Description of Work: We had some cracks in the wall board in a couple of the rooms inside our house. We also had a big tree next to the foundation of the corner of the house where the cracks were located. The inspector was very nice. He did a thorough inspection. He suggested the cause was from the tree (and ofcourse some shifting from the soil we have here in N. Texas.) He mentioned that we had minimal damage from settling, but the foundation was not damaged as of yet, but would be if not repaired. He suggested that we needed 8 piers be placed under the corner of our home, on the corner of the rooms where the damage and the tree was located. The price, $4,400. He also advised us that his company was the ONLY company that guarenteed their work for life and was transferable. He explained our options for financing, which included an option to pay the balance due in 6 months, interest free. Once we agreed to have the work done, he expalined that we would have to call the number he gave us for approval of a credit card, which (if approved) would be approved for approximately $8,500. (That sort of put up a red flag there for me.) I checked them out on BBB but had some concerns with the results. So, we decided to get a second opinion. The next company we scheduled an inspection with told me (again), we had minimal damage (cracks in the walls) from settling, and found a couple of cracks on the other side of the house, which we (not Olshan) noticed. They suggested installing 13 piers, to stablize the entire house. They said you never want to put piers on just one corner or one side of the house, because that can cause further damage. He also stated that his company provided a lifetime transferrable warranty on their work (So Olshan is NOT the only one who offers that I guess). This estimate was $6,700 (for 13 piers). He also mentioned that if not repaired, the foundation would eventually be damaged. But, we didn't go with that company because (according to BBB rating) they have received alot of complaints about warranty issues. At this point we were very frustrated and untrusting. We had the trees removed from around the entire foundation of our house, and then decided to get a expert opinion from an "Independent" Structural Engineer who is not affiliated with any foundation repair companies. This would assure us that they have no benefit and having repairs made to our home. After searching Angies list I found one with excellent reviews. I then checked out their BBB rating, and licensure to make sure he was current. All recsults were outstanding. The result? Good News!!! (We never told him we had received estimates from 2 foundation repair companies) He admitted (just like the 2 previous foundation inspectors) that we have minimal damage from settling and did NOT recommend piers be installed. (A savings of up to $7,600) . He said we did the right thing in removing the trees, and then explained that we need to water properly, and how and when to water (i.e. soaker hose, etc.) He also explained that we need to shift the soil in the garden around the house to make sure it's sloping away from the house, so that the water drains correctly. Also, he offered to come back in 6 months (for FREE) to re-examine our house. So, we don't need piers at this time. Will we in the future? I don't know. But we will do everything we can to make sure we continue with the watering instructions, etc. What I learned is to make sure you do your homework. Just like Angie advises us to do. She's right. I'm so glad I did. And, make sure you get more than one (or two) estimates. It's worth the time (and cost, if applicable).
