Response from Yellow Hat Inspections
After reading this review, we phoned the client to see exactly what wasn't done to her satisfaction, since there were over 60 items identified as deficient. Based on that conversation, I think that most of the issues she has are outside our control. The inspection we perform is focused on safety issues and items which, if left unaddressed will cost the homeowner a significant amount of money. We typically do not mention cosmetic issues because they are visible to anyone and we don't wish to draw attention away from serious issues that could impact the safety of the family living in the home. In addition, the client was having difficulty getting the builder to address all the issues raised by our inspection, saying that we had missed a water leak into the home at a door. In fact, we had highlighted this water leak and gave an opinion of where the leak was coming from. The fact that the builder didn't agree with our opinion of the source of the leak does not, as he contends, relieve him of the responsibility to fix it. In addition, the builder has refused to fix other issues, which subsequently cost the homeowner. Unfortunately, we are not obliged to pay for the repair of items the builder will not fix just because we found them. After speaking with the client, I think she has more problems with the builder than with Yellow Hat Inspections. However, we are still in communication with her to see if we can help her better communicate with the builder.
