The owner came out and did an excellent job of checking for floors out of level and also analyzed the drainage situation. Came to conclusion that it did NOT need foundation work, just drainage and possible slab leak was causing the movement, so saved us thousands of dollars.

Live in a house built in 1926 in the M Streets neighborhood of Dallas. We had received wildly inconsistent repair estimates from foundation companies, ranging from $5,800 to $28,000. As a result, we decided to contact a structural engineer and use their assessment to then take to foundation companies to quote. Jason came out to our house and was terrific. Upon his assessment, he suggested that we do NOTHING, and that the house was in great shape for its age. Essentially, we were being taken advantage of by the foundation companies estimates. In short, this was the best $775 we could ever spend. We would definitely recommend this service to anyone unsure of whether or not their foundation needed repairs.

Wow. I was within three days of closing on my refi and the lender's underwriters decided they wanted a engineer's report on the home. Rescheduling the closing would have been difficult between adjusting the figures and getting a time my husband was in town. I called just before lunch and left a message. Celia Pennington returned my call around noon. She said there was already an engineer in my city and he could meet me in about 90 minutes. I know that won't happen for everyone, but it was an amazing stroke of luck for me! I get home, and their engineer, Jason Conklin, showed up. He was on time, pleasant and very professional. Before I knew it, he had my inspection done. I had related the story of the closing being only days away. He gave me a verbal report (no problems found and no repairs needed!!) and said he'd be sure to get the full report to me ASAP. That was on a Friday. I had the report in my email by midday on Saturday! I was able to keep my Monday close schedule and have the security in knowing that I didn't have any structural issues! I highly recommend them!

A friend and coworker of ours suffered a complete loss of thief home during the tornado the went through Rowlett and Garland TX back in December of last year. My friend has his insurance and thhier engineer survey the damage and determined his home as "repairable" which shocked me. I spent three days at my friends house pulling out what could be salvaged. I told my friiend that I wanted him to have someone from Angie's list come out, so using your database we found lighthouse engineering and they quickly came out spent several hours reviewing both the structure AND foundation and found both a complete loss and recommend that both be replaced. The insurance company agreed and the lot will be cleared. Needless to say my friend was very relived and happy with this outcome. As for myself, you guys helped me help a friend. Thank you and by the way my friend is joining.

we just bought our first home in Dallas and the main part of our remodeling was to remove the main wall between the living room and dining room to have one big space. the problem is that we needed (at least that is what we thought) a beam installed but didn't know the size so I called LightHouse and they send Jason over which was very nice he took all the measurements and went up in the attic to check the joists and determined that we don't even need a beam installed. we are so glad that they came over because that saved us couple of thousands i would definitely call them again

I was so relieved! Our foundation is a bit off, but is in line with a home that is over 20 years old. His recommendation was that no foundation work was necessary. However, he did recommend catch basins, a drain line to the street and downspout tie-ins to address the drainage problem. He noted that fixing the drainage will help to shore up the foundation. He was friendly and very professional. I wouldn't hesitate to call on them if the need arises in the future.
Description of Work: We have drainage issues on our property and have seen more and more cracks appear in doorways and ceilings inside our house. We hired Lighthouse Engineering because we wanted an unbiased evaluation of what work might be required to our foundation and property. Duane Hengst showed up promptly and proceeded to do his evaluation.

Mike Gandy was on time and very professional. He explained in detail what he was going to do, how long it would take and then he measured the interior and went under the house. . He got me the report withing 5 days and reviewed it with me explaining everything. I stated I might not be able to do all the work at once. He helped me develop a plan to do it in phases explaining what he felt was a priority and what could wait. He also provided a list of firms he has worked with and I called all of them plus others to get quotes on the work. Many were able to quote based on the report alone. After I had the foundation work done he came back and inspected the work and made minor reccomendations which the contractor did. I would reccomend LightHouse anyone who wants an accredited PE to inspect and your pir and beam home. . He has the education and the experience necessary to provided a quality report. Since I have never had any other work of this type done before I had no idea how much it would cost. Though I wish it was less money based on how much my neighbor paid for a similar report my price seemed fair.
Description of Work: Inspected the enitre pier and beam foundation, conducted measurements of floor elevations and prepared a detailed report with photos and eccomendations.

Jason was very professional and personable. He explained what he was going to do and let me cover all of my concerns up front with what I was seeing. His report was thorough and reflected earlier advice I had gotten but needed a SE to verify. He gave me real advice in person about watering, what I should expect to see from my foundation at different seasons of the year and different stages of the house life. If I need to follow up in the future I would go right back to Lighthouse.

The engineer showed up right on time, was very professional, courteous, and friendly, and seemed very meticulous. When he was finished, he sat us down to review his results. He seemed very thorough, unbiased, and went out of his way to reassure us to the status of the foundation, explained other conditions that impacted some of the odd things we'd noticed, such as a door that wouldn't latch, and gave us some suggestions for how to minimize the impact of seasonal shifting. We are very happy with this service and would definitely recommend them to others looking for similar services.

It went fine. When I contacted them they got back to me promptly. They were able to schedule an appointment in just 2 business days. Their employee came right on time, did exactly what was promised, and was extremely pleasant to deal with. He communicated with me clearly what he was going to do, and gave me an informative oral report when he was done. The written report was emailed to me the next day. I'm very pleased that their report indicated that no foundation repair was necessary, but this would have been a positive experience even had their report been less favorable. I would definitely use them again if I needed a competent and unbiased foundation assessment.

I need to find out if it might be an issue to be concerned about. I don?t think this will take more than 30 minutes of your time. Cost is an issue. I am already spending too much for this little small room enclosure. Please get back to me with an estimate for a brief visit and short report for the City of Southlake. Thank you. I was in the option period of a real estate contract and the home inspector noticed some cracks on the outside walls, toward the back of the house. He told me I could get a structural engineer to do an inspection if I wanted to be certain, so I did. We were under a time constraint as our option period was nearing it's end, but Lighthouse Engineering was able to accommodate our short notice inspection needs. I received an email from them showing me the person who would be doing the inspection, which I thought was really thorough. Jason, the inspector, showed up right on time and was very personable. He answered all my questions as I trailed him through his inspection. He taught me about the way the house was built and how those cracks the home inspector noted were not from the foundation, but from thermal expansion. All in all, it was a very pleasant experience and the best part was that there were no foundation problems! A big relief! I was able to pay by credit card and got my receipt emailed to me. The report was emailed to me the next day, outlining all his findings and the numbers he recorded about the house.

I was asked by my lender to have the foundation inspected by a structural engineer after the appraiser noticed cracks in the ceiling and wall joints in the upstairs master bedroom. The request came late in the process and I needed a quick turn-around. I contacted several inspectors who could not schedule me for at least a week. Lighthouse engineering, upon hearing the urgency of my request, was able to schedule an inspection for the following morning. Justin Conklin arrived right on time. I found him very courteous, knowledgeable and professional. He observed the cracks in the master bedroom, and then proceeded to perform a full foundation inspection, measuring the levelness of the foundation and noting any observable cracks on the outside of the house. He had report to me by the next morning that included a CAD drawing, pictures, observations and recommendations. Fortunately, no major repairs were required. I am very pleased with the experience that I had with Lighthouse Engineering. Additionally, they gave me a 5% Angie's List discount. The cost of the inspection was a flat fee and was in line with the quotes that I had received from the other vendors that I contacted. If you need your foundation inspected, check them out.

For the past couple years we had been using the same foundation engineering company ("Engineer X") the previous owners of our house used. BIG mistake. After a below avg assessment from "Engineer X" this summer, we decided we needed a second opinion and I reached out to Lighthouse. We were able to get Jason out to the house same week as i called (mid-July). He walked the outside of the house first. We looked at our drainage system and he gave us some good feedback on easy things we could do immediately to improve the drainage around the house. Then he walked the inside of the house. He sat with us to go through all of our house's past foundation history. Based on everything he saw during the inspection and the work that had been done previously, he determined we needed to adjust roughly 20 piers along the perimeter of the house. Jason's follow up report was extremely thorough and detailed and we received it within one business day. The piers we needed to adjust were no longer under warranty and we weren't getting anywhere with the install company on the repair. Jason sent us 4 recommendations for repair companies (all highly rated on AL). We ended up using Foundation Dynamics (a seperate review has been posted for them) and they were terrific. Overall a much better experience and I feel confident we've finally solved the problem that plagued our house far too long. Jason will be my new "go to guy" for any future foundation concerns.

Jason did a fantastic job. He was punctual, informative and all around amazing. He was so good, that a client of mine in historic McKinney had a foundation company out saying she needed over $10,000 worth of work on her pier and beam foundation. Jason came out inspected it and to her joy as well, was told that she too would not need foundation work at this time.

Setting up the appointment was easy and Jason arrived right on time. I gave him a tour of the property, pointed out my areas of concern and gave him a recap of major work performed on the house since I purchased it 10 years ago. He performed a thorough inspection with measurements inside and outside, drawing a scale diagram of the interior and making notes of his findings. He was very courteous, answered all of my questions, and even took time to make friends with my dogs. The inspection took about an hour, including the discussion of his findings and recommendations. The following day, as promised, I received a full written report including the drawing and recommendations. It turns out that proper lot drainage and rain gutters will take care of my concerns and prevent future problems. Jason even included the type of drainage system I needed along with material specifications. I highly recommend Lighthouse Engineering. They are very professional and provide an unbiased assessment. This was the best $400 I've ever spent.
Description of Work: Inspected the foundation of 44-year old house to determine if repairs are needed. Took measurements inside and outside. Provided a scale drawing of the floor plan with variations in foundation level noted. Discussed his findings with me including the fact that no repairs are needed. Followed up the next day with an emailed 6-page report with diagrams, photos and detailed recommendations for drainage improvements and rain gutters.

Bill Salade performed the home inspection while Michael Gandy evaluated the foundation. Both were top notch and took the time to not only carefully perform service, but explain to us what they were doing and their findings. Bill was very courteous to the the homeowner and his property. He throughly inspected every nook and cranny, including a complete walk-on of the two-story roof. We wanted a good through inspection on the house we were looking to purchase and were not disappointed. The report they provided was filled with details, explanations and color photos of the issues. Would recommend to anyone.

I asked Lighthouse Engineering to evaluate my home for serious foundation issues. I had already received estimates from a foundation repair company, but I felt that it was necessary to have a neutral party evaluate the proposed "fix". They were prompt and professional. Although I did not receive "good" news, I did get information that I believed was accurate.

Jason Conklin was our Engineer, he arrived a little early, which was perfect. Explained what he does and what he would be doing. We walked around and I explained our concerns. Most of our problems were showing up interiorly. He began surveying while explaining everything he saw. He took his time, after he finished measuring he sat down and explained it all thoroughly. We do have foundation issues in need of repair, he recommended numerous companies. Offered to email his survey to them, which he did the following day. Received estimates from them all the following day. Jason was very honest, and extremely nice. I would recommend him to anyone needing an honest report on structural or foundation issues.
Description of Work: Measured and checked the level of our house. Educated us on our foundation problems. Explained what we need to do to fix our problems, and why. He even went the extra mile and sent his survey to 5 different foundation companies that he would use for free estimates. We received the survey the following day, and estimates two days later.
