We paid all the invoices Josh gave to us within a few days every week beginning in August of 2013,actually until June 2014 when we had our account begin to review them. He was to give us a spread sheet with the costs with each invoice. The numbers on the expense budget kept moving and I finally had our accountant begin to review the spread sheet. He was over budget by $25,000 on the foundation. His response was that it was due to the pier and beam. I requested a copy of the paid invoice numerous times and we have yet to see it. The plans for the house called for pier and beam so he knew that when he gave us the bid. He was over budget on the framing by more than 20%. He charged us an additional $11,000 for the roof which was in the bid at approximately $14,500. He told us the materials had gone up in the several months since he had bid on the house. The $11,000 invoice was not for our house and we were notified from the roofing company that he had not paid the bill although we had paid Josh. We then paid the roofing company directly. He did not pay the granite supplier the $3,000 plus invoice which we had paid him. I got a call from the company requesting payment. I told them I had paid the invoice Josh had submitted. He did not pay them, so I paid them directly. We received a call from the cast stone company stating that they were going to file a lien on our home because the bill had not been paid. We had paid the invoice. The elevator was not installed until approximately two months after we moved into the house. I kept asking why the elevator wan't installed months before and he stated that he didn't want the subs using the elevator. Turns out he had not paid the deposit he charged us for. We paid the company direct in order to have the elevator installed. We have had numerous leaks resulting in damage still not repaired in our den, outdoor bath, master bedroom and bath. Also the wood floors. We finally paid a roofer $500 ourselves to find and repair the leak in the roof. We have been in this house for 14 months and Josh has yet to finish out the punch list we both put together. Electrical outlets not working, Switch plate covers missing, door handles crooked, nails popping out of door jambs, stain on doors not finished, additional gutters he installed not painted door bell not installed, wine cellar not finished and this is only a partial list. My husband specifically requested that he wanted a generator for the house and cisterns put in the ground. The generator has not been hooked up and he never put in the cisterns after being asked repeatedly when they were going to be put in. We had subs knocking on our doors claiming that they had not been paid or their checks had bounced. When the subs stopped showing and the work was delayed he said they were called to another job or they were offered more money. I had the cards for most of the subs and he was not paying them on time or not at all. We have never written a negative review on anyone in our lives, but after trying to resolve the issues with Greenway since last fall we feel obligated to to let anyone considering building a home know what we experienced. He has been promising to take care of these issues for nearly a year. He will call or text and say he is coming or sending subs and never shows or will stop by for a minute and address one little thing. Then you don't see him for weeks. We still have not seen copies requested of invoices so we know the subs were paid.
Description of Work: We contracted with Greenway to build a custom home in Preston Hollow.

Josh Varnado took our money and did not pay contractors or vendors. We have reciepts and canceled checks for work that was paid for in a timeline. Josh Varnado is a fraud and con artist. He took our money and did no pay contractors or vendors. He got about half the job completed before the lein notices started coming in. We have canceled checks and bank withdrawal schedule that Varnado Construction gave the bank. The withdrawal schedule was very clear as to what it was paying for. He signed documents at the bank stating he would pay all vendors and contractors. He took our money and was robbing Peter to pay Paul. He was running 2 jobs with our money and ran out! Everything was happening very fast... until the 1st lein showed up... then everything stopped. He went so far as to order wood for our house under his Father's account. He did not pay that bill either and we now have a lein on our house. We have payed all the other Leins off... Which means we paid them twice. The total of all the Leins were well over $9000. We had to pay other contractors to finish the job. We had to buy Brick and have it put on the house... both of which were paid in full to Josh Varnado. We had to pay to have Brick on one side totally redone because he hired people who had never bricked a 2nd floor before. We had to pay to have all the trash hauled off that he left in our backyard. We had to pay to have the Stairs redone because they were out of code by 1". Our garage ceiling collapsed because he did not pay someone to put shingles on our roof for 3 weeks after it was dried in. No rain for 3 weeks... then 60 mph winds and heavy rain tore the tar paper right off the roof and flooded 1/2 the house. I asked for his insurance information and he texted me his Auto Policy information. When I asked for his insurance information again... he admitted that he had none, and was not bonded! The Garage is still a mess... sheetrock was hung by Josh and his father, but was never taped and bedded. We had to hire a electrician to come in and get 90% or so of the outlets and lights working. Whoever Josh hired had no clue about wiring... or very little. Even after all that I told him to pay off Oldham lumber and we were done... He said no problem he would take care of it. His last text was on May 17th. He was going to pay Oldham. He had just gotten a huge sum of money. Then he stopped communicating totally... He has started another company called Greenway Renovations http://www.gwrenovations.com/ in order to hide... He used to be known as Josh Ben-David, but changed his name a few years ago following similar circumstances and bankruptsy. I have learned a huge lesson, and I am only going to use Angie's List from now on.
