Greg was very punctual and professional. He performed the pre drywall inspection on our new home build. He was more thorough than I ever thought possible, and took the time to point things out and explain them to me. His report was also very informative and helped extremely when I had my builder walk through. On the last home inspection for my house. Greg showed up early and was already half way done when I got there. He checked everything possible, and when I say everything, I mean EVERYTHING. He made sure all the lights and electrical sockets worked. Checked all the drainage in the house, and took the time to personally show me what he was doing and explained it. I felt very confident going through my builder walk through the next day that everything that could possibly be wrong was discovered by Greg. He is a great inspector that knows exactly what he is doing. I would recommend him to anybody. Thanks for all the help Greg.

We are building a new home with Westin. During the process the workers left several windows open and we had a horrible rain. The bottom floor had a lot of rain in the house resulting in standing water. A few weeks later, we noticed we had mold on the baseboards. We called Greg and asked him to come out and look at the house and give us his opinion on what should be done versus should we search for a new home. We called him on Monday and he came out Thurs morning. Very prompt. He walked the house and spent several hours inspecting it and supplied us with a great, detailed report by the next day. Greg is continuing to help us with this home and in my opinion is an excellent inspector and person. Great job Greg and thanks!!!!!

Selected Greg Censer (Cypress Inspections) on Angie's list because he had a Texas Master Electrician License. Made contact and requested service. Note that I was not in a hurry for this inspection and was willing to wait until Greg could get me on his schedule. The purpose of this inspection was to identify any deficiencies in the electrical system prior to start of remodeling work. The findings of this inspection will be included in the remodeling scope of work. Greg came at the appointed time and performed the inspection in a professional manner. I was able to accompany him during the inspection process and he explained clearly any deficiencies he discovered. That afternoon I received the report via email. Report was thorough, concise and each deficiency was clearly described, with photos and the applicable electrical code was referenced and written out.

Greg was excellent throughout the entire process. He was punctual for all appointments and made a strong effort to fit us in his sometimes busy schedule. He encouraged us to attend all inspections and sent color reports the same day. He findings at each phase led to many corrections or changes by our builder.

We used Greg for an inspection when we bought our first home in 2006. He was so professional, nice, and really thorough. We were able to get the builder to fix many important issues before we closed. His work really made a lasting impression, so when we built our second home we used him again. Again, he had a detailed list of what the builder needing to repair/correct. He was very good about explaining things and was knowledgeable about what was realistically going to be fixed. I would recommend him to everyone. He has done this for quite some time he said and he is very familiar with codes, etc. All I had to do with the report was give it to the builder's superintendent and he went through the list with no confusion - which made it so easy for us and gave us peace of mind! The experience was very, very good. They did a full report for me. I was able to use the report for my 1 year builder warranty. My builder was able to use the report and do a lot of corrections to the house. I chose him because of his long experience and the fact that he is a licensed master electrician. It made a little different than some of the other home inspectors. He has 22 or 23 years of experience in doing comprehensive home inspection. I read through his report and his report is incredibly detailed. If I needed another inspection I would definitely use him. I have actually recommended him to some other friends.

We contacted Greg to inspect our new home prior to closing and we have been so impressed with his professionalism and his knowledge of the codes and requirements. He was extremely thorough in his relaying the inspection results to us and provided the report to us the same evening. The inspection report was very detailed and documented with pictures. We had a good experience working with Greg on the home inspections. He was direct and his reports were thorough. Our builder commented that the reports were among the most thorough they have seen. Greg was very helpful to work with at each meeting. He walked us through his findings, both good and bad. He also helped give us some perspective on what we should expect the builder to change and what was either less important or what could be justified as engineering judgement. The house wasn't quite finished at the final inspection and he offered to come back at no charge after it was compete to finish the inspection. This company is incredible and we will definitely use them in the future!! They put together an extremely detailed report of all of the findings of the house inspection. The report was completed the same day as the inspection, which was very helpful. After the house inspection was performed, the inspector gave us a walkthrough and explained the major findings and how these problems should be fixed. Greg did an outstanding and thorough job on my new home inspection. The day of the inspection, Greg was early and he was extremely professional. Greg was fantastic. He showed up a few minutes early and provided a very thorough oral and written inspection of the home. He encouraged my husband and I to shadow him and he provided great input on the condition of the home. The inspection took about 4 hours for a three story home and detached garage. He was very keen on the fine details, and even picked up on a previous termite inspection. Based upon his inspection report we are reconsidering purchase of the home. We have been through other inspections from other inspectors in other cities that were not nearly as thorough. Greg has been doing home inspections for over 20 years, his TREC license confirms it. He prefers the customer to be with him during the inspection so he can share with you his observations, to me that was a very good sign when I spoke with him. His is very knowledgeable, his rates are very good considering his experience and knowledge. He shared with me several of his observations as he encounter them. My wife and I recently signed a contract to purchase a new home in The Woodlands and decided to get the house inspected. The builder informed us that the amount of liability that the inspector is required to carry is 500K in which Greg responded that he is one of a handful of inspectors that currently carries that amount of liability coverage. Greg said he could perform the inspection and had all the paper work required by the builder completed so that our home builder approved the inspection within hours of us submitting all the paperwork. Our builder was not making it easy to have an independent inspector crawl over one of their homes. On the day of the inspection Greg was punctual; actually early; and was very professional and courteous. He also was very knowledgeable and detailed and spent aproximately 4.5 hours inspecting the property. That same evening he provided us a very detailed soft copy of the inspection report that we forwared to our builder for action. Wow; a brand new home and Greg uncovered 23 pages worth of issues. Money well spent in our opinion.

I hired Greg to perform a home inspection on a newly constructed home that we're in the process of purchasing. Right from the start Greg was very professional and did everything he could to accommodate our schedule. On the day of the service, Greg arrived when he said would and did a very thorough job. Prior to Greg's inspection, I had received a copy of another inspection done on the property and Greg picked up on many things that had been missed on the previous inspection. He was onsite for 4-5 hours and crawled to the far corners of the house. Greg was great at answering all of my questions and the final report he provided was extremely detailed with a lot of photos. I phoned Greg up on a Monday and made an appointment with him that same Friday for the inspection. He arrived a few minutes before scheduled time, and gave me a summary of what he would start with and what he will be looking for. The inspection lasted four and half hours, which I followed Greg the entire time. It was a great learning experience for me as he was very willing to explain his findings. He made me at ease explaining that there is something wrong with every house, and that the building codes he inspects to change throughout the years. Since a 1999 house cannot have everything up to current codes, his report was extensive. The evening of the inspection, Greg was able to deliver the inspection report. The report included multiple pictures, and incorporated wording and diagrams from current building codes as a reference. He took more pictures than was included in the report, and happily emailed them to me upon my request. Additionally, since I am moving locally, I had some concerns over my current house, and asked Greg to give me his opinion. He willingly took the additional time to do so without asking for an additional fee. A few days later, he called me to make sure I understood everything and to answer any questions I may have. Oh, if possible, he does get up on the roof. My real estate agent was surprised by this, as it is rare. This was a big part of the inspection for me, as there were numerous issues that required $1500 to fix. This never would have been captures looking through binoculars from the ground.

I found a house inspector from a website and he was pretty good. He was a little bit more expensive but he was very knowledgeable so I felt like it was a good person that he is if you want a very detailed inspection done. You get what you pay for, he did a good job.

Greg was very professional. His inspection was detailed and illustrated. Anyone could follow the necessary repairs needed. His was fast with his report (same day). He also recommended a extremely good bug/termite inspection company. Dont expect much casual conversation, he is all business.

Greg arrived on time and was at the house for several hours. It was a good experience. My Realtor arrived before we had a chance to wrap up and he was very kind in moving the summary along.
