Do not use this company, they will steal your money! I hired Mike thinking he knew what he was doing, but he is inept at his job. We were to have him excavate our house and repair the joists and sill plate. When finally coming to do the job after pushing the dates out multiple times (should have been the first red flag). He went over the digging by days and was making less and less progress each day. By the time I had enough he was no where close to having all the work done. Afterwards I had other contractors come out and review his work to find out he left dirt piled on my beams, being a foundation repair man he should know that rots beams. Low and behold they are rotting which is now costing me even more that needs to be done due to his inept crew. I cannot emphasize this enough, do not use this company. If you have, I highly recommend getting another group to come out and review the work. Chances are he has done something that will cause more issues or require fixes.

I chose not to use Ace Pier & Beam. I paid $150.00 to be insulted.
Description of Work: I recently purchased a home in the Dallas area. I was referred to Ace Pier & Beam by another company that insisted that the foundation work that was needed was very minor, and would not require much work. They guesstimated that the work would only cost between 1-2,000 dollars. After contacting Ace Pier & Beam, I was first quoted an initial service charge of $125. Then, it was raised to $150. After inspecting my crawlspace, Ace supposedly submitted a proposal claiming that there was over $10,000.00 worth of work that needed to be done. I never actually received the proposal, but was quoted the price over the phone, when I called asking about the proposal.

Things went great. The contractor disconnected the duct work and worked for two weeks replacing rotted wood, reinforcing where needed for structural support. The owner of the company, Mike Stanisci was very thorough in explaining what the work would entail and how long it would take. There was a change order needed as more work was found in areas they couldn't access during the original inspection. Had to make electrician make several modifications to wires that were attached to beams that needed to be replaced.
Description of Work: After a Ace Pier & Beam conducted an inspection and report to a structural engineer indicated there was a lot of beam deterioration, dry rot of beams with cracking we decided to have the entire perimeter beam replaced along with cracked and dry rotted beams replaced along with reinforcing of the main beam. Reinforcing of the center beam was needed to support where a main wall had been removed by the previous owner.

I'm in the process of purchasing a home and I have an option period to obtain an inspection and request quotes to procure services for after I close on the property. The lady on the phone told me that since I was not the home owner yet that they would charge me $125 for Mike to come take a look at the foundation. And for $125 he will be providing a career guesstimate due to he's not an engineer nor is he an inspector. I can't get over the $125 for a non engineered estimate. But if I owned the home already, the estimate would be free. Not a way to earn business an grow. Good luck.

It's been 3.5 years since Mike worked on my house. I'm just filing this review because I only recently joined Angie's List. Mike is a consummate professional and perfectionist. By far, he knows my house and particularly the underbelly of my house better than anyone else on the planet. During his first appointment, he spent nearly two hours under the house, taking pictures and documenting everything that he saw to show me and explain it to me. And this was just to give an estimate. He wrote a meticulous contract, outlying exactly what he promised to do and at the end of each day's work, he showed me pictures of what he and his crew had done. He was always willing to explain what he was doing and why and showed me a LOT of patience as I struggled to learn about foundation issues. When the job was complete, he gave me a DVD with all of the before and after pictures and drawings for my files. In fact, when I misplaced my records recently, he didn't hesitate to make me a full and complete copy of all of his records. Now that is TRANSPARENCY and accountability. I've never dealt with a more caring and conscientious contractor. Over the years, Mike has come out to recheck things and advise me about various issues. I wound up having to hire another company to install a new pier system this year. I would have hired Mike but he doesn't install perimeter piers. I wound up seeking consultations and estimates from at least a half dozen companies. The one I hired was the one who came closest to matching Mike's performance with their attention to details, drawings, and documentation, but they did not provide pictures of their work. Instead, I took pictures every day -- just as Mike had taught me. Mike has become a TRUSTED advisor. Once i called him out to check something and he found a leak in a gas line underneath my house. Prior to that, he advised me that my fireplace was not safe to burn wood. I figure he's saved my life a couple of times with his advice and he certainly saved my house when he did all the woodworking back in 2011. I see that some people have given him bad ratings for not showing up to appointments on time. Yes, he might be late here and there, but it's because he's giving his FULL attention and the time required to his existing customers. As someone who personally manages all of his jobs, I felt that was a small tradeoff for the quality of work and the accountability he demonstrates when he does the work at your home. Like when a doctor is late because he ran late with other patients. We're all human and need to show some patience and understanding when things like that happen. They are not the norm. I recommend him highly and without reservation. There is no one I trust more on foundation issues than Mike Stanisci.
Description of Work: Mike replaced about 120 feet of rotted wood beam and about 50 feet of sill plate, sistered 16 floor joists, and 32 feet of rim joists, removed dirt to make entire crawl space accessible, installed angle iron brackets secured to the perimeter concrete beam to support wood beam ends, sistered sub flooring in various places, leveled interior piers, installed one new access hole with door that sealed and a few other things. Overall, he shored up the wooden underside of the house.

Michael thoroughly inspected under the house and drew up a plan, pier by pier, to correct the mistakes previously made by someone else. He took a full set of pictures under the house to show us the problems and, after finishing took more to show what he had done to fix them. Michael and his crew spent an entire week under the house removing concrete blocks wood and steel that were not needed. He re-shimmed the house, leveled the floors, the cracks closed up, and the house is in good shape now. They were very professional and cleaned up completely at the end of every single day they were here. I would definitely recommend this company.

Due to past experiences where the appointment had not been confirmed but the estimator still shows up we find there is no one home. The owner is excellent--very thorough--and the crew did a good job. All were professional and punctual. Owner was very responsive to all my questions. Post-completion, the Owner also followed up on some minor cosmetic repairs that I requested.
Description of Work: Inspected and repaired within the crawl space portion of my foundation, which was part of my overall foundation repairs. My 1754 sf 1950's house is a combination Pier & Beam (80%) and slab. Owner worked with the foundation engineer. Ace's work did not include lifting the house, which was completed by another foundation company that worked with Ace. The P&B portion of the foundation repairs cost $10,475, which included upgrades to support future stone countertops and some future stone flooring.

Description of Work: Ace Pier and Beam replaced piers and beams under our 1920's bungalow. When they did the estimate, they told us (and showed us) that due to the way our house is constructed it would be impossible to level it, but it would be possible to stabilize it. They did photos of the required work before and after it was done and made sure we were happy with final results. We are very satisfied with the work they did.

Michael came to the house last year to assess our crawlspace issues. He spent at least an hour under the house, checking the condition of the space, drawing a schematic, and taking pictures. We discussed his findings and later that week, he sent me the bid with photos and a map of the work area, as well as detailed cost estimate. They called a few times to see if I had questions .... and we finally scheduled a work start date. It was estimated to be a 1-1/2 day job, but turned out to take 3 days ... but the results are excellent. Michael and his team showed up on time, quickly set out all their work tools, and worked methodically to get the job done. It was, by nature, a messy job as far as dust, etc., but they were diligent in keeping the area as cleaned up as possible before they left for the day. After the work was completed, Michael reviewed everything with us and answered all our many questions. A few days after the job was completed, we received a DVD of over 100 before and after pictures. This was especially helpful considering the work was done under the house where most of it isn't easily visible. We are really happy with the work and would highly recommend this service to others. We really appreciate Michael's expertise with pier and beam foundations and his work. Also, the receptionist at the office, Star, was very helpful in coordinating the work and sending additional information as requested.

The team came out and demolished the floor and did the preparatory work on the first day. On the second day they shimmed and did the beam replacement and leveled the interior joists/beams to match the perimeter level. This prevented the floor from bouncing and creaking after completion. They cleaned up completely after themselves including haul off of the demoed tile floor in the half bath. Very professional and Mike is a very nice guy.
Description of Work: A pier and beam house that we had purchased required some extensive joist and beam repair on an add-on room. As part of work completed by "Steel Foundation Repair" (leveling of the perimeter foundation), we had Michael and his team do the joist and beam replacement and leveling in the 3rd bedroom and the adjacent half bath. They had to remove the floor in the half bath to repair the deteriorated beams and build the floor back up to the level of the adjacent subfloor.

Our home is over sixty years old. After consulting with an independent engineer about obvious foundation problems that had exisited for years, we contracted with Ace Pier and Beam to essentially rebuild the house from underneath. The work was extensive and took more than four weeks to complete. The cost was significant but we got what we paid for. The knowledge of older homes and the complexities of repairing them is not something I have found anywhere else. The owner, Mike, was very thorough in his communication and provided us with constant feedback on what was being done. Additional deterioration was found after work began and they were more than fair in pricing the additional work. The crew cleaned up completely every night after work was completed and left our property neat and clean at job's end. I would use this company again except that I don't anticipate any foundation problems for years to come, thanks to their good work!

Very professional from start to finish. We happened to be out of town on vacation when the work was started. Michael was diligent about communicating daily through emails (with photos), and phone. When we returned the job was mostly complete. Michael was very clear communicating what they had found, and what they had done. When we needed to make some adjustments in the scope of the work, he was very accommodating and we reached a happy compromise easily. I highly recommend Ace Pier and Beam (which is really a recommendation for Michael). He is smart, honest, a perfectionist and reasonable with his prices.

Michael is a real pro. His crew finished the work in a day and a half. I've been working out of town most of the summer, and Michael is still willing to come and crawl the underside of the house with me and correct anything that might need correcting. This is three months after the work was done. We used Ace Pier and Beam to fix a foundation in 2008 and were so happy with their work that they were the only call we made when we decided to hire someone to do a spot-leveling.

Ace Pier and Beam was not the first company that we called, they were the last and most expensive, but I'm glad we called them. Mike came in and measured elevations of the house, actually went under the house and took pictures of the damaged beams. He spent alot of time up under the house figuring out what needed to be replace or repaired. When Mike submitted his proposal, he provided us copies of the pictures he took under there. When they started, they initially said they thought it would take about 9 days. It ended up taking 3 weeks. We were ok with that because we felt that they were doing a good job and we wanted it done right. The two guys that came in were very professional and I felt fairly confortable them being in the house alone. Before they started the job, and since we were living in the house, they put plastic up in the doorways with zippers to help keep the dust down. When the job was finished, Mike came by to discuss the finished product. We did have a couple of small concerns. Mike took care of them the next day. The issues were completed in less than 1/2 a day. After completed, Mike went back under the house and took more pictures to show us what was done and put them on a cd for us to look at. I am very satisfied with Ace Pier and Beam and I would recommend them to anyone.

After adding a second story to our house, we discovered that the contractors had not performed the foundation work outlined by our structural engineer to support the additional weight of the addition. Also, due to an undetected leak in the master shower pan, the beams were damaged under the bathroom. Michael came out to the house and reviewed the required work with our engineer and crawled under the house himself to inspect the damaged areas. He took pictures and made sketches of the problem areas. The work lasted about 15 days. His crew was timely, professional, and did an outstanding job of cleaning up every day and at the end of the project. They also cleaned out all the trash left by the original contractors. The engineer came out at the end and crawled under the house with Michael to inspect the foundation and said the work looked good. While the cost may seem a bit pricey, the work was extensive, both removing old, damaged and untreated wood and adding on considerable amounts of treated wood throughout.
Description of Work: Per Ace's proposal, they did extensive repair work to our foundation under the entire house (3000 sq feet of foundation): -Replaced approx. 42 linear feet of wood beam -Added 16 foot plate on one beam - Sistered approx 22 linear feet of wood beam with two new members (2x8s), bolted -Sistered approx 48 floor joists -Installed approx 33 linear feet of new triple floor joist -Installed approx 33 linear feet of new double floor joists -Sistered approx 10 linear feet of rim joists -Replaced approx 80 linear feet of sill plate -Sistered sub floor -Braced new sub floor added by previous contractors in living room -Framed out joists under one bathroom -Installed angle irons to perimeter concrete beam -Removed old air ducts (from previous system), and sealed duct holes -Removed all trash

I've used Ace several times over the last five years; once for my house and two other times for rental properties. Each time I was very happy with the quality of work and the price. Mike starts off my crawling under the building and developing a map of the foundation. He takes pictures of what needs to be repaired and marks those areas on the foundation map. After we agreed on the contract the work began. The crew was pleasant and professioal and most importantly they didn't inconvience any tenants. After completion the crew takes pictures of the repairs. The office then sent me all pictures taken(around 325) so I could compare pre-repair and post-repair.

I called this company to come out and bid on repair to a sill plate underneath my home. The salesman/estimating process was fine and the price seemed right. Then I went to book the work. I nicely inquired, at the recommendation of a neighbor who works in this industry, if we could arrange a payment structure whereby I'd pay 50 percent upon inspection of the lumber's arrival at my home (to ensure the correct quality had been ordered), 40 percent upon completion and 10 percent within 30 days after completion in the event of any problems. Someone other than the person who bid the work replied nastily, saying, "You'll never find anyone here to agree to such a scheme; we're taking you out of our schedule, goodbye." No effort to negotiate or come to some approach we both could be comfortable with. I ran this by my neighbor, who worked in the construction of American Airlines Center here. He said the company was way out of line and it was good to avoid them, given their attitude.

They provided me excellent work and service. They came right on time and did a lot more that I expected. They took pictures of the before and after and left me the pictures to keep. When they were finished they came back to inspect and decided to do a little more than they were initially supposed to and they didn't even charge me for that. They definitely went above and beyond for me and I am real happy with them.

Danny McBee and his crew know pier and beam foundations like the back of their hand. I just had foundation rework on a 1913 Prairie style house in Munger Place Historic Dist. of Dallas. They are great! Not cheap, but worth every penny. Very experienced and realistic about what to expect and what not to do with a 90 year- old house. Scheduling was outstanding. This was a major overhaul of all the piers and beams with limited leveling. One great feature was the before, during and after digital pictures they took and showed me so I could understand what they were doing. This will be a valuable record for eventual resale of my house. They also have access to structural engineers that can advise you on the technical aspects of old foundations. After all the analysis you'll want a crew that knows old house foundations and these are the guys!
Description of Work: This does not really belong in a category called ''excavation'' because it was foundation work. But you don't have this category. Pier & beam foundation rework including excavation and disposal of soil and old building material under the house to gain access. Replaced 50 defective piers and all decayed beams. Limited re-leveling of floor.
