Very pleased took pictures all along the way. The crew had to lift the heavy spa out of the ground by pure force. Very impressed because the old spa was very heavy and unwieldy. Since it was a tight fit between the pool edge and spa it could have been a problem. During the construction of the pergola the weather turned stormy and they worked right up the last minute when it was starting to lightening. And crew came back the next day washing the patio off in 40 degrees. They were not stopped by any weather problems. unfortunately could not add pictures
Description of Work: We needed an old in ground spa and the spa house removed and replaced with a pergola for shade. Luise (owner of Arbors and Patios) came out almost immediately to give us a bid. Luise inspected the site and the challenges. Spa house was sectional and we wanted to have the house removed to the back of the yard to be utilized later. The spa had been in the ground for over 20 years and would have to be dug out. Luise gave a bid that was very reasonable compared to the work that needed to be done. He and his team showed up in two days after bid and immediately disassemble the spa house and placed where we requested. Then the four man crew manhandled removing the old spa and hauled it off. Then a patio was laid out over the old patio and uprights of the pergola. Next day the cement truck arrived before Luise and his crew arrived. I was not impressed with the cement truck driver sunk his truck in the sandy soil in our yard and made a mess. Luise crew corrected as best they could the ruts done by the cement truck. Luise and his crew colored, stamped and finished our pergola in a week. It is more that we ever thought and is beautiful. The crew was very nice and helpful in answering questions. Very professional crew. Very impressed and pleased with their work. Punctually was compromised because of the DFW interchange and traffic and we understand. Luise and his crew worked like were like a well oil machine they say because there were no standing around holding up a shovel. Would hire Arbors and Patios again.

Once Mr. Carrasco met with us, we had an estimate from him via email within the next day. We had several questions and clarifications regarding the project which he quickly answered in writing by the next day. The contract was signed on November 2nd to begin the project. Mr. Carrasco and his crew showed up the next day to demo the old deck, but we had to delay starting the patio project until we received formal approval from our homeowners' association regarding the design and specifics. Once that approval was granted on Tuesday, November 13th, Mr. Carrasco and his crew arrived on Monday the of the next week which was the week of Thanksgiving to begin the project. Since our gate and sideyard leading to the backyard were not wide enough for Mr. Carrasco to use his normal delivery system for the concrete mixture, wheel barrows had to be used to haul the mixture. Those guys really earned their money that day. The patio was poured, stained and stamped within two days, including the setting of the posts. They returned on Friday and by the following Monday, November 26th, the project was complete. The arbor and the patio turned out even better than we had imagined. His crew was outstanding and very courteous. We would certainly recommend them and use them again.
Description of Work: Based on the excellent reviews Mr. Carrasco had on Angie's list, we contacted him on October 29th to review our landscape plans and give us an estimate on our proposed patio and arbor. The project included tearing out our old patio deck and replacing it with a stamped concrete patio 16 x 18 ft., including digging a drain under the new patio. Our project also included building an 18 x 18 ft. western red cedar arbor attached to the roof line of the house to cover the newly poured patio. My husband and I had not totally agreed on certain issues related to the project, but Mr. Carrasco was very patient and tried to explain the pros and cons related to each side of the argument.

The quality of construction is outstanding! Mr. Carrasco is a very fine gentleman and goes to great lengths to exceed customer expectations. He took time to explain the project in detail to us and tried to fit it into our budget.He was very prompt in all communications and even took out time to visit wholesalers with me to select materials. His men are very experienced and can be trusted to perform a great job. Though the inspections took a while due to the city being overloaded, the project exceeded our expectations! It turned out be an exceptional construction (even better than the house, I would say!) . He may be a little more expensive than others, but his work has proved to be every bit worth the money

Description of Work: He came out and we discussed the patio cover I was looking for, he gave me a price and I told him I thought it would be quite obit less. We talked about other options we could build and he said he would email me a price quote with all the info I was looking for, I never received an email or phone call. I called him two times maybe three and left messages and never received a phone call or email!!!

I called Arbors and Patios and schedules an appointment. They couldn't have been more professional or timely. Luis came to the house measured, estimated, and got the job started in the next 2 days. His team was so professional as well, the constructed the arbor and installed the ceiling fan, in a matter of 4 days, so that we could have the Arbor for Memorial Day weekend and beyond. The staining, the whole process was just flawless. I would highly recommend utilizing Luis and his team.

8 Oct., Luis Carrasco sent his crew to re-start work without a permit. Right away, we called Mr.Carrasco to let him know we did not want his men working without a permit on display at the site. Mr. Carrasco gave us one of his excuses for not picking up th permit from the city, despite sending his crew to re-start work on our project. 9 October, Luis Carrasco brought the permit and asked us to provide him with a plastic cover for it, and tape or a stapler to attach it to one of the construction poles. That same day Mr, Carrasco told us that the roof work was done. Now we had to wait for the city's inspection. A couple of days later, we called Mr. Carrasco to, yet again, ask for our invoice. During this conversation, Mr. Carrasco asked my husband to go check if the permit had been stamped by the city and, if it wasn’t, to keep checking, Then give him a call, so he could schedule his crew to come work. Almost every time we called Luis Carrasco’s phone we're either sent directly to voice mail or got an “inbox is full” message. When Mr. Carrasco returned our phone calls, there always seem to be a new problem needing to be solved. On Oct 17, Mr. Carrasco informed us that the shingles that would match our house had been discontinued by the manufacturer. Mr. Carrasco claimed that he had no way of predicting this would happen and now would have to look for a close match. Of course, this new problem meant more delays. That was the final straw for us. 19 Oct., we sent an email to Luis Carrasco naming all the reasons why we had no trust left in his word or work ethic and were done tolerating the lack of interest, respect, and professionalism he had given us and our project. Mr. Carrasco replied the same day claiming to br “shocked and appalled” by our email and would “call to discuss.” In another email sent to us the same day, Mr. Carrasco stated, to our surprise: “I gave you the option from the beginning to pull or not pull the permits. You chose NOT to pull the permits and save the money.” Mr. Carrasco, also complained that he had no way of anticipating the possibility that shingles matching those on a “20 year old” roof would not be available for purchase. We immediately called Luis Carrasco, who blatantly insisted that it had been our idea not to get the permits and, regarding the shingles, that he could never have anticipated the possibility of that particular shingle being discontinued. We brought up the fact that we had written a $11,584 check as down payment for half of the project’s cost to Arbors and Patios so there was no excuse for not finding and purchasing all the materials needed to complete the project ahead of time. Mr. Carrasco responded that our payment had already been spent and that he was now funding the project from his account. 20 Oct., We finally receive Arbors and Patios' invoice. In it the following is clearly stated: “composite shingles to match the house if available”. For the first and last time and only when confronted with this statement, printed on his own Arbors and Patios invoice, Luis Carrasco finally accepted responsibility for not having the shingles ready for installation on time. Luis’s new story then became that he had found shingles that came close to matching ours, but he didn’t find out if they were in stock, so, when he went to purchase them on Friday, (19 Oct.) he had had to order them. Therefore, depending on when the shingle order arrived at the store, work would resume on Monday or Tuesday of the following week. Installation of the shingles started on Tuesday (23 Oct.). We pointed out to Mr. Carrasco that the existing roof vents to the garage were now blocked off by the new roof construction. Luis Carrasco said that that would not be an issue because there are other vents to the roof. After doing our own research and finding out the blocked vents would become an issue, we insisted on a solution. Mr. Carrasco then agreed to install two vents in the sections of the new roof blocking the existing garage vents. Friday (19 Oct.), Mr. Carrasco told us his crew would be working the next day on our construction project. by 11:04 AM, the next morning no one had shown up to the work site. We called Luis Carrasco to find out why no one had arrived. Mr. Carrasco responded that “they should be there” and that he would “find out what’s going on” then would call us back. The Arbors and Patios crew showed up 44 minutes after we called Luis Carrasco. Saturday(20 Oct.) Mr. Carrasco informed us that he would be sending his electrician the following week to do the electrical work for the patio. Electrical work did not begin until Thursday afternoon, October 25th. Friday (26 Oct.), we called Luis Carrasco to let him know that the fans and light kits had been connected to the same electrical circuit and to ask why the outlet plugs had not been installed. Mr. Carrasco said that he would need to look at the work, in order to comment. That he would come to our house on Saturday (27 Oct.), to discuss what still needed to be completed in order to finish the project. Saturday (27 Oct.), We showed Mr. Carrasco why the fan and light kits should be on separate circuits. We also asked Luis Carrasco why there were no electrical outlet plugs, since that was the main reason we made no cuts to the electrical work budget. We reminded Mr. Carrasco that we had discussed the installation of an outlet high enough for a TV and one installed lower on any part of the construction for general purposes. Mr. Carrasco told us that he would talk about the corrections we discussed on that day to his electrician, the following Monday(29 Oct.). The electrician came back on Tuesday, (Oct. 30th). He separated the fan and light kits' circuits and installed one electrical outlet high on the wall. We assumed the electrician would come back in the next couple of days to install the second electrical outlet plug, as per our conversation with Luis Carrasco. Friday (2 Nov.)We called Luis Carrasco to ask why the second outlet had not been installed. Astoundingly, Luis Carrasco’s response was that a second outlet was never discussed. Mr. Carrasco went on to claim that he had to pay the electrician for the electrical work corrections done on Tuesday (30 Oct.) out of his pocket, and that he was not going to add the second outlet without charging us for it. As if that whole statement wasn’t baffling enough, Mr. Carrasco then referred to 3 and quot;extraand quot; 6’ x 6’ posts and the use of an and quot;extraand quot; foot of concrete as and quot;elementsand quot;, according to Luis Carrasco, not included in the estimate that were added, again, according to Mr. Carrasco, at his own cost to the project. The job, Luis Carrasco stated, was finished and the only thing to wait for now was the city inspection to be completed. At that point we informed Luis Carrasco that we would be contacting Angie’s list to start a complaint resolution. Luis Carrasco’s response was that he stood by his work and wasn’t concerned about our dissatisfaction or us posting a bad review about him or his company, on this site, because Arbors and Patios had already received “A” ratings on Angie’s list, BBB, and had also won first in show at the Texas Stadium Symposium. Frankly, the irony of Mr. Carrasco’s arrogant statement left us speechless as it was precisely because of all those unanimous “A” ratings and exceptional reviews that we had made the decision, in spite of all those early warning signs, to work with Luis Carrasco/Arbors and Patios. Saturday (3 Nov.), we found a card left by the city inspector on the construction site noting that a hole left between the switches installed needs to be filled. We forwarded this information to Luis Carrasco that same day (November 3). Sunday, Nov 4, we received an email from Luis Carrasco thanking us for emailing the city inspector’s findings to him and asking for a convenient time to come fix the hole and collect final payment. We replied that Arbors and Patios could come fix the hole on Monday, November 5, and that, despite the fact that the project had not been completed to our satisfaction, we would pay in full (via credit card) on Wednesday, November 7, after I had returned from an out-of-state trip and had a chance to look at the finished project. The same day (Sun, 4 Nov.) We received an email from Arbors and Patios’ Office Coordinator, Mirna Lugo, stating that “the project has been completed according to the agreement with arbors and patios. The city has approved the project and payment is due” Ms. Lugo’s email accused us of “holding payment hostage” followed by the warning: “Note, clients that become delinquent may suffer negative consequences including negative credit reporting, legal fees, accrual of interest, property liens etc.” stating, once again that “Payment is due upon receipt of this note” We immediately replied to Ms. Lugo’s email expressing deep resentment over her accusation and all threats made to our credit, etc.. We re-stated that, in spite of the fact that the project has not been completed to our satisfaction (and relisting all the reasons why), we are not refusing to pay the $11,834 balance due on it. We asked that the mortar work to fill the hole between the switches be re-scheduled for Tuesday, 6 Nov. or Wednesday, 7 Nov.. We also pointed out in our email response that payment could not possibly be due upon our receiving Ms. Lugo’s email because the work had not been completed, even by Arbors and Patios' standards! As things stand now, Thursday morning, 8 November, 2012, we have not received any reply to our email, from Luis Carrasco/Arbors and Patios. Also, no crew has been sent to fill the hole left between the switch boxes on the wall. Last night (7 Nov.), we sent another message to Arbors and Patios, requesting that the mortar work be completed so that we can pay the remaining balance for what was originally a three week, now going on two months (and still not over!), nightmare of a project
Description of Work: Work details as itemized on Arbors and Patios invoice: Premium Patio Cover in the area behind garage: Timber size: 8x8 posts, 4x12 cross beam, 4x8 Joist, Bead Board underside. composite shingles to match the house if available . $18,150. Price includes decorative trim, cuts and stain. Electrical and Lighting: Electrical for Patio cover behind the garage, 2 fans with light kits, 2 coach lights, 1 spot light 1 electrical home run. Total Cost: $1,520. Stamped Concrete floor: size 27x24; $5,808 price Included fill dirt, our choice Stamp, color, and release color; Wash and seal. Plans and Permit fee: $250. Based on the fantastic reviews and ratings we read on Angie’s List, we contacted Luis Carrasco from Arbors and Patios to set up an appointment for an estimate on the patio remodeling project we were planning. Mr. Carrasco directed us to send our information through the “service requested” message page on the Arbor and Patios website (which we did that same day, Aug. 23rd). Mr. Carrasco added that once the message was received someone would call us back. On August 25th we sent an email inquiring why we had not received a callback or an answer to our ‘service requested’ message. We received an apologetic response that same day via email telling us that the lack of response was due to the person in charge of responding to emails having to leave the country to deal with an accident in which her mother had been involved. We accepted this explanation and set an appointment with Luis Carrasco for Monday, August 27, 2012, at our house. August 27, Luis Carrasco visited our house to take measures and build an estimate for our project. Mr. Carrasco, who does come across as a very honest, enthusiastic person with great ideas and intentions, repeated the accident explanation (stated above) and apologized for the inconveniences we had experienced earlier trying to set up an appointment with Arbors and Patios. That same evening we received a preliminary estimate from Arbors and Patios via email. August 29, we emailed Arbors and Patios stating that we needed to meet with Luis Carrasco again to discuss cutting some items from the project in order to bring down cost. On August 31 we received an email from Arbors and Patios stating that they were “ready to support our project with the budget at hand” and could start working on it the following week. We replied to that email with the following: “How can Arbors and Patios (Mr. Carrasco) be ready to support our project with the 'budget at hand' without having discussed the changes to fit said budget?” We also expressed dissatisfaction with their preferred “communication mainly by e-mail” customer service approach. Finally we stated our intention to move on. We had received two other, more reasonable, bids during the period of time we had been waiting for a callback from Arbors and Patios. We were in the process of deciding which one of these two other companies to go with, when we received an e-mail from Arbors and Patios asking to set up a meeting date, followed by a phone call from Luis Carrasco explaining that there had been a misunderstanding through our email communication. Mr. Carrasco assured us that he had every intention of meeting with us to make the necessary budget changes before starting work on the project. After this phone conversation we gladly gave Luis Carrasco the benefit of the doubt and fully accepted his explanations, despite ALL the red flags flashing at us from the start. We set a date for Luis Carrasco to come and discuss the project with us. Once again, basing our decision on the excellent reviews we read on this site about this company, we were very excited and looking forward to the opportunity to work with this specific man and his company. Unfortunately, our experience with Luis Carrasco/Arbors and Patios has been the complete opposite of what we expected from reading the reviews for this Company on Angie’s list. We definitely have not received the same respect and solid work ethic from which Luis Carrasco’s former customers seem to have benefited (judging by their reviews). To our utter disappointment and ABSOLUTE frustration what was supposed to be a three week remodeling project has become a never-ending nightmare plagued, to this day, by delays, ready-made excuses and untruths, unconcern, spin, about face, glibness and arrogance. Here's what else happened... On September 8, 2012, Luis Carrasco came to our home to discuss changes to the original project estimate in order to reduce the cost of it. Taking Luis Carrasco’s advice, we decided to reduce the size of the patio (from 25’x22’ to 22’x22’) and forgo the construction of a second patio cover, fire pit and outside kitchen at this time (all included in the original estimate, as per our request). We also considered cutting the electrical and lighting budget down to just doing the “electrical homerun”. However, after Mr. Carrasco explained that this would mean we'd only get wire connections, no plugs or light switches, we decided to leave the electricity budget intact. When Luis Carrasco asked us if we really wanted to get building permits ($250). We asked if that was even avoidable. Mr. Carrasco explained that, because we have no home owners' association in our area, we could save the money with no problems. Being that we are new to the area, know nothing about construction laws and, more importantly, TRUSTED LUIS CARRASCO’S ADVICE as the experienced, responsible professional we believed him to be, we followed our trusted, ethical professional’s advice and agreed to notot get the permits. We are not risk-takers. Had Luis Carrasco ever even hinted at there being the slightest possibility of work being stopped and/or us receiving a fine from the city for not having a $250 building permit, we would never had even CONSIDERED NOT GETTING ONE. Furthermore, nothing would have convinced us to forgo getting that $250 building permit had we known at the time that it meant our construction would have to pass inspection by a third party (the city) once it was completed. Anyway, once all changes/cuts to the budget were agreed on, Luis Carrasco assured us the project would be completed within a three week period, give or take a couple of days. We shook hands, then, as per Mr. Carrasco’s request (citing it would be more convenient for him, considering the size of the job, not to be paid by credit card at that time), we gave him a check made out to ‘Arbors and Patios’ in the amount of $11,584.00 (half of the total sum we had agreed to that same morning). We asked for a revised invoice and Luis Carrasco promised we would receive one via email later that afternoon, (8 Sept.). Despite having requested a revised invoice several times verbally and in writing, we did not receive said invoice until October 20, 2012 Work on the project started on Monday, September 10, 2012. On Thursday (20 Sept), a city inspector knocked on our door to ask if we had a building permit. The inspector advised us to halt all work until said permit was issued and was properly displayed on the construction site. Otherwise we risked being fined, or worse, being ordered by the city to take down all that was already built. We immediately called Luis Carrasco with this information. Luis’s answer was that he wanted to continue working two more days to finish the roof. We told Mr. Carrasco that we wanted all work halted until he obtained the required building permits from the city. Luis Carrasco said it would take him a couple of days to write the report needed in order to submit the building permit application to the city. September 23rd, we called Luis Carrasco for an update on the permit situation. Mr. Carrasco asked if we had taken any pictures of the construction then requested that we email a few of them to him, along with a copy of our house’s property survey, so that he could work on the permit application. We e-mailed the pictures and survey to Luis Carrasco. We found out later, by Luis Carrasco’s own admission, that he did not submit the permit’s application to the city until 26 September. According to Mr. Carrasco, the reason for this delay was that he had been involved in a car accident and had needed to deal with that situation instead. 25 September, we left a voicemail message in Luis Carrasco’s inbox expressing concern about weather causing damage to the roof in construction (rain had been forecasted for Friday (28 Sept,). Mr. Carrasco called back (26 Sept.) and asked that my husband go buy a couple of tarps, then go up on the roof (in construction) and use them to cover the new roof to protect it from the rain. My husband had already bought two tarps (1 large tarp: $65.00, 1 small tarp: $8.50. Our total expense: $73.50) and was on his way to climbing up to the roof when I stopped him and had him call and tell Luis Carrasco to either come or send his crew over to do the job. The next morning (27 Sept.), Luis Carrasco came to our house to collect the tarps we had bought to leave them on the site for his crew. As I handed the tarps to Luis Carrasco he made the comment that, had the city not stopped construction, our patio would have been finished by the next week. I then politely (as I still was giving Mr. Carrasco the benefit of the doubt) restated how his advice that we not get the permits had not been sound. I also expressed to Mr. Carrasco my discomfort about him asking my husband to cover the roof and told him I didn’t understand why we had been asked to buy the tarps. Mr. Carrasco reacted by doing what he does best: ‘spin’. nodding politely, he talked about how the finished project’s quality and looks would increase the value of our property. As of this date, the small tarp has been returned to us. The $65 large tarp has not. continued below...

Good morning, Our company specializes in outdoor living. We understand the importance of quality wen it comes to our jobs. Our structures have been recognized as premier structures in the DFW area. We pride ourselves in the details which make a difference in the project. In this case when I met with the homeowners, they were struggling with defining a budget for the space. After much discussion, we were able to get to a manageable scope of work and budget, we achieved this by modifying the size and eliminating the costs of the building permit. In this case the homeowner selected and knew full well that the building permit would be voided (proof of this is available). Having to stop in the middle of the project created some delays as we were now behind the 8 ball trying to do our design and get the permits submitted. I pushed the Member design to the front of our workload but the city of mansfield took 2 weeks to review and approve the permit causing a total delay of 3 weeks. The other area of concern was that the shingles existing to the house had been discontinued by the manufacturer. This rarely happens, but I was able to find a close match however not identical shingle. After further discussion with the homeowner, they would have wanted us to make a decision without notifying them of our selection. My thought is completely the opposite. If I cannot find an exact match and have a smooth transition, I want my client to know full well of the options that are available to us. This issue caused several days delay. Once we agreed to move forward I had my crew installing the shingles. The hole that the Member has mentioned has been filled. The reason why that was left open was due to their request to separate the light switch from the fan after the electrician had completed the job. The last area of concern was electrical. I quoted an electrical package that included 2 fans, 2 coach lights, 1 spot light, and and electrical home run. it DID NOT include outlets for a TV or outlets for a camera, or a stereo etc. I explained to the homeowner that I would be happy to have the electrician add those items but they would be priced separately. Given the nature of this project and trying to please the homeowner, we added extra posts to the structure so they could hang hammocks, we added an outlet for an outdoor TV, separated the light kit from the fan, textured the front of the concrete slab, extended the concrete slab about a foot. Our project looks phenomenal and would be happy to share pictures with any angies list member. In fact we had numerous neighbors giving us positive reviews of the project and have visited with neighbors about building an outdoor structure. I am very sorry that we were not able to meet the expectations of the Member. as we want all homeowners to experience the difference of having a reputable and quality oriented contractor on site. The delays that took place were out of our control, but we deeply apologize for having you being part of this experience. Very well! ... I obtained 4 estimates for the job in August. Even though Arbors and Patios was not the least expensive, they were the most impressive! Luis spent an hour going over every aspect of the job as he understood my desires and, offered options that I might consider, but never over-sold. He was extremely polite, friendly and caring. Once the job was started (date of my choice) they carried through from one project to another very efficiently. And, even though Luis is the owner and had used 3 different crews (removal of old deck, stamped cement patio, removal of old fence/new fence construction) he was on the job very often making certain I was completely happy with the results after each step and 'getting his hands involved right next to his workers'. Not all owners, or even job foremen, will do this for their clients but Luis did and I respect him and his company. He sincerely cares! I will continue to recommend ARBORS AND PATIOS in the future as well as use them for my future projects.

My wife and I have been talking about building an arbor for a long time and we finally decided the time was right. We heard a lot of good things about Angie's List, so I set out to find the right company. We selected Arbors and Patios due to the high rating from their prior clients. Luis is the owner and from the first call, he made me feel comfortable while listening to my ideas. We set up the appointment and he arrived on time. Being punctual is so important, so his being on time said volumes to me. While taking him out back to show him what we had planned, he met our 2 Rhodesian Ridgebacks. They are both friendly; however he confided in me later that they are pretty big and scary dogs...Sorry Luis, they really are gentle even if their bark is a little intimidating. As we discussed our plans, he offered suggestions that we hadn't thought about or gave his opinion about whether something would work or not. Our initial plan called for the structure to be built on four posts; however after submitting the plans to the City of Plano, they nixed them because the structure was over the 15' building setback line. While this was somewhat frustrating, we understood there wasn't anything we could do to get around this. Feeling somewhat dejected because the options we thought we had open to us would only allow a much smaller structure that we weren't happy with. Luis offered a different suggestion of attaching the arbor to the house and doing some creative woodwork that would in effect give us almost as much area as our original plan. We couldn't completely visualize it, but he said he'd create a digital image so we could see what he meant. Once we receive the image, we both knew it was the right decision and gave him the green light. We decided to upgrade a few items because they offered a more sturdy structure and were more appealing. We opted for 8and quot;x8and quot; posts instead of a 6and quot;x6and quot; and the cross beam to 6and quot;x12and quot;. We also decided the tops should be 2and quot;x4and quot; instead of the more tradition 2and quot;x2and quot;. Initially the bid consisted of having a 'wet' ceiling fan installed; however we opted to have this done later since we also had some additional electrical work needing to be done besides the basic fan installation. Luis said that he expected the project to take about 2 full days and possibly part of the 3rd. So our expectation were for 3 days. We had some scheduling challenges at our end that pushed the start date out about a week, but Luis' crew arrived on time and began work promptly at 7:30 am as promised August 23rd. To our surprise, the job was almost fully completed in 1 day with only minor things to complete as well as getting it stained. I expected there to be a lot of debris scattered around the yard until the job was finished; however it was all cleaned up when they left around 5:30 pm and to our amazment, there was almost nothing in the pool (totally impressed with this). I called Luis and expressed my concern that I did not see any lag bolts anchoring the structure to the house. He assured me that this would be taken care of and it was. He reminded me that they had not finished and that 12and quot; lag bolts would be used to attach the arbor to home and not just the brick veneer. True to his word, the next evening when I came home, the bolts were there and the project was nearly complete except for staining and the final building inspection. We decided on 'Pecan' for the stain and we could not be happier. I called him again that evening and asked why some of the bolts were not screwed in and he explained this will be done once the building inspector came out. He said this way the inspector knew exactly what was anchoring the structure and eliminated questions. The building inspector came out a few days later and everything passed without a hitch. Thank you Luis and crew for a job well done. I'd definitely recommend him to anyone looking for this type of service.

We wanted to extend our overall backyard patio space but wanted the look to be consistent across all of it, not just the new addition. We also wanted to add an arbor or covered structure to make the space more usable year-round. We had several companies out to look at the existing space, develop a solution design and provide pricing estimates. When we started, we only had a rough idea of what we wanted, so I encouraged each company to bring their creativity to the table. Key challenges were that the existing patio slab abutted two sides of the house, and we have two mature pecans right off of the old patio that we wanted to preserve. Luis, the owner of Arbors and Patios, came out to review the space and our needs. I found him to be very professional and extremely knowledgeable about hardscaping. Of all the individuals I had out, It was clear to me that Luis had the most experience in extending patios and building overhead structures. In fact, he had me out to visit an in-progress project that was very similar to the design we discussed - this gave me additional confidence that Arbors and Patios was the right choice for us. Luis was very patient with us, as we iterated on the design several times before deciding we wanted to go with a covered patio rather than an arbor. This way, the patio would be protected from the elements and we could install a ceiling fan for those hot summer days. The work took about a 3 1/2 weeks to complete, which was a bit over the original schedule we had discussed. There were a few rainy days, and there was a delay in getting one of the light fixtures in, but overall I was satisfied with the pace of the work. Luis has two distinct teams - one that builds the patio and one that builds the arbors / covered structures. I found both teams to be quite experienced and efficient. They also cleaned up the space at the end of each day, which was very important to us. I found his pricing to be extremely competitive compared with the other bids I received, particularly for the stamped concrete. The cost for the covered structure was slightly higher than others I received, but the quality of the materials used and the craftmenship evident in the final product more than makes up for the difference. Overall, we are very, very happy with our new patio. I would recommend Luis and Arbors and Patios to anyone looking to update their hardscaping.

Luis and his crew came out the 1st day and performed all the necessary repairs to make the arbor sate. It took a full day , but they replaced the 2 bad posts(added concrete), redid the entire front ledger, replaced over 20 slats and block the cross beam to improve the integrity of the arbor. Due to the age of the arbor, addtional repair work was required to ensure that the arbor was strong. A few days later Luis came back and spray stained the entire arbor with abouy 4 coats of stain(it was very dry). I was worried about stain getting on the plants and getting into the pool, but they did a great cover job and I found no damage. It turned out to be a very successful project and the price was right.
Description of Work: Repair work on 15 year arbor was performed. Two posts were leaning badly and the structure was becoming unsafe. They replaced the 2 bad poles and the front side ledger. Also replaced approx 20 bad slats and they blocked the cross beams. Finally they stained the entire arbor. The arbor looks like new

Luis and his team were amazing. From the start his approach and demeanor was very comfortable. They are going to enlarge our patio. They are pouring concrete and they are going to a build a Pergalo. They are just tearing up the grass and they are just in the very very beginning of the job. I read about Arbors and Patios and there was a lot of really positives testimony by customers that had used them and so based on that I called them out and had them come over and gave us an estimate. They are doing a lovely job of making a Pergalo and a chimney for a fire place kind of thing. It look really really nice. They were very pleasant. It appears that they are going to do a very very good job. They are doing good so far. I would use them again.

The team sent to my home by Arbors and Patios was professional and they worked very quickly. I'm pleased with the job they did and would use them again.
Description of Work: My fence is 10 years old and several of the 4 X 4s were rotted and a section of the fence was falling down. As well, the retaining wall was damaged and needed to be repaired. The fence also needed to be re-stained to cover up quite a bit of hail damage throughout the years. Arbors and Patios came out, investigated the problems and gave me an estimate the same day I called them. I had received a second estimate from another company which was actually less costly then the estimate from Arbors and Patios. Luis (from Arbors and Patios) made me feel like he rally understood my concerns and the issues involved and made me feel as if he could repair the fence to make is as good as new.

Company (Arbors and Patios) requested more information on a kit for a custom pergola we ordered, so we emailed him pictures and the manuafacturer's information. He then used our emailed information to him to contact the builder Instead of calling us back. Then solicitated the builder of the pergola to be a local distribitor for the builders' product. The Arbors and Patios representative did all this on a Monday and still as of Wednesday night they still had not called back. The builder of the Pergola contacted me to see if the contractor called back and then was surprised that they had not, because they were told by the representative they would on that Monday morning. This was very unethical, poor customer service and responsiveness on the part this company. I would not recomend them.

I explained that we specialize in custom projects and explained that everything we do is designed and built on-site. Upon our conversation you told me that you wanted a kit installed and told me who the manufacturer was. Since I did not know what kit you had, I called the manufacturer to understand the type of kits and their installation instructions. The manufacturer did explain that process and extended an offer to be a local installer for their pergolas in this area. This opportunity has no impact on your project or influence on pricing for the installation of your pergola. The manufacturer explained that the kit had not been shipped and I was awaiting installation instructions for the product. Member, our company is a reputable company and I ask that you please re-consider this post and would have expected that you call me prior to making these type of allegations online. I contacted Luis to receive a cost estimate to both remove a poorly constructed pergola that our original builder put together, as well as install a new patio cover. Luis outlined the options for installing the new patio cover. He discussed the pros and cons of each option and noted differences in cost. His bid was slightly more than the others I received, but the quality of his previous projects was enough to convince me to go with his company. The crew arrived on a Tuesday morning. The crew discovered an error in the original measurements, which caused a revision to the estimate. I wasn't too happy about it, but was willing to overlook it. The crew got started by first removing the existing structure. After that was removed, they began putting together the new patio cover. The work took a little longer than anticipated due to the storms that hit DFW that week. They still finished by Friday, though, so all ended well. The only real complaint I have is the amount of leftover debris the crew didn't pack up when the project was complete. I discussed this with Luis. He came out the next day and personally cleaned up the mess left behind by his guys. Other than that, the project was finished nicely. The new patio cover looks great. I would recommend Arbors and Patios to anyone looking to upgrade their outdoor space.

The work was professionally done in a very prompt manner and construction debris removed. The entire process was completed in 2 days and the cement work done in a single day (Saturday). On the following Monday, the finish work of washing and adding the waterproofing coating was completed.
Description of Work: We contracted with Arbors & Patios to add a cement floor under our arbor. The cement work included adding a layer of cement to our existing patio as well as extending the patio floor to cover the area beneath the arbor. The cement was colored with different colored cement to blend the cement floor with the arbor and brick on the house. The floor was then stamped so that the finish resembled slate.The stamped floor was then sealed with a non-skid coating.

After a few weeks we decided to start small and do a smaller paver patio and walkway. He came back with a fair price and kept in constant contact with us and really wanted to do the job. He and his men did a good job when scheduled and in two working days. We are very happy with the finished product.

Fantastic! Luis is now on my list of superior contractors. I have already recommended him to some co-workers. The entire experience was great. Luis showed up at the agreed time, calling ahead, and proceded to listen to what I was interested in doing. I had a particular design in mind, and Luis quoted that plus two other options. I wound up choosing one of the other options he recommended. Luis was very thorough in his estimation visit, showing me photos of what he has done in the past to work in situations like my job presented. The first work I had completed was the stone work. I chose to do that first, since I had not worked with this contractor before. This gave me a chance to see how that would go first and I was impressed with Luis and his crew. Before undergoing the arbor work, I had concerns since I am going to have a stone-coated steel tile roof installed soon. Luis volunteered to coordinate with my roofing contractor. I put them in touch and they worked out the details. Luis has further told me that if something comes up during the roofing that he needs to address, just give him a call. I have several projects going on and had opened the soffits before the arbor started. Since his carpenter was able to see the roof structure due to this, he had concerns about the roof structure where the main beam would sit, so they recommended setting the beam in the roof, to be supported by the walls. I agreed and they did an excellent job. They had some difficulty getting some of the flashing to dry in properly, so they came out at least twice following construction to adjust and test. Following construction and payment, we had some rain, and I was concerned about some water wicking in along the bottom of the beam. I notified Luis, and his carpenter showed up before I had even left the house for work and we talked about it. The crew came out and put plastic over the relevant parts of the structure to allow it to dry out, and then came back a couple days later to add caulking to a part of the flashing that had not been caulked properly. We haven't had anymore rain since then to check out the results, but I have been impressed by Luis and his crew's dedication to making sure the job is done right. I've found Luis to be very easy to work with and a very friendly fellow as well. He even made a volunteer of some help for another project I have to do. I give Arbors and Patios my highest recommendation! (Will post photos once I clean up from some other projects that are ongoing)

If I had to rate this company and it's owner, Luis Carrasco, on a scale of 1-10, I would have to give them a 20. Or, since Angie's List uses A-F grades, I give them an A++++++. First, all calls are answered by Luis himself. If we had to leave a message, the call was returned very quickly. When we met Luis for the first time, we had a definite idea of what we wanted. Luis listened to our ideas, asked numerous follow up questions and took some basic measurements. After reassuring us he could do what we were asking, he offered suggestions on possible alternatives. We decided to stick with our original design, thanked Luis for his time and told him after we made a decision, we would be back in touch with him. Well, a couple of days later, as we sat in the pool, it hit us. From this perspective, his design ideas made so much more sense than what we wanted to do. I called him the next day to let him know that we were close to making a decision but were waiting on another bid. He thought that was a great idea and suggested not letting the contractor know (at first) what his design idea was. Luis said and quot;Maybe they will have a design idea that you will like better, or that you hadn't thought of yetand quot;. He then suggested that if they did not offer anything new, to share what his design ideas were with the other contractor so we could get a side by side comparison. We did, and I have to tell you I was less than impressed with the other contractors. Long story longer, we sat down with Luis again, going over some more details for our project. Luis wanted to make sure he had everything down that we wanted so there were no surprises for either one of us during the whole process. He assured us that, other than what was written in the contract, there would be no surprise costs involved with the project. Luis is a man of his word, despite some of the obstacles faced with this monumental project. One example: After pouring the concrete,we had to wait for the permit to be able to continue with the patio cover since it was tied into the foundation. The city of Grapevine does not require a permit for the concrete work. The Building Inspection Department, however, wanted further clarification on how the concrete was tied into the foundation, and how the new retaining wall was tied into the pool/deck structure. They informed Luis that before the permit would be issued, an engineer would have to inspect and approve the plans and work that had already been done. At first, I was livid. The city was delaying the completion of the project and now we would have to pay for an engineer in inspect the work that was already done. Luis assured us that he was not bothered by this at all. He told us that we had a good Building Inspection Department, and that they were only looking out for us (the homeowner) to be sure that the work was being done properly. Luis had the inspection competed in a few days (the engineer was pleasantly surprised at the size of the rebar Luis used), and never charged us an extra penny. All of his crews were respectful and courteous. They worked their tails off all of August during this record-heat, miserable, Texas summer. I was surprised to see Luis out there almost every single day working with the crew. The only reason he was not on site was if he had an appointment. Everything was done impeccably and beyond anything I could have imagined. We did add a few things to the project along the way, but it was always something that was completely optional. They were suggestions from Luis that only someone with an aesthetic eye for design and extensive knowledge of the industry would even think about. All in all, the little additions only added up to a few hundred dollars which, in the grand scheme of things, was no big deal. I have seen the work that this man and his crew have done (Highland Park, Southlake, etc). I know that what we did was probably small potatoes to him, but he sure never treated us that way. He was very aware of our budget, kept us informed daily of the progress and what was next, and made us feel like this was the most important project he had. He was even here until almost 6pm the night before he and his lovely family were taking a trip to Italy. I emailed him two days into their vacation with a concern (no one had come to work on the patio cover since he left). I think I sent the email around midnight their time. Imagine my surprise to receive a reply within hours with his assurance that he was looking into the issue and would have it resolved as soon as possible. The issue would up being a small miscommunication issue, and the crew was back at 8am the next business day (after the weekend). Luis came to check on things the morning after returning home from their vacation. There aren't enough words to adequately describe everything I would love to say about Luis. My husband commented one day that you don't meet many people like him anymore. It was almost like a handshake would have been good enough rather than signing a contract. He is a straightforward man of integrity and honesty. My husband, sons and I really enjoyed this process. How often can you say that about an almost 6 week long remodeling project?? We have so much more we want to do, but unfortunately our Money Tree seems to have died, so we will have to wait a little while before we can ask Luis and his crew to come back. I would wholeheartedly and without reservation recommend Luis Carrasco/Arbors and Patios for ANY project (arbors, concrete....whatever)!!

From the first call Luis was very responsive and great about following up on things we discussed. Within a few days of our first meeting I had a beautiful cedar arbor to provide protection from the afternoon sun. Luis listened to what I wanted, took detail notes, and made good suggestions. I was picky about some of the finishing details and was pleased and surprised that Luis took care of them without any reminders from me - that hasn't been my experience with most companies. For the fence and arbor staining I wanted to avoid damage to my plants even though they are close to the fence. The crew was careful to protect the plants while still doing a good job with the staining. Arbors and Patios provided great value on my arbor and staining. I've seen a lot of cheap looking arbors and I wanted a well made structure that will last for years and that's what I got from Arbors and Patios. I was so pleased with the initial work that I asked Luis for help expanding my flagstone patio under the arbor. My existing patio needed some work and I wanted the expanded area to be integrated with the original stones. The original stones were cut to fit on all sides so it wasn't easy to mix the old and new stones. The end result looks great! The patio expansion and the installation of a ceiling fan/bug zapper were completed in two days. I'm already talking to Luis about a landscape project.
Description of Work: Initially Arbors & Patios constructed a new cedar arbor and stained my cedar fence and the arbor. I was so pleased with their work that I had them return and expand the flagstone patio under the arbor. They also installed a ceiling fan and bug zapper for me under the arbor as well as the wiring needed for low voltage landscape lighting.

It was a free estimate. The guy was very professional and knowledgeable about what I was going to have done. He gave me a pretty detailed quote. I didn't end up going with him and I went with a different company.

Major delay was approval from HOA. Once approval obtained worked commenced following day, completed in 2 days, including cement work, building of arbor and staining.

called a few arbor/fence people and they were slow to respond. Luis who owns arbors and patios followed up quickly and came to my home for the estimate. he was knowlegable and i felt very good about hiring him on the spot. The arbor is beautiful and now i want to go further and discuss with Luis the next step to completing the courtyard into a outdoor living area. never thought about it before.

I called Luis for an estimate on June 2nd. He came the next day and provided the estimate. We explained that we were requesting estimates from three other contractors. He made several suggestions to my design, all of which were noticable improvements and we told him we would let him know the next week whether or not we had selected him. After reviewing his estimate and obvious expertise we determined that we would hire him for the job on June 7th. He told me they could begin work on the 3rd, but suggested that we wait until the following Monday so that our dog would not have a problem with the work stoppage on Saturday and Sunday. We agreed and he and his crew began on Monday to tear down the existing fence. Also on Monday the 6th they began drilling fence post holes. By the end of the day the fence posts were all cemented in place. His crew returned on the afternoon of Tuesday the 7th to attach rails to the posts. By the end of the 7th the rails were all in place. On Wednesday the 8th of June all of the fence boards and gates were in place and the job was done. We could not have been more pleased.
Description of Work: We are very pleased with the ultimate result, completion in the time frame advertised, and the final price matching the initial estimate. The fence is beautiful, Luis and his workers were very friendly and eager to please. He was willing to negotiate on price based on other bids I had received. He recommended a cedar fence, built board on board to increase privacy, with a "Kick Plate" at the bottom so that the cedar boards did not touch the ground. He insisted on using real cement rather than quickcrete or other fast drying material. He said that if he left the concrete to cool and harden for 24 hours, the posts would be stronger and would not lean over as time past. He also recommended that the fence boards be allowed to dry completely before sealing and staining. He provided a combination sealer and stain at a price where Home Depot and Loweswere only offering stain. The work was completed on time and we are very pleased with the privacy fence that they built. It is very attractive and should last for the time we will remain in the house - 20 - 30 years.
