Thank you Clark Realty and Janine for moving me to a great community of townhouses. Your company keeps the Summitt Subdivision so clean. My family just move across town from the Bandera area off of Apple Seed street. The subdivision was horrible and all the owners and Property Managers did nothing to keep it clean. Extremely high grass, trees not trimmed for years, cars that are abandoned all over. Trash and trash cans all over the place. I highly recommend Clark Realty and the job they do. If you want to see the difference go to Apple Seed or Aspen Hill subdivision.

I’ve had nothing but smooth sailing from the moment I began renting from Clark realty to now when I’m about to purchase my home with one of their agents. As a renter, maintenance did everything they could to repair what they could. What people tend to forget is that they are a property management company. Meaning they still have to go through the owners to get work done. If the owner doesn’t approve it, it CANNOT get done as it’s their property. It’s unfortunate, but that’s how real estate management works. I’ve been lucky that I’ve gotten some really great owners through out my experience and I’ve never had to wait for things to be fixed. I’ve never had to be without. I appreciate the hard working team over at Clark realty and plan to hire their renovations department for when my home is transferred to my name and I can renovate.

Unless you’re looking for the worst experience ever. We rented from this company for two years. First: everything and anything is a hassle. Something breaks, you’ll want to fix it yourself because that’s how long they have you waiting. And I’m referring to essential items like air conditioning in the middle of the summer!! Ridiculous. Second: if anything goes wrong resulting in you needing to talk to someone in the office, be prepared for a headache. It’s like talking to a child who has anger issues. They literally answer the phone with the worst attitude, if they answer at all. And don’t even get me started with trying to sit down with someone, that’s not gunna happen. If you do manage to get into the office, you’ll be biting your tongue. I’ve always been in disbelief of the audacity these people have, it’s like wait are you working for this company or did you just walk in here to make them look terrible?? Unfortunately they always end up being paid to treat their customers the way they do. So anyway we finally ended up moving out because it was just way too stressful dealing with all the problems we had. We spent 48 hours, not exaggerating, on fixing every little problem. I even filled in the holes with **** from where I had screws in the wall, let me tell you, it was close to spotless and in way better condition than when I moved in. So that’s all done I’m satisfied and awaiting my deposit!! WELL THATS A JOKE TO THEM. I called them asking them for a walk through.. they said they don’t do walk through and that they wish me luck on receiving my security deposit.... they legit laughed on the phone like they were straight up saying “lmao we don’t give those back...” so that’s cool. Then I get the letter stating I owe them 850.00... they had things listed on there that I have PROOF of doing. 65 dollars for an air filter that I have a video of me replacing. Anyway, I went to the apartment that is now rented to a new tenant. The new tenant and I spoke and she let me confirm if everything they were trying to charge me for was indeed done. It was NOT. Everything they were charging me for was not done, like anyone who moves in they just charge them for everything wrong and never ever fix it. They even left the air filter I put in there as a requirement to receive my security deposit!!! Like are your seriously charging me 65 dollars for not replacing a filter I obviously replaced only to go in the apartment and find the exact same one still there? like I’m not even sure how clark realty is still even a thing.. interactions with people like this make me worried about our future. HOW IS THIS OKAY!!!!!!!!

This is a terrible realtor/management team. I've had unresolved repairs since Sept. 2014- through present, poor follow up and unjustified fees; will cut your grass on the 1st sunny day after 2 weeks of cold and rain and charge you $95 for lawn violation on a townhouse lawn. They will not make repairs at all, something as simple as a door bell has not worked in 6 months. There is paint over spray on all of upstairs windows they have refused to remedy this issue since Sept 2014. If you care to have peace of mind DO NOT RENT from this group. If the app allowed for less than one star that would be their rating would be ZERO.

Response from CLARK REALTY & ASSOCIATES
This rental property was newly constructed so all maintenance requests are submitted to the Builder for warranty scheduling. We notified the tenant of the Builder's warranty and that they would be contacting her for scheduling. The Builder attempted to schedule with the tenant on several occasions with no success. Although our tenants do have to send written requests for repairs to us, we also have a phone line dedicated to submit repair requests. We take great pride in the properties that we manage and after realizing that the builder had not successfully scheduled the repair then we sent one of our own maintenance members to visit the property to address the issues. The doorbell and window overspray repairs were completed on March 13, 2015 and we contacted the Builder for billing on March 16. We do work for the Owner and have a responsibility to make sure that there are no violations/citations regarding property appearance. Per the Residential Lease, violation charges are billed to the tenants when there is any type of citation. The Residential Lease also states that lawns are to be maintained on a weekly basis. If there is inclement weather then we will allow tenants more time to correct the lawn violations. In this particular case there were some chilly and rainy days but there were also decent weather days in which other neighbors were able to satisfactorily maintain their yards. The tenant filed a complaint with the Better Business Bureau as well and they have determined that our company addressed the disputed issues and exhibited good faith to resolve the complaint and have closed the file.
