Modal Contracting

Description of Work: Modal built four deck large extensions off the back of our home, added a support beam to beef up a garage loft the original owner did not build correctly and added work and storage space to a 700 sq foot warehouse behind our garage/carport. These deck extensions where challenging because our home overlooks a private canyon and the grade is steep off the back. It took some care planning and thoughtful engineering. Modal specializes in metal framing which we specified because of its long life, load bearing ability, and the fire proofing or resistance it provides (we live in the heart of the wild land - urban interface which is a prime area for wild land fire). Modal was very attentive to what we wanted, offered good suggestions on how to fine tune our design and provided detailed bid proposals for each of the projects. Metal framing is more expensive then wood BUT, its straight, light weight, carries much much more load and will out last wood framing by many, many years. Its also much more superior than wood framing, especially when building on a grade like ours. We used standard wood decking and a combination of wood and metal for the deck perimeter fencing. We also used metal to cross beam our garage loft, and metal framing to build work benches and storage in our warehouse.

Description of Work: I live on a mountain ridge top in NW Austin and the back of my home and its 4 decks extend out over a private canyon. I contracted Modal Contracting to frame out 3 large deck extensions using metal framing and standard pressure treated decking, plus two porch roof extensions and new deck railings where involved in this process. Modal's team set the footers, set the vertical supports, some over 22 ft high, framed and decked, and replaced all the railings. The added two porch roof extensions also. I opted for metal framing because of its superior load bearing qualities, long life (much, much longer than wood), ease of construction, dimensional precision and fire proof qualities (important for those of us who live in the urban/wildlife interface area with high fire potential). It may cost 3-5% more than wood but it out performs wood on every level.
