Mold Inspection Sciences of Austin is an environmental assessment, and consulting company focused on mold and asbestos. Water intrusion and microbial growth can pose a variety of issues and concerns for property owners and building inhabitants. Our goal is to help our clients understand, document, and remedy water intrusion and mold-related issues. Mold Inspection Sciences Texas is not in the mold remediation or mold removal business - our services are strictly consulting in nature. We have licensed Mold Assessment Consultants and licensed Asbestos Consultants on staff. We do not use subcontractors. We carry $1,000,000 worth of General Liability Insurance, and all our consultants are covered by $1,000,000 of Professional Errors and Omissions Insurance. We have the highest standards in the business and thus perform no remediation, no abatement or construction. Description of Work: They did a survey of the house, a few air tests for an additional fee, and a test of some mold they found in one of our HVAC vents. Everything was fine, but it was good to get peace of mind because we had a few specific areas of concern. The issue is that they only test where they see mold. They do moisture sensing in areas where it could be a problem in the walls. But they aren't going to dig into your walls to see if you have mold inside them. Overall, I think these services by any provider are overpriced, but their prices are similar to other companies that do the same work.

Description of Work: Two representatives came on time and spent three very hot hours crawling all over and under our house. They presented me with a comprehensive checklist of problems. My BIG gripe is that the listed price of $315 did NOT include testing the air quality around trouble spots. Each one air test was $100 more. The information page does not warn you about that. I had them test the three most worrisome spots, and they sent a more-than-comprehensive summary of the whole evaluation. The company that inspects, by law, cannot be the company that corrects.

Description of Work: They cleaned our HVAC vents, and the dryer vent - they also found mold, so sold us the UV light to put in our HVAC unit. It went pretty quickly, and the guy was nice and professional.

Even though it was the coldest day of the year, and also very wet, the technicians arrived on schedule. They provided a full explanation of the process, potential costs, and proceeded to do their work with minor interference with our daily routine. At the end, the technicians walked me through the house, explained their findings, and were open to questions. They also reviewed next steps we will need to take, best and worst case scenarios, and potential costs.
Description of Work: Conducted an inspection of our houses in areas where there have been water damage from an a/c leak and also other areas we wanted to insure where mold-free.

In my experience, the service they provided can be obtained through a regular home inspection. If additional moisture information is needed, you can get a moisture meter from Lowe's and check out the areas yourself to find conditions for mold growth.
Description of Work: The company performed a mold inspection serviceoin a pre-purchase house that had water damage. All they did was stick a moisture meter in the drywall, take some pictures and tried to sell additional services such as air sampling. It was a waste of time, with no additional information provided compared to the regular home inspector. The report was also delayed by a couple of days and so, a decision had to be made without the benefit of their report.

We strive to provide excellent customer service, while realizing that we may not be able to please everyone. I want to address one statement made by this client: "All they did was stick a moisture meter in the drywall, take some pictures and tried to sell additional services such as air sampling." Our inspections are very thorough. We are licensed by the state of Texas to perform mold assessments. A regular home inspector is not licensed to perform a mold inspection or do testing. All regular home inspection reports contain clauses stating that their inspection is NOT an Environmental Inspection and does not include Mold. Our services are consulting in nature and when a microbial bioaerosol contaminate such as mold is involved, only laboratory testing can confirm its presence or absence. We do not include Sampling and Laboratory Analysis fees as part of our inspection service fee. The reason we do not include these services is due to the fact that every property and every mold issue is different. The number of samples required to evaluate a suspect issue in a home cannot be determined until the inspection has been completed. When there is a suspect area or visible mold-like growth discovered during our inspection, we recommend sampling in order to determine the type(s) of mold(s) present and/or the amount of mold in the ambient air. Sometimes sampling is necessary to fully evaluate a discovered mold issue, and sometimes sampling is not needed. We leave the final decision about sampling to the client and do not try to "sell" them. We are always open to explain our services and fees fully.
