he was matching the plan and my expectations every time I spoke with him. Luis did call every 2-3 days and it seemed his team was sending him pictures every step of the way because Luis knew exactly what was happening and what stage the project was on. A 9ft long grill, storage and ice chest was built. It curved along the brick of the house. It was done without a hitch and cut stone by stone. The team laid the speaker/electrical lines for me (I provided the speaker wire) and was done free form in about 6 days. They used Oklahoma ledge to match preexisting pavers. Luis and team built two separate decks to replace gravel areas and bushes to expand our living space, leveled exactly to match the raised paver patio. Two to three workers were on it once the majority of the grill was completed. They measured on the spot and cut to match the curves of the pavers and the custom stone work around the spa. Just awesome work! The BEST PART, they were able to build a latch door sandbox IN THE MIDDLE of one of the decks. It swings open, secures to the fence with hooks (won't fall on my little ones) and when closed, you'd never know was there. I saw it on Houzz, showed Luis the pic, and his team did it. I was nervous, but they got it right, the first time. He also built two planter boxed, 7 ft. by 3ft tall, using cinder blocks and then used a cement coating and painted to blend well with the colors of the pool stonework. He also used the same material for the coping as he did for the grill. It ties the planters in very well with the rest of the yard. And his team was smart enough to drill multiple drain lines and space for a sprinkler heads to be added in (which they were). All in, Luis? team built a grill, installed it, ran electrical and connected the gas line, built approx. 300 ft. of decking, stained it, built two planters, and used existing pavers to make a 10x10 area for a fire pit and seating in the corner of the yard. In total, it took about 16 total working days, with the weather cooperated very well. I would use these guys over and over again. You need to get an estimate from Luis and meet him if you're doing your due diligence. He is excellent, professional, and followed up multiple times to see if we were happy with the end product. We are!

He came out and we were looking in my backyard and we kind of talked, talking about some ideas and he kind of told me what he thought he could do and his plan was a little more elaborate than what I wanted and I actually ended up getting somebody else from Angie's List to do a backyard project for me, kind of based from what I had in mind. He was enough, but I didn't really feel like it was a deal that was beneficial all that much to me. It wasn't a huge deal, but I did not see like it was really good use of my time and money, although his work I'm sure is fine, I just don't really know. He did not give me any sort of a real plan that I kind of expected. He did not actually present me with a written plan like I believe I would get in the deal. I was not super happy with the way it worked out. I thought his pricing was high. He was very responsive. He seemed very professional, but again he didn't give me the plan that I thought he was going to.

Luis Carrasco came out and discussed the project thoroughly with us before he made an estinate. He listened to what we wanted and offered suggestions to fit our desires, ensure a quality result and control costs. His estimate was much lower than other bids. They started the project quickly and finished within two weeks. Our patio and pergola are the envy of the neighborhood now. We definitely recommend Luis.
Luis and his team installed a beautiful Arbor and outdoor kitchen in my backyard 3 years ago. This time I needed a new outdoor grill installed and a waterproof roof over my Arbor. Luis came on the weekend and we designed a solution to the existing structure. His team arrived Monday morning and got to work. They had to improvise a little and listened to my wife's ideas and installed a beautiful roof over my existing structure. They also installed a new grill within a matter of hours. Within 2 days, the projects was done and everything cleaned up. I will use this company anytime I need another project done. Luis has been a true partner.

Purchased deal of the day for a patio design. Arrived 30 minutes late without a courtesy call. I was hoping they would provide their own fresh ideas. They asked what ideas we had, he sketched it and made a few modifications, and a few suggestions. It took a little over a week for them to send the patio plan. We asked for the cost to have the work done and never heard back.

Good morning [Removed member's name], Thank-you for providing us with your feedback regarding our consultation. I remember your house very well. We presented several hardscape ideas, but due to the size we narrowed the project to either stamped or flat concrete (940 sq ft) You had very specific ideas as to what you wanted the front path to look like. As I recall, you wanted a winding path from your mailbox to the front door then extending to the side yard. We emailed you an estimate and design, Please reference estimate # 140315. Maybe what happend is that we use quickbooks as our accounting system and sometimes emails from quickbooks may end up in your spam folder. I am sorry that you did not get an opportunity to review our estimate, had I known I would have made arrangements to either scan you a copy or would have mailed you a copy directly. Once again, Thank-you for the feedback Luis Carrasco

We contacted Luis in spring of 2014. He offered us to do the job for $975. Then we decided to delay the work till September. Luis honored the offer without a problem. His crew came and did the job over a three consecutive day period. The first day they prepared the surface for pouring. The second day they poured the cement and the last day they took off the frame. His crew about 4 men worked diligently and cleaned up each time before they left. They answered all our questions. It was a pleasure to have Luis and his crew do out patio extension. We would certainly hire them again. Thank you, Luis.

I had wanted concrete poured and then stone tiling on top for a patio approx 20ft by 15 ft. The problem is that the ground slopes away from the house about 15 -18 inches over the 15 foot space. This would have required quite a bit of concrete, dirt backfill, and leveling. Arbors and Patios could not give me a price for this; he suggested I build a deck which as I stated before is not an option. However, even the price of a deck ($12000) was beyond by $8000 maximum budget, so we parted as friends. I was able to get my patio, however, for my budgeted price, by using custom pavers and a step-down of about 8 inches approx half-way across the patio, which eliminated most of the backfill issue and concrete pour. The patio looks fantastic.
Description of Work: I was looking for estimates for a patio on my slightly sloping back yard. Arbors and Patios was very responsive, met me quickly at my home to look over the area and see what could be done. I was not able to use their services because of my budget constraints and because they seem more comfortable with wood decks and arbors, not concrete and stonework. I could not consider a deck because I live in a rural area with many wild critters who would love to make their home under a wooden deck.

[Name removed], thank-you for taking the time to provide us with your review. I remember your project very well. We presented several options for your project. I have pulled a copy of my proposal and dated january 24, 2014. For 724 sq ft of area and a considerable elevation I quoted you $8950 for a deck and quoted $4800 for a concrete project. We do a lot of concrete pavers and certainly a lot of concrete work along with decks etc. As I recall the issue was not that the project could not be done however it was the budget that you had allocated for this space. I am excited to hear that you were able to get your project completed at a budget that you were comfortable with. Please feel free to contact us in the future should you need our services. I found Luis Carrasco on Angie's list and bid against one other outdoor design company. It was a tough choice, and ultimately came down to price. Mr. Carrasco came out promptly to survey the area and discuss design ideas. He came prepared with color and texture catalogs, and did not hurry off until all my questions had been answered. He returned once more to review options with my wife present. At that time, he also took final measurements and painted lines to outline the new dimensions of the gazebo. We needed to move a sprinkler valve box, so Mr. Carrasco sent his crew out quickly to do the demolition work, removing flagstone and concrete from our gazebo. Our landscaper was then able to relocate the sprinkler vales with ease. Once the irrigation work was completed, Mr. Carrasco's workers came back to complete the rest of the demolition work. They prepared all the surfaces, carefully ensuring appropriate slope to promote proper water runoff. Wooden forms were prepared, and we confirmed the shape. Steel rebar was laid to support the new gazebo floor. The patio already had a slab, so they laid a steel mesh, anchoring it to the underlying concrete. The next morning, they returned to pour the concrete. This happened quickly. They hand-trowled the primary colors into each of the surfaces. A second layer of color was hand tossed across the damp concete. This powder adds depth, and also gives a more natural stone appearance. It helps prevent the rubber impressions from adhering to the wet concrete). Within a few hours, they were stamping the slate and stone textures into the patio and gazebo. This requires using a variety of molds, carefully placed for a seamless texture across the entire floor. They lay the forms, sometimes trimming them to fit around obstacles, and then tamp them down into the concrete. The concrete cured overnight, and within a day or two, they returned to hand paint more colors. This brought the floors to life. Suddenly the patio looked like real slate, and the gazebo really looked like individually cut natural stone. Rain caused a slight delay, but within a week, Luis's men were back to clean and seal the concrete. The sealer hardens quickly, so by the next morning, the concrete was glistening and waterproof. There were a few spots that required touch up. Luis wasted no time. He came out with his men to make sure that the final punch list was addressed. They drilled holes and replaced all the poles for our swimming-pool safety fence, acid washed a little bit of concrete that was splattered on our deck. Luis made sure we were 100% satisfied and that his crew cleaned up. I was impressed throughout the work period that his men (Abraham and Antonio) were prompt, respectful, and that they left no litter behind on the work site. We are very happy with the new flooring. I would highly recommend Arbors and Patios, and would not hesitate to hire them again.
