We had a need to move closer to where our kids were attending school so we enlisted Josh to help us sell our home and to find a new home. We had previously purchased several other homes and our experience with our realtors hadn’t been the best. I found that many of them treated their jobs like a hobby and just weren’t up to the important tasks of selling our home for the right price and finding a new one that was in our budget. In one case, this was a costly mistake. From the beginning, we saw the professionalism and market knowledge that we were looking for in a realtor. After hiring Josh, we soon saw that we had not only hired a top notch realtor but he had an entire team who were also dedicated professionals. We decided to rent out our existing home and his team proved invaluable in helping us evaluate potential renters and handled every detail. When it came to finding a new home, the first home that we found seemed to be the perfect fit and just above our target range. We were anxious to make an offer, but Josh felt strongly that the house was overpriced and advised against. After some thought we took his advice and it turned out to be the right choice. Two weeks later, we found a builders showcase home that was perfect for us but priced much too high for our budgeted range. We loved the house but didn’t intend on even consider making an offer. Our agent insisted that we see if there was any flexibility in the pricing and to our surprise, they were willing to come down to our budget range. We were completely thrilled and love the home. The bottom line is that having the right agent has saved us much time and trouble and prevented us from ending up in the wrong home that we paid too much for. Instead, we got the perfect home and an extremely great deal. And for one time in our lives, we might even have equity. :-) All thanks to Josh and his team!

We had been considering selling our home for probably a year, and about 18 months ago we called several real estate agents, including Josh, to present their plan for selling our home. The only agent who had detailed knowledge of a marketing plan was Josh. The others just said they list it on MLS and hope for the best. Josh's marketing was much more extensive, and his knowledge of how to market our home was very impressive. Josh was also helpful in pointing out specific items that would be helpful in our and quot;de-clutteringand quot; efforts, something that all the other agents would speak of in general terms. Since we were in no hurry, we decided to wait out the market in hopes that it would improve before we listed. No pressure from Josh AT ALL! Yes, there were follow up emails periodically, and one or two phone calls about a month after our original meeting, but I expect someone who wants my business to keep in touch. So when we decided to finally list our home this past fall, Josh had a very no pressure approach. He came to our home prepared with all the paperwork, but we felt no pressure to list our home at all. He was very clear about the uncertainty of the market and how it might take some time selling our home because the price point of our home was on the high end of the local market. We had the newest home on the block of almost 40 year old homes. We knew it might take a little longer to sell our home since the house had been on the market for two years before we bought it, so we were ready for the long haul. The week we signed the listing agreement, Josh sent over his photographer. This was not a guy with an i-phone snapping pictures, or even someone with a small digital camera. This was obviously someone who took photos for a living. He was very methodical in his work and conscientious about each photo, making sure each room was properly lit and everything in place. We were very pleased with the finished photos once they were posted on the listing. The first weekend we went and quot;live,and quot; we had only 3 showings. We were a little disappointed. Early the next week, Josh informed us we had 3 offers! Everyone who had seen the house loved it! So we chose the buyer with the best offer and we were so happy - until they dropped out during their option period. Disappointment. So we went with the next best offer - still very close to full price. Well, they dropped out, too. Before taking number 3, we showed the house twice more, resulting in one more offer. Finally, we closed with buyer #3 in December. So we learned that it's not always the quantity of people who see the house, but it's the number of serious buyers, and there only needs to be one. Even though it was a little stressful having two potential buyers drop out, we are happy the house sold for just $900 below asking. We would highly recommend Josh and his team to assist anyone with the selling of their home. He is a true real estate professional. Even on the hottest, most humid days, Josh was dressed professionally complete with suit jacket, was always pleasant and polite, and was always engaged in what we had to say. With very few exceptions, he was always available by phone, and when he wasn't, he returned every call promptly. To top it off, Josh came to our meeting at the Title Company when we signed our closing docs! He just wanted to thank us for our business - who does that? We couldn't have asked for a better selling experience!
