In 2007, the developer of Bella Vita on Lake Conroe offered lots for sale. The developer hired Jennifer Stanley and Helen Payne to be the management company for Bella Vita. Within the last approx. 4 months, Stanley and Payne resigned effective 11-1-15 and were then rehired by the newly-elected BOD. At the advice of his attorney, one of the new BOD resigned. At the 1-28-16 Bella Vita BOD meeting which I attended, the BOD announced that it was a mutual decision between the new BOD that effective 2-18-16, Stanley and Payne have once again resigned. I would not recommend Stanley and Payne based on my personal experiences since becoming a Bella Vita lot owner in 2007 and now a homeowner living in Bella Vita for 2-1/2 years. I'd rather not give any more details, as Jennifer Stanley has sent me an email threatening to sue me and she cc'ed her attorney.
Description of Work: Management Co for our subdivision homeowners' association, taking direct orders from the Bella Vita Board of Directors as regards to the day-to-day requirements as per our governing documents.

Stanley & Payne Property Executives, LLC professionally manages all of my rental properties according to industry best practices. Tenants are thoroughly screened using industry standard criteria. All lease applications, leases and other documents are on forms promulgated by the Texas Association of Realtors or the Texas Real Estate Commission. The condition of each rental property is assessed and documented before the tenant takes possession of the property and after the tenant surrenders the property. Stanley & Payne collects all rents and promptly remits the net proceeds to me with an easy-to-read accounting. Maintenance issues are handled in a prompt and professional manner. At my request Carol DeLuna, a real estate agent with Stanley & Payne, calls me to discuss all issues and recommendations regarding my rental properties. Carol DeLuna also assists me with the selection and purchase of rental properties and advises me regarding renovation, if necessary, for each rental property. In summary, Stanley & Payne Property Executives, LLC is an experienced, professional and ethical property management company. I highly recommend Stanley & Payne Property Executives, LLC to any real estate investor. Stanley & Payne Property Executives, LLC also manages and advises Community/Homeowner Associations, Condominiums and Town Homes, Developers in Pre/Post development stages, Residential Leasing and Management, Investor Properties and Commercial Property Management.
Description of Work: In January 2011, I acquired my first single family home rental property. At that time I entered into a Property Management Agreement with Stanley & Payne Property Executives, LLC, which is owned by Jennifer Stanley and Helen Payne. Under the terms of the agreement, Stanley & Payne agreed to manage the rental property, including, but not limited to, tenant screening, lease contracting, accepting rent, and mitigation and remediation regarding any maintenance issues. The agreement provides for various fees for services rendered such as management fees, leasing fees, renewal and extension fees, service fees, etc. In my opinion, the fees charged by Stanley & Payne are reasonable and consistent with the fees charged by other property management companies in my area. As I acquired additional rental properties, they were added to the Property Management Agreement with Stanley & Payne. Carol DeLuna, a real estate agent with Stanley & Payne Property Executives, LLC, was assigned to work with me.
