Schaefer Custom Homes

Schaefer represents himself as a "custom" builder and 3/4 of the way through my project he tells me he didn't know I wanted a custom home (although I literally handed him the design of my home). He accept zero responsibility, therefor as the general contractor, basically serves no purpose. He knew very little about my project. Even to the point of being unaware of where the laundry room was in my build when the home was almost complete. He admittedly knew nothing about the cabinet design in the home. He made costly mistakes (the custom front door does not open according to the blue print and opposite the wall switches, he put in a fence that was against my HOA regulations and then attempted to charge me for the mistake) and had the audacity to blame me for them. He over-charged me $101,000 and when I made it clear this was a mistake and I did not intend to pay, he found thousands of dollars to tack on to the final that he already submitted to me prior to these new-found charges. We are almost one year out from completion (which took about 9 months longer than initially calculated) and we are still working on a punch list. When his subs fail to show up, they blame it on the subs. Needless to say, it was a HUGE mistake using Michael Schaefer. The 11 months working with him were extremely stressful and the end result was NOT worth it. We have had ceiling leaks from the two tubs upstairs and multiple electrical issues. I regret this choice immensely. Bottom line is, Schaefer put zero effort into this build. On top of this, he offered nothing to warrant such payment, but rather caused MUCH stress as I had to stay on top of every aspect of the build, as I quickly understood he knew very little about my project. In fact I am still ( 1 year later) having to stay on top of the punch list. His gifts include ( but are not limited to) pitting his sub-contractors against his clients and pushing the blame on anyone around him. BEWARE of Michael Schaefer "Custom" homes.

Quality excelence, good contact with his clients. He's does a wonderful job Everybody that has had a house built by him in our location just loves his houses. We have never had any real serious problems with him.
