1 star 05/23/2023 BEWARE!!! I chose them because of their rating with the BBB and their website was hired to correct what was causing the not level floors, self-shutting doors, and wall cracks. Their original bid was 12K. They asked for 4K to schedule work, then once work begins another 4K. No supervisor came with the workers. They were asking me what was supposed to be done. They did not have the correct equipment and left. Next day the salesman came showed them and left. They were to remove 23 structural, support posts and install the pier system they advertise online stating they drive the piers to bedrock, and this would correct and sustain my house for a lifetime guaranteed. When they finished nothing inside my home had changed actually it was worse. No supervisor inspected the job and they were demanding final payment within 24 hours or my warranty would be void. Upon inspection, another 5K was now needed to do the job correctly and the manager would be there to oversee. After paying 12+K once again, workers came unsupervised with no manager, just the salesman for a bit - and after they were done it was even worse!!I Then I hired my own engineer. He deemed my home as unstable in the condition they had left it. They had removed posts under the joints of the wood beam and put their piers in to the sides of the joints Within a few days several of their piers had fell over or were loose under the beam. They had only driven the piers 3 or less definitely not to bedrock!!! Worse of all, I also found out from the Johnson County inspector they were suppose have by law gotten a permit with an engineers approved drawing No permits were obtained at all and their contractors license was not active! Not to mention the companies insurance had lapsed during these months while on my job. A lot of money and time to correct a problem they actually made worse and caused more damage. Which forced me to spend more time and money. cannot be trusted!!

I will 100% recommend SMART Foundation Systems to all my family, friends and neighbors! Anthony Matt Resh Eddie and his team They were all AMAZING to work with! Donâ t waste your time with other contractors. I got 3 other quotes and no one made me feel as comfortable and confident that they knew what they were doing and had a solid plan to address my foundation issues, like SMART Foundation Systems did. And their pricing was very competitive.

My 125 yr old house had a serious bow in the foundation wall. Frank came out, put together the solution and the estimate. Kendra Love, the project manager worked diligently with me to establish the start date to meet my needs. David was the crew lead. He reaffirmed what was to be done during the process. Overall; great communication, very professional results. I would not hesitate to recommend them. I would use them again.

Smart Foundation Solutions is a company I would hire again and again. David was courteous and friendly, listened to my concerns and then explained the solution. The crew showed up on time and did their work while I was at my job. They communicated with me throughout the process, sent pictures and left the wide falling sidewalk looking great with no tripping hazards!! If you are needing any kind of concrete work done, big or small Smart Foundation Solutions is the one!!

From the listening ear and presenting a doable project as envisioned with a plan and estimate well within my budget, Matt Price represented Smart Foundations in the best unassuming positive way. From there, he passed on my request to Kendra, who confirmed and scheduled the project. Not only did she keep in touch with me as the start date was getting closer, she was very easy to reach by phone whenever I had a question or concern. Her response time is amazing. Joe's team worked really well together, seemed to enjoy working with each other, did an amazing clean job and communicated progress as well as showing what work was being done. The crew cleaned up everywhere, couldn't even tell there was cement, dirt, stone, metal, plastic, lining fabric and piping inside and outside during the construction. Maverick came an hour later to put in electrical. He surveyed the need and had it installed in a jiffy, also cleaning up the area. He left with a " I'm finished", & a "thank you ". I'm actually excited to see a first heavy rainstorm.

I had an interior drain tile system installed and the crew was on time and quick. They did a good job. Frank was great to work with. There was one small issue and it was corrected immediately, which I appreciate. Would recommend to anyone.

They explained what needed to happen for my repairs laying out how they would approach them. I was informed every step of the way during the process by the foreman and office.

From their Website Our mission is to protect homes and businesses from terrible foundation repair companies that confuse customers, use scare tactics, use high pressure sales, have messy work, and use little to no communication. CEO Blake Prose¦ The ONLY part they did not demonstrate was high pressure sales. We hired Smart Foundation Systems to install two egress windows and grind/fill some cracks in the foundation walls. In order to warranty the work we were required to also have a sump pump installed for the wells to drain to and scare tactics about flooding were used for this. More on the sump pump later. They claimed they would handle permits related to the work and did not. It was no t until we verified with our county if a permit would be necessary for this work and forced a work stoppage that they began the process to pull a permit. I asked our countys permit department if they have EVER pulled a permit in Cass County MO and they said not under the Smart Foundation Systems name. We were told by the Smart Foundation Systems office that they normally pull permits AFTER the job is done and have done so for 20 years. Which is obviously not the right process. No one involved with the job read our work order. The crew showed up looking for where they were installing piers, no piers were ordered. They also only had one set of windows because the warehouse did not read our order and see that it was two windows. And as mentioned, no one even checked to see where our address was to know if permits were required for the egress work. They also tried to adjust the scope of work after the salesman put on work items that they apparently do not do. They are extremely disorganized. The crew was largely unsupported by the front office in training and equipment. For the sump pump, instead of installing a radon system compatibly sealed lid, and the check valve above the lid to allow a way to access the basin, they manually cut square holes for the pipes, and they caked layers of silicon to seal it. There is goops of silicon on the pump and in the basin now. I believe they also installed the check valve backwards or it just was not sealed to the pipe properly as the first time it ran a few weeks after install, it popped off the pipe just spewed water at the lid for a while till we noticed. The pump got very hot and the water was steaming. We are now manually draining the basin and have attempted to reach out to Matt to correct the fault in install, but itâ s been a few days now. If Blake Prose thinks he is running foundation system that is not terrible, he clearly needs to be more observant and involved in his own company. This company is extremely disorganized, does not communicate clearly or efficiently, does not stand by their work or warranty and have left me to learn how to properly install a sealed lid on a sump pump to avoid my basement from taking on water as spring rains approach. I have absolutely zero doubts at this point that all these 5 star reviews on this company are fake or bought, there is no way this experience is unique. Their marketing material says We Care More And the only thing they were quick to communicate on was getting their payment, so I think we know what exactly it is they care more about. They set a high standard for themselves with their own marketing materials and CEO messaging. They failed to meet their own standard. Consumer beware with this company.
