Ken was very detailed, looked at every bit of the house and explained me everything very well. His report was very descriptive. He took his time and was straight on how is the house. I am glad I did not go with my agent's inspector. I will surely use Ken in future too.

+ -1 moreKen Larson did a fantastic job inspecting my home. I have worked with several inspectors in the past and he was by far the most enlightening. He took the time to clearly explain the issues he uncovered, and even discussed them frankly with me. His written report was clear, concise, highlighted the truly important parts, and included photographs that we could show to the seller and sub-contractors. He was friendly to be around and extremely knowledgeable. It's clear that Ken has been doing this for a long, long time, and has seen it all. I will DEFINITELY use Ken again!
Description of Work: He did a home inspection for a residence built in 1988. He even used foundation level measuring equipment (which I have never seen before by a general inspector). He took 3-4 hours, up from the typical 2-3, because he was so meticulous and explained everything in detail. A detailed written report with excellent photos followed the next morning.

+ -1 moreKen Larson of Austin Structural was extremely thorough and professional in his inspection of this property, and as always, he showed up exactly when promised. He took the time to point out and explain to me certain conditions that would definitely concern a potential home buyer (even those not required to be inspected under state law.) Furthermore, Mr. Larson used laser equipment to discover potential foundation issues as part of his routine inspection program. (Other inspection companies I have used recommended that I consult the "free" services of a foundation leveling company to determine if there was any foundation damage.) His written report was prepared in a professional and easy to read format with photographs to document his findings. I am very pleased with Austin Structural's inspection services and won't buy a property without them! (In fact, I ended up NOT buying this property because of what he discovered!)
Description of Work: I am a real estate investor and have used Ken Larson on this (and numerous other occasions) to inspect residential properties that my company is interested in purchasing. (Although the seller's disclosure for a given house appears to be thorough, oftentimes I have found it to be incomplete and sometimes outright wrong!) A house may look great to me, but unless I get Ken to inspect the "guts" of it, I may end up buying a money pit. Ken inspected the general plumbing, electrical, HVAC and structural components of the property to determine if there were any serious issues. Since he is unaffiliated with any repair or building company, I can count on him to give me an unbiased and true assessment of the condition of a property. He looks beyond the "fresh paint and new carpet" to let me know what I am REALLY looking to buy. In this particular case, althought the house LOOKED great, it turns out that the HVAC system was totally shot, the dishwasher/kitchen plumbing was backed up, the electrical system was improperly wired and there were many other problems to boot. I figured I was looking at about an additional $20,000 or more to get all of the defects repaired.
