We began working with Max in late 2013 when we were considering moving from California to Austin. He pre-qualified us a few times and worked through different scenarios with me as I considered employment offers from various companies and potential neighborhoods. Max collaborated with my real estate agent, and he was very patient. When we finally arrived in Austin, chose a house to purchase, and had an offer accepted... I threw him a curveball by getting a rate quote from another lender. Max reacted quickly and promised to match or beat the other lender's rate and to also match the closing costs credit offered by the other lender. I decided to stick with Max, and two days before we closed I was THRILLED with my choice. Max called me up and told me that he was able to get me an even LOWER rate at NO additional cost! My wife and I were so pleased with our decision to stick with Max. He and his team handled everything wonderfully, and the whole home buying process was much smoother than I ever though it could be. I'm new to the US and while I have bought houses in other countries I had no idea how it worked here. Max and his team where super helpful explain what was happening and making sure that I did not pay more than I need for things like insurance and home warranty. Excellent, Jori was my loan officer and she was great - they were located in Austin and home purchase was in Houston area but that did not matter, I received better care from them than many past local finance companies! Communication was fast, accurate and very good, all personnel I dealt with at Max Leaman were aware of the mortgage details, so we did not have to start over every time I talked to someone new. As a self-employed person, I'm use to the extra documentation required and I figured it would much worse now than in past but Jori and her team really helped make it go very smoothly, it went much easier than I thought it would. Closed on time with no last minute surprises, I will use Max Leaman again and would highly recommend them to others.

The level of service was fantastic from my initial conversation with Max where I was merely exploring possibilities of the purchase of a new home to the actual closing. He and team were extremely responsive, thorough and most importantly no surprises. Once we decided to sell our existing home and purchase a new home, the timeline was very short but we successfully met the closing date with no delays. Max's team made what could have been a stressful situation very smooth. I would definitely recommend and will certainly use them again when needed.

While working in Afghanistan I wanted to refinance and condense nine mortgages into three. This was a large project considering the current number of mortgages I had, the amount of people that needed to be involved, complying with the new laws that took effect in January 2013, and myself being in Afghanistan. I had contacted many Mortgage companies hoping to get this mission completed, only to be told sorry we can not help you, or no response at all. I was nervous, about using a company I found online, but felt I had no other option. After doing an online search, the Leaman team was one of the companies that turned up. I called, and the person who answered was Jori. I explained to her what I was looking to accomplish, where I was, and the difficulties I am having. After I explained in detail what my goal was, Jori was more than willing to try and help me. Jori took her time, explained to me what the process was, what she would need at each phase of the process, and estimated the time frame to complete the process. The whole Leaman Team worked on my project, always making me feel good about my decision, using Company I found online. The Leaman Team condensed my nine mortgages down to three, keeping me informed, and ease during the whole process, I cannot thank the whole Leaman team, Jori, Billie, and Mary enough for taking the time to help me accomplish my goal. The process went so well, that just last week (6/17/2014) I complete another mortgage with the Leaman Team. Again I experience a professional team willing to help me achieve the goal I set.

If there was a AA or A+ rating, I would give it to Sherri Eckert at Max Leaman - Prime Lending. I thought our last deal was tough but this one was even harder for many reasons, mostly because the Seller was not prepared and caused a lot of rework and hurry up and wait on the part of everyone else. We had actually signed three contracts with this Seller and two dropped out because he had built them over the restricted building line and he didn't want to spend the $4,000 to get the variance. There was a little mix-up on the appraisals as I had asked Sherri to order them and then tried to pull them back when I found out about the encroachment but the appraisers went out anyway. I would have been willing to pay for the appraiser fees or at least split them with them but they wouldn't let me pay them. On the duplex, we had problems with a lack of current comps within a ten mile radius. Sherri clearly explained the challenges and explained the options after talking to the underwriter, etc. I was able to help a little and with Sherri's guidance to the team and appraiser, we were able to get the appraisal approved by underwriting. Sherri maintains a cautiously optimistic approach which works well for me. I don't think she ever over-commits but is willing to take on challenges with a positive attitude and so far seems to find the one small chance to get something done when others have or are ready to give up. The third property, the duplex, was supposed to close April 10, 2014. Sherri and her team were ready but the Seller wasn't for a variety of reasons including a bad survey that was ordered late, incomplete repairs and we found out later that he didn't have the funds to close. As a result, we didn't close until April 29th. Sherri had set up an extended 45 day rate lock to start with as it was the same price as a 30 day rate and she had my back which was very fortunate. She stayed with us and kept a positive attitude, processed the paperwork for multiple rate lock extensions, kept revising HUD statements, etc. She also was readily available for advice and counsel as we were looking at a couple of creative ways to handle some of the issues including having the Seller pay the cost of the rate lock extensions which they did. Sherri is also very responsive in providing pre-authorization letters for any property I want to make an offer on within a few business hours to help my offer be more competitive. Unfortunately in this competitive market, less than half of those go to contract but she's always ready to help with another letter. I almost hate to mention it but there was a last minute problem, not of Sherri's making but someone in the closing department, I think at Prime Lending, made a very last minute change to the 7th or 8th HUD without reviewing it with anyone that I am aware of. It was a mistake on their part and would have cost me $426. Fortunately I called Sherri and she and Max Leaman got on top of the problem and had it flattened within an hour or two so we were able to maintain our closing schedule. I think any loan process with all the government rules and regulations is going to be frustrating and challenging at times. The great thing is you can have real pros like Sherri Eckert and Max Leaman that will help explain what the best alternatives are and go to bat for you when you need help with a problem to complete the mortgage process and transaction. If there is a way it can be done, I'm confident Sherri and Max will find it when no one else can.

All-in-all, everything went fine. Jori was very helpful and responsive to my questions during the loan application process. She was able to produce prequalification letters almost instantaneously when needed. Jori walked me through everything and made the loan application process easy to understand. When we went under contract, there was some confusion over the HUD statement. We had an addendum in our contract that allowed the sellers to lease back the house for a period of time. The "rent" they owed us was supposed to have been deducted from our closing costs but was not. It took several emails to get this matter resolved (exclusions, miscalculations, misreading of the contract, etc.) and it did cause a little stress because the HUD was issued only 3 days before closing, so the issue wasn't identified until late. I also noted on my HUD that they used an address that I have not resided at for 4 years. Despite these issues, I wouldn't not recommend this company. I would recommend however that you be fully aware of the intricacies of your real estate contract and comb through the details of the information you receive from the financial institutions and title companies to ensure your contract is being interpreted by all parties consistently, especially if you have unique situations like we did with the lease-back agreement. Trust but verify, as the old saying goes. And again, Jori was great to work with.

We very much appreciated the opportunity to assist this client! The Leaman Team does disagree with the reviewer's belief she received the HUD at the last minute; in fact, The Leaman Team was ready to close this mortgage two days early. Five days before this customer's close date, The Leaman Team provided a preliminary HUD and three days before her close date, a final HUD was approved by all parties on the transaction. Most customers would consider five days to review a HUD exceptional because the majority of lenders provide preliminary HUDs 24-48 hours before a close date and rush to finalize the HUD on the day of closing. Some lenders miss the close date altogether. In contrast, The Leaman Team strives to deliver HUDs to customers and realtors early so they have plenty of time to review the numbers and correct any issues. In regards to the Leaseback Agreement - a Leaseback Agreement is not related to the mortgage loan; it is a contract the customer's real estate agent negotiates with the sellers of her home. Most often, realtors prefer not to put a Leaseback Agreement on the HUD and instead handle the Leaseback outside of closing. In fact, most lenders will not allow the realtor to put the Leaseback on the HUD at all. When a real estate agent chooses to put the Leaseback Agreement on the HUD (and the lender allows it), they work with the Title Company to ensure this separate agreement is added to the HUD correctly. The mortgage lender reviews the HUD to verify all of the customer's financing numbers are 100% correct. Indeed, The Leaman Team verified the customer's cash-to-close numbers on the HUD were exactly right. Even though the Leaseback Agreement was not related to her mortgage loan, we do apologize for not verifying the accuracy of those numbers as well. A customer can never have too many people reviewing a Leaseback Agreement for accuracy. The good news: with so many days before her close date, the client and her realtor could review the HUD and terms of the Leaseback Agreement. The Title Company corrected their mistake (they calculated the Leaseback Agreement at cost per day instead of per diem PITI). In regards to an incorrect address on the HUD - please note - the reviewer is not referring to the property address. The Title Company listed the client's current address incorrectly. We are glad the address was corrected, but this typo by the Title Company was not, in fact, a cause for concern. Had this mistake not been caught, the typo would not have caused any issues for the property she was purchasing, her mortgage loan or Leaseback Agreement. The week of the client's closing, The Leaman Team contacted the client each day to ensure her questions were answered. Jori also contacted the client after her closing to follow up with any additional questions the client might have. The Angie's List community is extremely important to The Leaman Team. You review. We listen. You challenge us to set the bar higher - and we will!

Jori was my loan officer. She did an excellent job keeping me up to date on the process and pushing things forward. PrimeLending is the best lender I've done business with to date. I've got multiple investment properties and have used 4 different lenders in the past year. PrimeLending was, by far, the easiest to work with. While underwriting was thorough they didn't ask for as many extraneous documents as other lenders. Moreover, they understood how to deal with special circumstances typical of investors. Other lenders I've dealt were really only proficient with cookie-cutter owner occupant loans and not investment properties. It's been a relief to have found PrimeLending. I will definitely be sending them repeat business and I highly recommend them.

I had suggested my tenant use Sherri at Max Leaman. I've used her multiple times to buy properties. He decided to use a no-reputation lender first and as expected it fell through. He sent me his information which I forwarded to Sherri. He had asked if I would carry a short term mortgage for a couple years and I wanted to see what that would do to my ability to buy more rental properties. Sherri looked over his information and told me she thought she could qualify him for a mortgage so I wouldn't need to take it on which was greatly appreciated. Sherri worked with my tenant who travels four days a week. She was able to get this closed in just over 30 days. The one day slip was a result of the buyer having trouble submitting documents on a timely basis while he was in China the week before closing. As usual, Sherri was very responsive and maintained her professionalism. One of the great things about Sherri is she answers her phone almost every time I call and she's also very responsive to e-mails. I'll continue to use Sherri & Max Leaman for my investment mortgages and would encourage everyone to do the same. Getting a mortgage can be a real hassle. While there won't be times you won't ask why do they really need that, they will do it cheerfully and will get you closed within 30 days when you are supposed to close. They know how to make challenges that other mortgage companies bail on into successful and timely mortgages. Thanks!

My husband and I are extremely pleased with the service, professionalism and friendliness of the Prime Lending Team with Max Leaman. We initially started with a different mortgage company and after a excuse after excuse of why the refinance of our mortagage contined to be postponed we finally told the company to close our file. That company took up an entire year of our lives...very aggravating. Finally, after reading reviews on Angie's List about Max Leaman at Prime Lending and his team we decided to contact them after canceling our loan with the other company. I was first caught off guard with how nice, friendly and understanding they were of our situation and they were really surprised and couldn't understand why the other company could not close the loan. Even before seeing our actual numbers and credit reports they told us that we would be closing on Nov 1 (30 days after initial contact). I was impressed but skeptical due to our most recent experience. During the process they were very easy to get ahold of, answered all of our questions promptly and did everything they said they would do on time. To our pleasant surprise, we closed on Nov 1, the day that they quoted us during our first conversation. We were so excited we couldn't believe it!! I highly recommend without reservation Max Leaman and his team from Prime Lending for any mortgage/refinance services that you may need now or in the future.

Max and his team did an awesome job refinancing my house this past month. I'm not sure why I waited so long to refi, I guess it was because I thought the process would be a pain in the butt. After going through the refi with Max, I wish I would have done it a lot sooner. It was extremely smooth. He provided me a great rate, very low closing costs, and we closed on time. You can't really ask for more than that. Besides that, everyone was very nice, easy to work with, and I felt extremely confident that I was in good hands the whole time. When/if I buy in the future, it's a no brainer that I'll use Max.

I found Max Leaman on Angie's List and am glad I did. The entire process, from application to closing, was efficient and accurate - no issues whatsoever. I closed in about three weeks on a home purchase with a conventional loan. I compared fees among many brokers and Max Leaman's were the most competitive. Many other reputable and/or recommended mortgage brokerage services have a long list of junk fees with twenty different names and "costs" for the same junk (processing fee, application fee (the most offensive), settlement fee, document prep fee, administrative fee, underwriting fee....). Max Leaman's fees are minimal and reasonable. I'm in Houston, along with the house, the sellers, and the title company. Max Leaman is in Austin, which did not present a challenge:. all interaction with Max and team was done over the phone, email, and/or secured/encrypted Cisco mail.

I started looking for a company to refinance my mortgage by doing a Google search. I sent an e-mail inquiry to the first listing on Google. Only a moment later, my telephone rings and I start a conversation with a fast-talking BS artist who quickly reminded me of the Used Car Dealer that I once worked for. I did a quick Google search on that company on Angie's List and Yelp. Nothing but complaints came up. I searched for comments on my current mortgage company, not one that I chose, but one that bought my loan from my previous lender. Again, nothing but complaints and problems came up. So, I decided to search for the company that was rated the best A+ on both Angie's List and Yelp. The Max Leaman Team came up. I went to the Leaman Team web site and filled out their preliminary inquiry form. The next morning, I was contacted by Ms Jori Stearn. Jori worked with my wife and me all the way through the refinance process. She was very prompt, professional and kept in close contact with us all the way. They set a close date that was only about four weeks away from the date of my original contact with them. I had my doubts that we could really make that date, but it did happen just as Jori promised that it would! Later on, after we had submitted the required financial information, we were contacted by Jori's associate, Ms Janey Alcorn. Both Jori and Janey worked with us closely to acquire all the information that they needed. They gave us a very competitive rate and were very professional throughout the entire process. A Notary Public service sent an agent to our home on the close date that was initially promised. All of the papers were signed and our loan was funded within the tight schedule that was originally promised. The Leaman Team works like a well-oiled machine. They delivered what they promised. These guys are nuts!! They closed my refi in less than 3 weeks! I came to Max with a huge dilemma. I needed to do a cash-out refi on my investment property in Houston and I only had 3 weeks to do it. Apparently, there was a Fannie Mae guideline that permitted the ?cash-out?, using the delayed financing exemption, but you had to close the refi within 6 months of the purchase. Of course, I was at 5 months and 1 week when I realized this. From the beginning, Max assured me that it wasn?t a matter of if we can close, but when we can close. Sure enough, he was a man of his words? I evaluate lenders on 4 criteria: service, ability to close, communication/promptness, and price (in that exact order). The Leaman Team, which includes Max, Jori, and Billie Ann scores a 10 in all these areas?I can?t wait to do business with them again!

Max and his team were great! I have never had such good and prompt service in all my years of getting a mortgage. I had been dealing with another mortgage company and I was getting tired of waiting it had already been 3 weeks. So, I looked in Angies list and saw all the good reviews. So I called, and Max answered. I told him my situation and filled out the application on line. He called the next day and said that we were approved. 3 weeks later we closed on our house. I would highly recommend them to anyone. They are prompt and efficient and you can always reach them with any questions .

I was in the market to refinance two properties in Corpus Christi, Texas in hopes that I could pull enough equity out to purchase a third. I live in CA and made the MISTAKE of first trying to get my bank (one of the three largest banks in the US) to assist. They were awful!
