These guys are the best. I first worked with Scott Killian in 2012. He sold my house in TWO DAYS. In October 2013 he sold my condo in about a month. His marketing techniques are stellar, the best in the D/FW area. He and his agent, Amy Fish, helped me stage my condo and gave me great tips on how to show the property optimally. When it comes to negotiating, Scott is a bulldog, always and unrelentingly working for the best interest of his clients. He always took my calls, always answered my questions and (sometimes) calmed my fears truthfully and professionally. Amy Fish is one of the buyer's agents. She worked tirelessly on my behalf. She actually ended up writing four offers for me before I finally was able to find one to "stick". (The others fell through for a variety of reasons.) I'm quite sure that my indecisiveness must have driven her crazy. In spite of that, she was always cheerful, and always willing to help. She seems to be gifted at matching clients with homes that they love. Both Scott and Amy are TOPS. I was just very impressed with these individuals. He had great reviews off of Angie's list and he certainly didn't let me down. He gave me $1000 off because I was an Angie's List member. I felt that their prices were fair and reasonable for what I got. He went all out. What stood out was the day I met him. He came in with his measured tights with everything that I could possibly imagine. He looked over the whole house. He was really involved in it from day one. He had my house sold in two weeks. I got $10000 more than I thought I would. He is cool. He has a constant contact with me. If I could only say one thing to other people, if you don't try to run the show and just trust him with his expertise, he can do it. He would ask opinions about things. I told him to do what he thought would make the most money and he did it. He was really great. I would use him again in the future.

I asked Nicole to come out and give me some ideas on what I should remodel to make the house a quick sale. I told her I wanted a good return on my investment in getting the house ready. She spent about 1 hour walking the house with me, offering suggestions and guidance on what she thought I should do. She really helped me to control my expenses and get that big bang for our buck. Once the house was done, she came to me with comparables that truly matched the house we were selling. Another real estate agent was trying to get my business and her comparables that didn't match up to the house. I signed my contract with her and we had an offer the 1st day. By the end of the week, we had 2 more offers. We had at least10 showings that first week and we closed on the house in under 15 days. Nicole kept me informed on the progress and reassured me on what I thought we should do. I joked with her that I thought she had 'miked' our house because what my wife and I discussed, she came to us with the same thoughts and guidance. Nicole made the whole process so easy for me and I'm glad I choose her to sell the house. I would recommend her to anyone. The house went on the market on Sunday, the 11th and we closed today, the 28th. Everything fell together perfectly.

Let me start off by identifying first and foremost that I chose Scott Real Estate based on the excellent reviews on Angie's List. We don't use anyone unless they have great reviews here. From the beginning of this endeavor Scott was extremely helpful. We did our own research on properties before finding an agent. Once we found our list of dream homes we finally decided to find someone to help us schedule showings and appointments to view the properties. One the houses we found met every need we wanted in our new home. The problem was it was Saturday and we had no idea if the property was still available on the MLS realty system. I took a chance and gave Scott a call and was promptly greeted with a friendly voice on the phone at 4:30 PM on Saturday. There was some real urgency in our request since this house was so perfect for us and at a great price. With no delay Scott confirmed which houses were available and which were not within a few hours over email. We were in luck with our perfect choice being available. Now the Second Hurdle was that I was going out of town and at least my wife was going to need to look at the property before we could feel comfortable putting on offer on the house. It just so happened that my wife was to be in the Dallas area but on a unrelated trip with no rental car. Scott so generously offered to pick up my wife at the Airport and make sure she had a thorough walk through of the home before taking her to the convention she was attending in Dallas. Again, way above and beyond what normal Agent would do. Even the day of the flight he was logging into the American Airlines website to make sure her flight didn't get delayed and he had the correct gate information to pick her up so she wouldn't have to wait. Amazing guy! I could go on and on about his perfessionalism and courteous attitude but the bottom line is we close on our house in 3 days from now and this wasn't the easiest home I've ever bought but with Scott things always worked out. From contract negotiations, to ensuring our requested repairs where done and done right Scott was amazing. He even got me a better financing deal with a lender he knows and had he not done that we probably would have lost the home because the original lender wasn't sure they could close the house by the required contract date and the Sellers of our home already had a better backup offer. Talk about nail bitter! Just can't say enough about this family oriented, wonderful and professional agent. Do yourself a favor and take this review seriously if you're in need of a good real estate agent. Either as a buyer or a seller you can't go wrong with Scott.
Description of Work: We used Scott as our Buyer's Agent regarding a residential home purchase in North Flower Mound Texas. However Scott did much more than just be our Agent, he coordinated our lending for our mortgage, helped find us reputable inspectors and provided even transportation for us from the airport to the property we were most interested in. There are so many services he did for us after hours on weekends and all were above and beyond what a normal Real Estate Agent would normally do.

After renting for several years, I decided it was time to be a home owner again. I found Scott's name on Angie's list and after checking out his website, sent him an email. He promptly returned my email and set up an account for me on his MLS portal. This portal is updated several times per day and contains the full MLS data, which is very helpful to learn of homes just going up for sale when there aren't a lot of homes on the market. I sent him a list of houses I wanted to see and he promptly arranged showings at a convenient time. He was always waiting for me when I arrived at the first house. Scott was very thorough in pointing out the pros and cons of each property and also offered advice on the resale potential of each home. When I was ready to make an offer, his experience and knowledge proved to be a valuable asset to have on my side. Scott diligently worked on the negotiations which proceeded quickly and painlessly due to his use of electronic forms. This was the smoothest home buying experience I've ever had and I attribute a lot of that to Scott's experience as a realtor. I never felt pressured to make a decision before I was ready and he was always very considerate of my time. We communicated primarily through email which was my preference and Scott always replied promptly to whatever questions I came up with. I always felt confident that Scott was taking care of whatever needed to be done at any given time during the process. I was also very satisfied with his referrals for a mortgage broker and inspector. If you are looking for a realtor, I highly recommend you contact Scott. He understands the real estate market in our area and provides a very high level of customer service.

Scott is a very personable and likeable guy. My sense is that it would be enjoyable to go visit houses with him. I believe him to be an honest guy and he was always quick to reply to us. I'll warn you that I'm pretty picky and also pretty data driven. I used prior Angies list reviews and didn't really press him on the data side. I asked Scott to come evaluate our home in Grapevine and given both schedules, he was able to accommodate us quickly. The downside to this quick meeting is that he didn't really have time to analyze the comps to remove outliers. Based on his evaluation, he suggested that we list our house for $389. Given other feedback and our desire to sell the house quicker, we decided to list the house for $375. After 2 weeks, we discussed reducing the price and all landed on $364. When we received an offer for $350 a few days later, Scott suggested that we jump on it. This was $49k less than he recommended we list the house for and $14K less than we repriced it days ago. I felt like he just wanted to be done and collect his check. I asked him to look at comps, look at other inventory available on the market and help me understand his thinking. He was willing to pull the data the way that I asked for it and in the end, didn't push us to accept the offer. I was disappointed that he didn't really use the market data to support his rationale and was disappointed that his views on the market price of home swung so wildly.

The market analysis done in the beginning was based on a larger square footage as was in the tax records. When I arrived I was given new information and therefore the price needed to be adjusted. I was also told improvements would be done to the house that were not done as I was informed. For example, new countertops were a paint coating over the old laminate countertops in which the new buyers wanted to have removed. As we met it also became very apparent that they needed a quick sale. Market data was shared but there were few sales to match this home. I do believe I made the mistake of communicating with the husband primarily and should have made sure the member received all the same data. Upon my first meeting, it was primarily with the husband and I continued conversations with him throughout the process. If I could do this over, I would have followed up with data to the wife, as the husband was very busy and travelling. The home did sell for $355,900 in 26 days. This is the highest priced sale in the neighborhood for all of 2012 as of August 12, 2012. The next closest sale this year in the neighborhood is $315,500. They received the highest sale in the neighborhood by $40,000. I will make it a point in the future to share data with both the husband and the wife and to make sure both have all their concerns attended.

Mark took us house hunting, looking at many different types of houses. He was knowledgeable and informative about each house and about the neighborhoods in general. We ended up making offers on 2 homes, with negotiations on both. He offered solutions and advice throughout that process. The house we ended up buying had problems going through escrow, and Mark was always there to answer questions, offer solutions, and do whatever it took to get the process moving. In fact, he came up with the solution to the biggest hurdle we faced, making it possible to finally finish the process. He answered our calls and emails almost immediately, offered to drive contracts and checks anywhere we needed to take them, and made the calls that kept the process going. Scott came to my house to discuss putting my property on the market. He brought me all the standard real estate agent information regarding comparables and such, but I felt he was more honest and realistic that other agents when it came to pricing. I also felt he was more aggressive in his marketing; he's in it to sell his listings, not just listing properties on the side. In the end, I decided not to put my house on the market due to the dismal comps, but I signed a six-month contract with him so I could list it if and when the market improves a bit.

Angela Owens is our Realtor. Angela is very positive and upbeat, professional and knowledgeable. We are experienced home buyers, and Angela knew when to let us do our thing (we did a lot of research on the computer on our own) and when her professional knowledge and abilities were needed (appointments to see houses, contract negotiations, references to needed professionals, etc.). She knows the market, and although her office is in Bedford, she was willing and able to help us in several areas in Northeast Tarrant County. Although she is NOT a pushy salesperson (I generally I dislike anyone who works on commission), she is a strong negotiator. She does what is right, not what is quick and easy for her - such as continuing to show us additional properties while contract negotiations, inspections, etc. continued on a selected property. She showed equal enthusiasm for $70,000 fixer-uppers as she did for $200,000 homes with acreage. She keeps in contact with clients even after the sale, and I am looking forward to the promised dinner on the one-year anniversary of our closing. Angela has nothing but positive things to say about her broker, Scott. He is a man with high moral values, employs good people and supports them as needed.
Description of Work: Spring of 2009 we decided to take advantage of the low interest rates and buy a house. I contacted Scott Realty, and Scott referred me to one of his agents, Angela Owens. Angela showed us every property we asked her to, in a range of prices and several areas of Northeast Tarrant County. We made an offer on one property, and after a couple of weeks of negotiations, it was not accepted. We continued to look at properties, expanding our search area. Angela was able to refer many professionals - mortgage broker, inspector, foundation company, handyman, roofer, etc. We ultimately purchased the second property we offered on, and Angela was actively tracking the progress of all aspects of the sale, until she met us at our new home with the keys, a new welcome mat and some new plants. I first met with Mr. Killian while working on a house that had belonged to a deceased relative. My goal was to make the house as attractive as possible so that it would sell quickly in the already depressed market. I chose Scott Real Estate because it was listed on Angie's List, and because it was the only one I saw that specialized in the Bedford area. When Mr. Killian first saw the house, it was still a work in progress. I explained the work remaining, and what I was trying to do: offer a clean, attractive house at a fair price. Mr. Killian made some suggestions regarding how to maximize the curb appeal. Also, he offered some invaluable comments in his initial tour, which prompted me to make some other minor improvements that I had not previously considered. When I was done with all the work, I "staged" the house using some of the best furniture from my home. Mr Killian suggested that we set the asking price $5,000.00 over what we had originally agreed to; a good strategy. Mr. Killian took photos of the house that showed it to the best advantage, and used them in an excellent market promotion. As soon as the house was listed, I had several appointments to view it, and I had a firm offer the second day. The offer was for the full asking price, but that I pay the buyer's closing costs, so essentially it was for the original asking price. The process overall went very well. The buyer's inspector found where there was an issue with the roof that had been recently replaced, and I had the roofer come fix it. The inspector did not notice the low temp setting on the water heater (this was an unoccupied house) and reported instead that the water heater didn't work. The buyer (naturally) asked for a replacement. The assumption was that I had failed to report or otherwise concealed a problem with the water heater; not true. The heater was old (as had been reported) but definitely still worked; the issue was resolved when the temp was set to high and proved to provide plenty of hot water. Overall, I would definitely recommend Scott Real Estate, and would use this business again if I am ever in the market to sell my home here in south Bedford.

Scott was very responsive - before even coming to look at our house, he gave us tools to estimate the market value of our house. He then visited with me the next day, and gave us advice on what to fix and replace throughout the house. He offered suggestions as to when we should place the house on the market, and other tips to stage the house. He offered to stage the house for free. During his visits (very casual and comfortable), we discussed the marketing plan, associated costs, and other aspects of selling our home. He scheduled an open house almost immediately. He prepared a very nice virtual tour, and marketed our house on several websites, including the MLS. He even provided us with our own customized website to share with family and friends. Within 6 days in a terrible economy, Scott had our house sold, with several offers - which resulted in getting close to our asking price. After two weeks of looking at both new and existing homes, we settled with a new one. I contacted Scott in October and asked him if he would sell my house. He was persistent in getting me to pin down a day to put it on the market which helped me finish all the last minute details. Scott was very business like through the transaction. He came with facts about the current market and sales climate. He and I made a joint decision on the selling price that was fair to me and fit the current market. Scott put the house on the market the week before Thanksgiving and by the end of the holiday we had a contract signed. We closed within a month of the original listing. I would recommend Scott to anyone looking to sell your house in the DFW area. The cost listed is the real estate commission, this format does not work well for real estate transactions since most Realtors are paid a percentage of the sales price. The cost is not in addition to the normal commissions.

Description of Work: cott was amazing! I could get a hold of Scott whenever I needed to, and when I called him multiple times throughout the day, he either answered or returned my calls promptly and was always helpful, answering all my questions with a smile. He made the entire home buying process, a good experience for me. Scott was able to get my home sold by marketing its unique qualities. I really liked the complimentary website he created for our house. It was neat being able to tell my friends I had a website dedicated to the sale of my home. Scott said it would work and it did, my home sold before others in the neighborhood. Scott also helped us through the process of finding a great home for a below market price. We now have a wonderful home in an area that continues to increase in value.
