Description of Work: We bought a $55.00 Foundation Inspection which was to include a watering plan. The provider was late. After waiting an hour we called the office. They checked and told us he would be there in an hour. Cannot remember if he was actually there in an hour or not. He did the inspection and told us it was not a foundation problem. It was possibly a foundation leak. He told us he had a plumber that specialized in this problem. He took down our phone number and email address and promised to send the information. To date that has never happened. He was not dressed professionally, which is what we expected. He was in shorts and a shirt. Perhaps our expectation was too high. As he prepared to leave, we reminded him we had paid for a watering plan. He did provide us with a very simple watering plan. We contacted another provider, who came out for a free estimate and helped us solve our problem. The second provider was such a better experience; that is the reason we gave this provider a C.

Description of Work: We have three roof area that converge on a narrow patio that we had covered into a room several years ago. Gutters can handle a normal rain, but in Texas we don't always have normal rain, and when it dumps over the gutter like a waterfall there is no slope to direct the excess water away from the house - and the room floods. American Foundation added four ground level drains to help with this flooding and then suggested two others on either side of the house where we often have standing water after heavy rains. All 6 drains lead to the street with neatly placed openings into the curb. The crew was fast and the whole job was done in less than 7 hours.

David was wonderful - so professional, filled with great advice and knowledge. I felt like we were/are in good hands with a true professional who cared about making sure we were taught how to properly maintain the house. He answered all of our questions and never rushed through anything. He did find some foundation issues and gave us a plan to hopefully help some of the problem. When we do go in to fix everything, we will definitely be using All American Foundation.
Description of Work: We used a big deal to get a foundation inspection and water maintenance plan. David came in and measured our house, went through the entire building checking every crack and every place we were worried about. He came with a binder filled with instructions on proper foundation maintenance and went through it with us.

All American Foundation Repair Inc are really really good. They are a premium price, but you do get what you pay for. He came out twice to do french drains. I called him out the second time because more drainage needed to be put in. The guy you talk to when you contact them is the owner. If you have a Lake Ridge residence, he lives in our subdivision. So if you're needing foundation work or french drains he knows the soil conditions we have - because he had to do his own house. If I had to have foundation repair, I would call him first because he knows what he is dealing with.

In our case, they had to break concrete on our porch which surrounded the house. The crew needed to break the concrete up and they created several very deep holes so that they could insert their piers where they needed to be. They dug up some shrubbery nearby to protect it. There was massive amounts of dirt and concrete coming up everywhere but the crew kept it under control. When they were done, they put as much of the dirt and concrete back as they could. They replaced the shrubbery and replaced the dirt. The concrete repair work was very professional. Yes, you can see that work has been done but it is very professionally done. Nobody wants to have this type of work done. Paying thousands of dollars to re-set your foundation is not something that is enjoyable. However, ignoring the problem will simply make it more expensive over time. The engineer confirmed this and he has no relationship to the company directly. If we were to sell the house in the future, we wanted to have the assurance that all necessary foundation repairs were completed in a highly professional manner - with a warranty. All American Foundation warranties their work and Dave Hall said he would come out to our house to re-measure whenever we wanted. If we found that the foundation was not holding up as he told us it would, they would come out and repair it. The feeling you have with this company is that it is professionally managed. The crew was very disciplined and hard working. They were very professional at all times. They came early in the morning and stayed as long as there was some light out. Dave Hall has a background in construction and has experience with very large building - much bigger than traditional homes. He also is a homeowner and doesn't ask you to do something that he wouldn't do on his own home. In fact, his own home had substantial repairs done in the same manner that he did our home. Since his home was in far worse shape and the engineer said it was still level after all of the repairs - we felt that our home had a good chance of being taken care of professionally. I would recommend this firm to others. In our area of Texas, foundation problems are very common and it's hard to know who to trust. With this company, we feel that they stand behind their product and workmanship. We do not expect any further problems but it's nice to know that the house is now level and that if there was a problem, the company would fix it. We also liked that he had an arm's length relationship with the plumbing company and the engineer.
Description of Work: The owner of the company, Dave Hall, had already come for a free inspection of the home. He took measurements with a very sophisticated measuring device which showed the foundation was not level. We knew it was not level already but we had nothing specific to go on other than looking at door frames, cracks in the wall, etc. This was a thorough measurement and he went all over the house. He said that the foundation problems could be caused by a number of problems including a water leak and he asked us to use a plumber that he recommended for a full inspection and water pressure test. He said if that was OK (meaning no leaks), we were to call an engineering firm for another professional assessment. We had to pay for the plumbing test but at least we had the assurance that it was not a leak. We then arranged to meet with the engineering firm. They took additional measurements, similar to what Dave already did and essentially confirmed what Dave had done in more detail. The engineering firm then submitted a report (which we paid for) which showed exactly where the new piers had to be inserted and what the level was supposed to be.This report was shared with Dave who then gave us an estimate for the work. We agreed to the estimate and the crew showed up on time - ready to work. They were very professional about their business and workef from 8AM to nearly dark every day for 3 days. At the end of this time, Dave came over again with the crew and the leveled the house after all of the piers were inserted. Once he was satisfied with his crew chief that the leveling was good, they made plans to come back the following morning and put the dirt and concrete back. On the 4th day, the crew came back and finished the job but Dave was not entirely satisfied and wanted to see if one of the sides of the house could come down a bit more. He had his crew attempt to remove some more foundation problems and finished his job.

As soon as this happened, we gave them call. They wouldn't come back out for a long time (6-8 weeks). Usually there is a lifetime warranty, but this company's contract becomes null and void if water does end up under the home. In the end, our home still needs foundation work and the problem was not fixed.
Description of Work: We had two different areas we were having problems with - one at the front entry door, and one at the center of the house. They came in and performed adjustments and installations to try to level off our problem areas. In the end, they got part of the house above ground level. This was during the drought, and all of the big holes they made outside the house, they didn't pack down. They just threw the dirt in there, and should've packed it down with a machine. This allowed water to get under there, which is the worst thing that could happen. Water filled our crawlspace. We had to pump water out for two or three weeks.

Response from ALL AMERICAN FOUNDATION REPAIR & DRAINAGE, LLC
Member This was 7 years ago. The customer has put two old pier & beam homes together. One they purchased from down the street. We were hired to fix the low area near the front of the home and along with the front side with most of the right side. The home was out 5.4 inches this is both homes put together. I told the Member that we would try to reduce the over all measurement by half this would be reducing it to around 2.7 inches. Some of the home had a high spot of .9 inches that could not be reduced without starting over on this two home project. Customer has stated that usually there is a lifetime warranty. This is not true no foundation company gives a lifetime warranty on shimming of a pier & beam home. We gave the Member a two year warranty on shimming and five years on exterior pilings with a lifetime on materials. We always perform a plumbing test after all foundation repairs. The plumbing test after failed. Every time the Member called us to return we always responded with in 30 days. First time was called on 5/25/06 returned on 5/26/06 and completed adjustments. Second time 10/17/06 warranty work completed on 11/15/06. Third time 2/06/07 we do not ever have problems like this with our work so we at our expense rehired the engineer and returned on 3/05/07 while the engineer was present. The front center that was down 4.8 inches before we repaired was down 1.6 inches this is 3.2 inches above where we started. Remember I told the Member that I would reduce to 2.7 inches. The engineer wanted us to again adjust the center and 4 exterior piers. We agreed and returned on 3/09/07 to make adjustments. While under the home doing adjustments Member turned on the water in the kitchen and water started pouring underneath the foundation. We had asked on several occasions before when we noticed new plumbing under the home if they had any plumbing repairs and the answer was always no. When we told Member about the water coming from the kitchen she replied “my husband can fix the leak because he had done all of the plumbing under the homes”. This explains why it is always wet under the foundation. We pointed out again that they need to install gutters. I showed the Member how the huge back patio was tilled towards the home. The crawl space under the homes were about 15 inches below outside ground level. This is a drainage problem. We made sure all the piers we filled properly and dirt sloped away from the home where we worked. We keep getting calls and return to discover 6 to 8 inches of water under the homes. We offered if they would hire the engineer again that had told them of there drainage problems also we would give them a bid to do drainage correction. We told the customer to install gutters, hire a license plumber to fix leaks. We again paid for another license plumber on 8/07/07 and it failed again at the same time the Phennel had a plumber there and he also could no get the sewer lines to fill and hold. If I have a customer that will not fix there plumbing as my competitors contract also state we can void your warranty. Water compromises our piers. The Member refused to fix plumbing, drainage and install gutters. They would not do anything that we asked to help to keep water out from under there home. I had to void the warranty when it had been over one year and still water under the home. Dave Hall

I contacted All American to come and take a look at our garage as the corner near the garage door was separated from the foundation and there was a space between the brick and the foundation. David came out at the appointed time and took measurements inside the garage to determine if there was a problem. This company performed extensive foundation work for us almost two years ago. They are always very professional and I highly recommend them. They are honest and take pride in doing the job right.

All American Foundation Repair Inc. were professional all the way. They were prompt, timely and worked really hard. There were some small shrubs around the side of the foundation; they had to dig them out and set them out all the way down to the yard and when they finished I put them all back in place. The head of the company was here himself and he took me around, put a level on top of the door frames and showed it so I’ll that I will see it myself. It was amazing that the level of the bubble he used was right in the center there. I was amazed how he could make it that even. They did great work.

We had some foundation settling in one corner of our house and made the mistake of contacting All American Foundation Repair. The salesman who responded was skillful about applying high pressure - though I was so anxious to correct the problem that I just put up with it. Bad mistake. It turns out that the services we received were overpriced, and the salesman severely limited the warranty because our foundation problem was "due to water problems." You know, just like every OTHER foundation problem in Texas. But the story gets worse. We were promised that the bushes and plants around our foundation would be lovingly dug up and replanted. Wrong. They were torn from the ground and tossed aside. When the job was completed, they shoved them back into dirt but every one of them was dead. We had to start over from scratch. But it still gets worse! Following the installation of the piers, we noticed the smell of excrement coming into the house. The company sent their handpicked plumber to examine the problem, and he determined that we had a pipe separation under the house due to raising the foundation (a situation which All American wouldn't cover) and that it would cost $3000 for them to tunnel under the house and repair it. Which is when I called in another plumbing company which wasn't affiliated with All American, and they determined that our pipes were not only fine, but that the previous "plumber" didn't even know how to conduct a simple leak test. So where was the smell of excrement coming from? Well, it turns out that although All American sent a large team of laborers with shovels (and seemingly not an English speaker among them), it DIDN'T send a Porta-Potty. So when digging the holes for the piers, it seems that one must have been designated as the outhouse for the workers (perhaps they used it after my neighbor quarreled with one of the workers for urinating on the side of his house). Happily, the smell went away. Eventually. UPDATE per company response below: It's laughable for the company to claim that it's only my Angie's List review which has told them who I am. I personally exchanged many phonecalls and emails with them over all this, so it's hard for me to imagine that my very specific complaints could be confused with anyone else's. On some matters we'll simply have to agree to disagree ("high pressure" is subjective), and I readily concede that I may have gotten dates wrong because I was working from pained memory. On the other hand, calling me a "liar" is demonstrably untrue, injurious to my reputation, and no doubt actionable if I ever wanted to spend quality time with anyone from this company again (I don't). Should their alleged "legal department" come after me for my entirely truthful review, they will find a compelling amount of documentary and contemporaneous evidence (letters, affadavits, etc) of events, ready and waiting for them. And a fat countersuit. A few other loose ends: following the foundation work, there was never any reduction in water permeating my foundation. None. Nor was there ever any followup from the company to check on the amount of moisture coming in. Ergo, the work certainly didn't add a dime to the value of my home (a value which will be badly compromised at the point we would need to sell, because of course we'd reveal any foundation problems). The "value" of my home has risen on paper in the tax rolls, just like all my neighbors. But this represents only what I'm being taxed on - not what I could sell the house for. Many of the plants in my yard were NOT "dug up" - I watched the workers grab our shrubs and simply ripped them out of the ground, tearing away the roots - and then stacking them in the sun (Again, my neighbors will attest to this). No one took workers to the bathroom at any time of day, nor were their any toilet facilities onsite. Our neighbor is still angry that he caught one of All American's workers urinating on the wall of his house. For the record, I'm not saying that this is a bad company or that they do bad work every time. By all means, read ALL the reviews here (and the company's responses) and make your own judgement. I'm only saying that I'm extremely unhappy with the work and service related to my personal experience. UPDATE Feb 2015 Our house is now experiencing significant problems (cracks, sticking doors, etc) in all the same areas where we previously had problems. Our independent structural engineer has said that the piers we had installed are moving, and that they will need to be augmented or replaced later this year (after two seasons have elapsed to better chart what is happening to the soil).
Description of Work: Part of home foundation raised and supported with concrete piers.

Response from ALL AMERICAN FOUNDATION REPAIR & DRAINAGE, LLC
This customer has been spreading lies about our company for years but untill this report we did not know if this was even one of our customers. Well thanks to you Angie's List we know the customers name. Now we can bring a lawsuit against this customer for slander. (Lying about someone and damaging their reputatoin) the member has lied all through this report and I will go over several of his lies. #1 job date 10/2005. #2 the entire front of his home. #3 He called me Oct. 2003 he had foundation problems and water comming through his concrete slab in multiple rooms of his house including the garage floor. I have never seen a foundation with this amount of water comming up into the home. I guess this does not make this home just like any other foundation problem in Texas. I recommened a drainage system and foundation repair. I also recommended an engineer. He hired the engineer and he confirmed the drainage and foundtion repair. The member had already hired many other companies and got there input on how to repair and noone else made any sence to him. The member in 2003 & 2004 did the drainage system recommended. When you have water comming through your slab and foundation problems you home value is reduced from 30 to 70% of its value. The member's home has gone up in value over 30K since we completed the foundation repair and does not count the 100K because his home value is back up due to repairs. The piers have not ever needed adjustment in the area we worked 7 years ago. The member had been calling me back for years from 2003 to Oct. 2005, in 2004 I gave the member a bid for the foundation repairs, in Oct. 2005 the member saw his foundation getting worse and called for us to finally do the foundation repair. I have attached drawings showing water comming through foundatioin in Oct 2003, call sheet from Oct 2005 showing the member called us back two years after first contact and one year after giving a bid for repairs that he is ready to sign up. High pressure is a load of crap. No one really even wanted to work on this home because the member told me he had an underground stream under his home. #4 The member knew our pricing for over one year and he called me back. #5 We all know this is not just like every other foundation problem in Texas. #6 I tell customers that bushes might not survive, they are not torn they are hand dug up and replanted. 7# Plumber, anyone can make a mistake it is posible for several plumbers to get differtent test results. It is easy to get a false test. I tell customers to get a bid from the plumber we send out and if you do not like the price or have your own plumber you can use someone else. I do not care, I just do not want there to be any plumbing leaks that could continue to damage your foundation and the work we have done. If the member has a problem with a plumber we sent out then he needs to file a complaint with them not the company that saved his home. #8 We always have English speaking employees. We give every customer a book that has over 90 reference letters from our customers. We have had the same men working for us for 5 to 12 years and if anyone ever was caught using the home owners yard for a bathroom they would be fired. The foremen always take our men in the truck to facilities for restroom breaks. We have turned this over to our legal department for further action.

Excellent as described in my accounting.
Description of Work: David lasered the slope of the flooring which was quite extreme.A golf ball would roll from the refrigerator on one side of the kitchen to the water heater closet on the other side of the kitchen. The golf ball did not move after 9 piers were placed. Also all the doors in the house would open and close after the work was done. The house was built in 1942. In 2008 he placed a French Drain at my other house for 12 hundred dollars. We no longer had to consider turning the backyard into a rice paddie like those I had seen in Viet Nam. That house was built in 1985. .

I called All American to get an estimate for my foundation. Dave (the owner) came by and spent over an hour measuring and then spent a while explaining everything to me. I learned much about foundation repair during this process of getting estimates. I was in a hurry to get this done but All American had a backlog of over a month. Dave was able to squeeze me in after about a week or 2 so I was happy about the timing of the job. Frank and his crew showed up around 7:30 and started right away. They were professional and finished in a reasonable time. Frank showed me exactly what the guys were doing and explained everything to me. They even did a terrific job cleaning up and replacing my mums in my garden. As much as I hated having to spend the money on my foundation, Dave, Frank, and his crew made the experience almost painless. Thanks again.
Description of Work: I had seven people come out to give me estimates for my foundation problems. Dave was the only one to notice the crack on my garage floor. He also didn't try to oversell by telling me I needed tree barriers. The price was mid-range to all the other estimates. I worked in advertising and knew the All American has been in business for a long time, so I felt comfortable that this wasn't a fly by night company. I had 8 piers put in and it was done in one day.

When they finished, I noticed that it wasn't level. The only reason I had foundation repair was to fix the slope in my bedroom. I called them to come take a look at it again. I called them at least seven times before they came out. The only reason they came out was because I said I had another job that I wanted them to do. He said that it was 1/2 inch sloping and that this was acceptable. This was not acceptable to me. I have to rearrange the way I sleep in order to be comfortable. I am forced to sleep at the foot of the bed. I just wanted to warn other members about this service provider and not to expect returned phone calls. He gets a F for quality in the bedroom and then the rest of the house he gets a B.
Description of Work: They came out for foundation repair at the beginning of the year for my house It took them about three or four days to do this.

Response from ALL AMERICAN FOUNDATION REPAIR & DRAINAGE, LLC
When the member hired our company his foundation was out over 3 inches. We repaired part of his foundation and reduced the overall difference in elevation in his entire home down to 1.1 inches. This is less than the acceptable tolerance for a new home. This home is over 50 years old. I never told him before he hired our company that I was going to get his home to a perfect zero. He also did not tell me tell after the job was complete and had left of his unusual fobia about levelness. When he complained about 1/2 inch I thought he was kidding. But he was serious. I told him that to try to straighten 50 year old concrete to perfectly level could potentially cause the slab to break and cause great damage to this 50 year old foundation. He had blocks under his bed frame before we did foundation repair. His bedroom was off over 2 inches. We reduced it to 1/2 inch. He was able to sleep in his bed when it was off over 2 inches but not 1/2 inch. I told him I was going to get his home down to about 1.5 inches overall before he signed the contract he did not say that was not acceptable. Remember that I reduced his entire home down to 1.1 inches. Look at him other comment on other contractors and you will see that he spent $9,000.00 to repair his 50 years old cast iron plumbing. Broken plumbing is what caused his foundation problem and it also causes hump, dips and uneven floors.
