Started process in early October 2020. I finally gave up in late January 2021. At one point in December of 2020 I went three weeks without them returning a single call. I gave up and had to eat my appraisal fee of $495.00. Worst service in any field I have ever experienced. Please ask them for their side of this story, they would never reveal the reason for the incompetence to me.

My contact person at the company (Randy) was very friendly and helpful from the beginning. He called me back when he said he would and got our approval letter to us immediately after the paperwork was completed. We all thought this would go smoothly. We found our house, signed the contract with the sellers, and set closing for 30 days. I called every 2-3 days to make sure they didn't need anything from us and was told repeatedly that everything was fine and on target, all of our paperwork was done and we were just waiting for the underwriters to finish with our loan. Two days before closing I called once more to check in and was told there was a "hiccup" in the process. The wrong sellers name was put on the paperwork for the appraisal, and that info was used to underwrite the contract so they had to do it again. It would delay closing for 3-4 days (from Thurs to Monday or Tuesday). We already had our appliances scheduled to be delivered on Friday and help moving and trucks rented for Saturday so the sellers graciously allowed us to move our belongings in to the garage and have the appliances delivered. It is now Saturday (1.5 weeks after closing was originally scheduled) and we still have not closed. They lost our files from the original underwriter and we lost and forgotten in the shuffle. My husband, myself and our two baby boys are now living in our empty condo we're moving out of with 2 air mattresses and a suitcase. The sellers may back out, which they can do because we've had to have the contract extended not once, but twice now because of Texaslending.com and we would have to give up our new house, move all of our stuff back out and now pay for storage. This has been nothing but stressful, and I have to explain to my 3 year old every day that we did not take his bed and stuff away because he is in trouble; we did it so we could give him a new house and back yard to play in. I am now not having my phone calls or e-mails answered or returned the same day, or sometimes at all. I am told every time I talk to them that they will get back with me and they don't; when I call them back I either get an answering machine or I am told "I was just about to call you." I don't believe it. If this deal falls through we most certainly won't be using texaslending.com for our next home purchase and I would not recommend anyone else use them either.

Unfortunately, I was not an Angie's List member when I consulted with Texas Lending. Like some of the other reviewers, I was suckered by radio and television advertising. I had the same experience of pleasant, responsive service until AFTER they receive $500 up-front to service the loan application. That should've been a red flag, but it wasn't. We, too, suffered two delays due to issues with their "appraisal desk" - their first appraiser would not do an appraisal because he couldn't find market comparables. Then, when I asked if I needed to hire my own appraiser, their "appraisal desk" reassigned it to another appraiser. One week before closing, they said we needed - you guessed it - a SECOND APPRAISAL. They never explained why, although I asked directly, in writing more than once. And, after closing, the consultant acted like he was doing us a favor by not rolling the costs of both appraisals into the settlement paperwork. Gee, thanks! There were other related costs in dealing with them that were not disclosed up-front, like buying down a point on the interest rate. I cannot emphasize this enough: it is a buyers market - SHOP AROUND for a decent company and use the recommendations here for a starting point.

At first, they were very responsive and were able to quote and lock in the best interest rate of any of the various lenders we talked with. My credit score is above 800, so I have the luxury of dealing with pretty much anyone I choose. In the weeks leading up to our scheduled closing, there were several instances of "finger pointing" between the TexasLending, the title company, and the realtor with regard to whose responsibility it was to do what. We usually wound up being caught in the middle and had to make more effort than we should have had to in order to get the various entities involved to talk with each other. The straw the broke the camel's back for us was when, 3 days before scheduled closing, and about 2 weeks AFTER we had confirmation from Texas Lending that we were approved and everything was set, Texas Lending called us and said, "Oh, you have to delay for 3 weeks. It turns out that everything isn't set after all because 'someone' has decided that the new property is closer to the old property than we thought it was so we have to start over now." What a load of crap! What have they been doing for these past weeks, and why did they keep telling us everything was set when it wasn't? On top of everything else ,this has nothing to do with our credit-worthiness or approval. I'm not happy with them, and if there's another lender who's willing to compete reasonably close to the rate they locked in, Texas Lending is outta here as far as we're concerned.

After hearing numerous commercials on the radio about this mortgage company, I called to see about a mortgage on a house I was interested to buy. At first, they were very helpful. I gave them all my information, and waited for a few day to find out my credit score ( Which was in the lower 800s) Then, they refused to return calls, and acted as if they did'nt need my business. I won't beg anyone to loan me money, so I chose another lender and it went thru without a flaw. I think if Texas Lending would spend as much money teaching their employees the value of customer service, as they spend dollars in advertising, it would do them good. I will NEVER recommend this company to anyone looking for a home mortgage.

Worst of the worst. Extremely proficient up front, quick return calls and very helpful - until they collect their "up front" fees. Would not return calls - broker would send back 5 - 6 word text messages that made absolutely no sense. Underwriter refused to accept appraisal for new house and we used THEIR appraiser! Kept us hanging until few days before closing and decided they could not process the loan because of the appraiser. Our realtor got us to Bank of America and they closed within 1 week. We almost lost the house.

We contacted Ross Burke in 11/2008 to discuss a refinance of our home to do some remodeling. We were assured that we could either refinance or get a construction loan to complete the needed work. Armed with that information we contacted several contractors from Angies List and invited them to bid on our project. When we had received the bids we returned to Texas Lending and completed the application. In approximately a week, 12/2, Mr. Burke called and said they were ready to send an appraiser and gave us the amount that the house would need to appraise for in order to get the amount of cash out to do the remodeling. We did not lock in a rate at that time because it was.35 higher than our existing rate and we knew the rates would be coming down again. In 12/4 the rates dropped and we locked in at a cost to us of $99 which we paid by debit card on the phone. With rates still dropping we were assured that if they dropped we would get the lower rate, but in no case would it go above what we had locked in, at 5.5%. We were informed that the appraisal would be $325 dollars and to pay that to the appraiser. On 12/5 the loan closer contacted us and let us know that she would be handling our closing. We asked to close before Christmas if possible and Mr. Burke called and said the appraisal should be in their office that week but he did not think we could close by Christmas. On 12/18/08 we had not heard from the appraiser or anyone from Texas Lending and again contacted Mr. Burke. on 12/19 the appraiser came by and gathered his information. On 12/23 we got a call from a David Guaqueta who informed us that Mr. Burke was no longer with Texas Lending and he, David, would handle our loan. Having not heard anything we contacted Mr. Guaqueta as asked about the loan and when we would close. He said he would look into it. We heard nothing further until 1/8/09 when we received a credit denial notice saying the appraisal was too low to make the loan we needed. I immediately contacted David and asked what was going on, since we had been assured by Mr. Burke that the amount would not be a problem due to the length of time we had been in our home, 25 years, and the last appraisal amount. I also asked about the construction loan that Mr. Burke said was available if the refinance wouldn't work. David informed me that Texas Lending does not do construction loans. I asked for a good faith estimate if I wanted to do a straight refinance with no cash out and he sent me one at 5.89%. A full .39 higher that we had paid $99 to lock in at 5.5 and .64 higher than the 5.25% that was available then. No explanation was ever offered for the difference in appraisals, interest rates or any offer to refund our $99. I would not recommend Texas Lending to anyone, despite the fact that I had used them once in the past, 7 years ago.

Terrible. They rarely would return calls. We had a 760+ credit score with no debt and a contact already on a home. That's a mortgage company's dream client. I contacted them and after 2-3 calls gave up trying to work with them. They just couldn't/wouldn't respond to calls. The last interaction was to get a final piece of info before I gave someone the go ahead to process the loan. They never responded to at all. How they stay in business is beyond me.

This company does not seem on the up and up. After doing some research they appear to have lots of unhappy people who went to them.
Description of Work: We wanted to do a home equity loan with this company. We filled out a form and within minutes we received a telephone call from a Steve Gillespie. He told my husband he could help us with acquiring the home equity loan. He said he need to enter some numbers and he would call us back. We waited 2 days and called him again. Mr. Gillespie was not available. We called again later the same day and this time we were sent to his cell phone voice mail. We called several times over a 10 day period and never once received a telephone call back from him. I called Texas lending.com and asked for a supervisor and was put in to contact with Mr.Nick Ahmad. Once again I was promised a telephone the next day after he could review our file. The next day came and went. I called once again and was transfered to his voice mail. I tried to reach this person for the past 2 weeks to no avail. The pulled my credit report and have lowered my score. Other than that this was all they did!
