Description of Work: We engaged Bob McDonald Company for a bathroom remodeling project. We have a 1950’s ranch style home, pier and beam, with original bathrooms and are completely remodeling both. We bid the work out to 5 companies that we selected based on Angie’s List reviews and personal references. Curtis from Bob McDonald came out to measure the space and discuss various design options, and we were immediately impressed with his experience and vision for the space. His design was the most creative we received, as he found a way to use the vanity space outside the master bathroom as well as part of the nearby HVAC closet to both provide for a walk-in closet and increase the square footage of the bathroom (which at 5x7 was quite small for a master bath). Below are some details of the bid: MASTER BATH Demolition: • Tub, tile surround, tub/shower valve & drain. • One (1) Toilet. • Wall mounted sink & faucet set. • Tile wainscot & underlayment (wet area). • Tile flooring & concrete underlayment (wet area). • One (1) vanity cabinet (dressing area). • Wood flooring (dressing area). • Closet rod & shelving. • Wall (between dressing area & wet area). • Wall (between dressing area & closet). • Partial wall (closet to HVAC closet). Carpentry & Installation: • New ¾” plywood subfloor. • Framing opening for one (1) new 2’ 0” X 6’ 8” door (bedroom to bath). • Framing for new wall for closet (master bath). • Framing for curb & blocking for new shower. • One (1) 2’ 0” X 6’ 8” pocket door unit (closet). • One (1) 2’ 0” X 6’ 8” LH door unit (bedroom to bath). • One (1) 4’ 6” l.f. base vanity cabinet. • One (1) drawer stack (closet). • New shelving & rods to maximize space use (closet). • Granite countertops w/4” backsplashes. • One (1) undermount sink & faucet set. • One (1) new toilet w/new flange & cut-offs (@ new drain & vent stack). • New multiple head shower valve, drain & pan. • Hardiboard underlayment @ shower walls & bath floor. • Tile @ shower & bath floor. • Custom glass shower enclosure. • Mirror (furnished by owner & installed by contractor). • Base & crown mouldings. • Finish hardware & bath accessories. • Wood floor repairs, as necessary (closet). • Drywall replacement & repairs, as necessary; tape, bed, texture, as necessary. Electrical: • Relocate sconce light w/switch (vanity). • One (1) exhaust fan w/switch vented to fresh air (toilet area). • Relocate electrical, as necessary to re-use existing fixtures. GUEST BATH: Demolition: • Tub, tile suroound & tub/shower valve. • One (1) toilet. • One (1) linen cabinet. • One (1) vanity cabinet. • Countertops, sink & faucet set. • Wall (between vanity & linen). • Tile wainscot & underlayment. • Tile flooring & underlayment. Carpentry & Installation: • New ¾” plywood subfloor. • New tub w/tub/shower valve & drain. • Hardiboard underlayment @ tub surround & floor. • Tile flooring & subway tile @ tub surround. • One (1) new toilet, flange & cut-offs (@ new drain & vent stack, relocated, as necessary). • Vanity cabinet & linen cabinet (design as approved by owner). • Granite countertops w/4” backsplashes, • One (1) undermount sink & faucet set. • Mirror (furnished by owner & installed by contractor). • Finish hardware & bath accessories. • Base & crown mouldings. • Drywall replacement & repairs, as necessary; tape, bed, texture, as necessary. Electrical: • Relocate sconce light w/switch @ vanity. • One (1) exhaust fan w/switch @ toilet area vented to fresh air. • Relocate electrical, as necessary to re-use existing fixtures. The total bid was ~$31,000 (~$18,000 for the master bath / closet, ~$13,000 for the guest bath). Accounting for the differences in designs across bids, the price was a bit higher than some of the other bids we received. Also, the overall timeline was a bit longer than some of the other bids (7 weeks as opposed to 5-6 weeks). Note we only have 2 bathrooms, so the remodel had to take place somewhat sequentially rather than in parallel. Despite the differences in price and timeline, we selected Bob McDonald to do the work. Curtis’s innovative design for the space, his can-do attitude and customer focus, and Bob McDonald Company’s strong reputation in this area were ultimately the deciding factors. We are currently 3 weeks into the remodel. Things are proceeding very well. Curtis comes by 1-2 times daily and has done a nice job of keeping me informed of the schedule and what to expect each day. The subcontractors have all been very courteous and professional, and for the most part they have done a good job cleaning up at the end of each day. Only two minor complaints thus far. The first being that the $3.50 psf allowance we had for tile materials was a little unrealistic, which has caused us to go over budget by a couple hundred dollars. The second is that the pace of the remodel could be a bit more efficient. While we are on schedule given the 7 week timeline, there are times during the week when no work is being performed. I believe the project could be completed a week or so ahead of schedule if these down times did not happen. However, as with most remodeling projects, you are subject to the timelines and priorities of the various subcontractors, and so we recognize that our schedule will never be perfect.
