Derek was professional and thorough in his inspection. He answered every question I had and even some I didnt realize I had. I received my report in a timely manner.

Rod damaged my home and will not return my call. Very rough with his inspection and does not care about your property. I do not recommend. You can find better.

Rod is professional, thorough, friendly, and most of all trustworthy. I am a single female buying a new home for the first time. I needed someone whom I could trust to look at the house in my best interest. Rod and his team proved to be just that. He looked the home for every possible defect. He explained his report in full detail prior to sending it to me. Answered any questions I had. I highly, highly recommend him for anyone needing a thorough inspection.

Rod was early, efficient and took the time to explain what he was doing whenever I had questions (which were plentiful as a first time home buyer).

Rod was wonderful! He caught a lot of things that were wrong with the house. His thorough inspection helped us to decide to pass on the home.

Have used Rod Inspects before and used their predecessor for first home purchase---inspection was good and explanations for exceptions were clear.

Aesthetically the home was lovely but Rod's inspection revealed a long list of major problems. We were so thankful for his services as we still purchased our "dream" home but with our eyes wide open. Rod is professional knowledgeable and his services were invaluable!

"Since I retired 3 years ago selling medical devices, I've wanted to purchase homes for rental purposes. I am focused on the Highland Park area of San Antonio. This is the original "suburb" of San Antonio, TX and the majority of the homes range from 100 years to 85 years to a fewer number of "newer" homes--built in the 50's. I now own 3 rental homes and have looked at 6 where I've had a home inspector come out--on top of about 65-100 where I've driven by, googled online, done research, and looked at. Of all the home inspectors that I've used, Rod is by far the best. My only regret is that I hadn't heard of Rod before. As everyone knows, there are alot of home inspectors out there...One of the "A rated home inspectors missed many features on another home--which ended up costing me around $4,000 in unexpected repairs including a very dangerous situation. After about 2.5 hours of crawling through the attic, going through the entire house (built in 1930), crawling on his belly under the house (which is on a pier and beam foundation), getting on the roof, going through the detached structure and you name it, Rod concluded his inspection. I was most impressed by his crawling around in the attic and under the house. I've had to do this with 2 other rentals I own and it is hot, dirty, smelly and sometimes claustrophobic work. He had all of his equipment, safety gear, rubber boots, uniform, etc. He gave me and my realtor a brief summary of what he felt were most important. within 24 hours (next morning at 6:52 a.m.) I had received a 23 page inspection report, complete with crisp photographs and a detailed report. Armed with this information, which my realtor forwarded to the seller's realtor, we negotiated a lower price based on what Rod uncovered. Even though the house is 85 years old, a solid Craftsman style bungalow and oak hardwood floors, there are areas that I have to address. Rod's report is a complete step by step report on what I have to address. Some things are minor but others are major. I closed on the house and both the seller and myself are happy with the adjusted price--based on what defects and flaws the house has. Many which the homeowner did not even realize they had! I would Definitely use Rod again, and again, my only regret is that I didn't know Rod before. Definitely the MOST professional I have met. Not only that, but a personable and hard-working man. If I could give him an 11 out of 10 I would! Just like in the movie "Spinal Tap."

Rod's inspection was excellent.

I was referred to Rod by a co-worker who used him a few times and strongly recommended him. I also did a search on angies list and as you can see, Rod already had great reviews. I booked him 48 hours in advance. The appointment was for 9:30 am I arrived at 9:25 and Rod was already in full swing with the inspection. He is very knowledgeable, courteous and professional. He is very personable and he took the time to answer all my "first time home buyer questions". He also brought in a security specialist at no additional cost and her expertise was invaluable as well. The inspection report is easy to read, detailed and comprehensive. No stone was left unturned. I also like that he does his research about a property and doesn't just make assumptions. I can't say enough about him. He is great as is his support staff. I will mention that when I tried to call his office the first time I got his voice mail. But my call was promptly returned and they already had everything set up with my information. It was a very easy process.

Very pleased with the detail and responsiveness. The report was presented with pictures and descriptions that were very easy to follow for everyone involved. Would use Rod Inspects again and would highly recommend his services.

This is actually the 2nd time I've run across this inspector as he inspected a house I sold in May, 2013 and I was so impressed with the level of professionalism in his report without silly, stupid stuff being in the report. He spent about 3-4 hours inspecting the home I now own and did a very thorough job answering all of our questions. Furthermore he has answered promptly all of our follow-up questions. Very good and very thorough, I would definitely use him again.

Our realtor actually picked and scheduled Ron for the inspection. What a great choice. Ron spent several hours inspecting the property in detail. I was present for only about half the time and he walked me through some of the issues found during that time to explain in detail. That was great. I also thought it was great that he entered information immediately into his computer instead of relying on notes. I felt this method insured accurate translation of what he was inspecting. His report was provided to the next day. It was very detailed and made clear the deficiencies where applicable. He also was clear when issues should be further inspected by a licensed professional in that specific area. I have showed the report to several friends and they have all been impressed by the detail Ron provided. While Ron did not recommend we buy the property or not (he was very neutral on that), his report did help us clearly make the decision not to move forward with the purchase. So we will definitely will use him again as we continue to look for another property.

My overall experience was great. Rod the inspector was on time, he wore booties and explained the process thoroughly. He also allowed me to shadow him except roof and crawl space. I had the report in record time waiting for me in my email. Kudos.
