I refinanced my current mortgage with Amy and she did a great job! She was very professional and courteous and she got me a great refinance rate quickly. Closing was great also as we were able to have the closing after work at our home, you can’t get more flexible than that! Great company with great people. Will use again.

I was referred to Amy a couple of years ago when we purchased a condo in Austin as our primary residence. She held our hand through the whole process and even gave us some suggestions as to how to lower our costs. We were trying to close before a majore holiday and Amy "rushed" our application through underwriting. Thanks Amy. In April of 2012 we decided to purchase a foreclosure as an investment. Once again Amy came to our rescue. She crunched the numbers and made it happen without any pain. Quick response and honest evaluation of financial goals. This was a totally painless process with no problems or surprises. Amy handled the paperwork requests very well and handled the rate lock and timing of closing to meet my needs. The title company handled the closing papers well with no glitches. Their fees were substantially less than the two other estimates I received and I couldn't be happier with the process.
Description of Work: Max, Amy and the team handled a refinance of my mortgage. I saw all the positive reviews on Angie's List and decided to give them a try and I am very glad I did. Their fees were lower than the other two estimates I received and the service, mainly from Amy, was outstanding. They made the process as streamlined as possible and were proactive in communication and timing to ensure a painless closing. No surprises, no hidden fees. They were very straightforward and efficient. I have closed on numerous mortgages and refi's and this was by far the best ever. They are a professional, no-nonsense team that does what they say and on time and at a reasonable cost. Their office is in Austin and I live in Houston and there was no problem in handling this from a distance as we closed at the title company's office in the Galleria area.

.I used Max after running into problems with the brokerage house that I have all my investments at. I was pretty mind-boggled that the company that bank with and have all my assets with and has a decades long track record with me was not able to do business with me!I contacted Max and told home what my situation was. It's a bit tricky, as I have mostly income from disability insurance and investments and I still own a house jointly with my former wife. I'm used to having to provide a lot of documentation and history because of my circumstances.I found Max to be extraordinarily responsive to questions and requests I had. I made sure I got him everything he asked for quickly and he worked to find an underwriter. In the end everything went off as planned, with a bit of a bonus surprise that my rate dropped on the last possible day it needed to be locked in. I will certainly go back to Max for future business and I have already recommended him to others for their mortgage needs.

Max Leaman and his team at Primelending provide a great experience for getting a mortgage and I highly recommend them. I have gotten three mortgages through them, and as of the last one I even stopped getting competitive bids because Max's GFE was always the best. They have the best rates, are highly responsive, but best of all they are fast and can keep to a tight closing schedule. My first experience with them I had three GFE's including one from my credit union. Of those three, Max had the best closing costs and was also the only of the three who could directly answer a question I had on FHA loans. He committed to a tight schedule and made it happen, even adjusting earlier because of a holiday. My second experience was a refinance for a small house. Even though the loan amount was small, I got the same professional service and, best of all, speed. My third experience was an investment condo and it was the same great experience.

Max is very knowledgable and worked hard to get a complex deal done, even reaching out to the president of our new HOA when needed to get to close on time. He went above and beyond and I cannot recommend him highly enough.

I had gotten a few pre-approval letters including one from the lender my realtor recommended and one from Max and it was a good thing that I did. After a long search we found the house we wanted listed for exactly what was shown on our pre-approval letter and our offer was accepted. We were going to go with our realtor's lender just because he was on site and had a working relationship with our realtor. A few days later I find out that the lender my realtor recommended had some problem with our underwriting and would only approve us for a loan $30k less than what they had originally pre-approved us for. Fortunately I had Max around and he was able to get us our loan and we were able to close on time. We got a good, not great rate but the fees were less than our realtor's lender. Although we had to jump through some hoops which are the new normal in today's tight lending environment, everyone at Prime lending was real nice and professional. I would definitely recommend Max.

Max, Amy, Megan, Tiffany and the rest of the team got us from an offer to closing within about twenty days. They quickly helped us make decisions about how to proceed early on and then seemed to always be available as we got all the documentation and whatnot to set us up for final approval quickly. To top it all off Max even came to our closing, made sure we were all set to go and then was still available to answer a question I had well after the closing. We really enjoyed working with everyone and if I am ever again convinced to move, we'll definitely call them!

Where do I begin....Max Leaman is by far the king of his industry. My situation with my sister and brother in law was not a conventional one to say the least. My sister and brother in law lived in VA. He is Navy and they wanted to buy a house in Fort Worth. I had to be the eyes and ears here in TX. They started to go with Texas Lending and to put it mildly that turned out to be a nightmare. They were running out of time. So on a Sunday I started to do some research and I came across Max on Angie's List. I called him on a Sunday and left a message. He called me right back. I was shocked to say the least that he called me back so quickly on his own time. I explained to him the horror story I had with the previous loan officer and Max picked up the pieces flawlessly. Today my sister and brother in law are here and in their new home. It didn't matter that Max was in Austin, they in VA. and me in Fort Worth he worked on this loan as if we all were right there in Austin. I am in the industry myself so; I am not the easiest person to work with. I always give my best and I demand the best and that is what Max Leaman is, the best. I am sure he has hundreds of other loans but, every time I called or had a question he was right there. He treated me and my family like we were his only clients and to me that is pure talent. He is honest and never told us just what we wanted to hear. He puts not only his clients first but, his integrity as well. In this day and age that is hard to come by especially in a loan officer but, we definitely found that in Max. His staff is just as good. When it went to underwriting Janey was right there with us and walked us through the process. Janey is the sweetest most professional person (next to Max) I have had the pleasure of dealing with. I still today cannot wrap my head around how easy and smoothly the home buying process went with Max. He is number 1 in his industry for a reason. I will never go to another loan officer again with any real estate purchase. Thank you Max and thank you to your staff for providing the best service possible to my family, Max truly is the King of his industry.

I'm a compulsive online researcher, so when I bought my first home I spent a lot of time looking for lenders. After a week of culling the list, I got quotes from four. Max (thanks Angie's List!) gave me the best rate, closing costs, and loan flexibility compared to the other three quotes, so you can stop reading here if that's enough for you. However, he was also extremely personable, enthusiastic, and seemed like he honestly wanted my business. That last part makes a huge difference to me, since I'll happily walk away and pay more somewhere else if I don't like the way I'm being treated. Some of the other lenders I went to acted like they were doing me a favor. Really? Thanks, but no thanks. Anyway, my experience with Max was the complete opposite. He often responded to a call or email in only a few minutes, and was always eager to answer any question I had. And I had a lot of questions :) All that is good, but what really impressed me was how he handled some adversity we ran into during the final round of negotiations with the seller. I won't get into details, but there was a rule we missed when putting together closing costs and seller allowances. That little detail (that my agent didn't catch either) would have increased my closing costs well beyond what we had originally talked about. Because it was something that he didn't catch earlier, Max actually paid for the difference out of his own pocket!!! This was something he didn't do because he had to, but because he felt responsible for the error. At that point in the game, it's not like I could have gone somewhere else and still closed on time! Everything else happened without any problems. We closed on time, and Max even showed up at closing in case I had any more questions (I did). I'm pretty sure I would not have gotten the same treatment with the vast majority of other lenders out there, and I can't think of the last time someone has impressed me like that. Thanks Max!

Returned calls & emails very quickly. Closed on time & overall it was a great experience. Max is a funny guy and was nice to work with on this investment purchase. I found him online through an article he had about investment property lending and he was much more informed on the process of investor lending for SFR than any of the other 4 or 5 folks I'd spoken to prior to him! I love Max Leaman, so much I offered to name my first born after him – that should sum up my review nicely. Max was referred to me by a trusted broker in the business. I was a first-time home buyer with TONS of fears and questions and Max walked me through the process with ease. He patiently explained the mortgage process, associated fees and was always available to me when I had questions. There were even a few times he returned calls to answer questions at almost 7pm. I looked at a few other lending options… and well it was difficult to get a human being on the phone, much less get a call at 7pm. Max is still available to me now to answer questions regarding home improvement loans and has even provided a few references for remodeling work. I hear horror stories from friends on their home buying experience and I seriously could not be more grateful that I had an experienced and dedicated lender with a great team on my side. It is no coincidence or gimmick that he has amazing reviews, he really is THAT good. Max is living proof that when you do business honestly & diligently – you will be successful.

Because of the personal nature of my refinancing, I would rather not go into too much detail of the process. The two key issues that I am unhappy with are (1) the fact that I was promised a much lesser term and lower interest rate before the loan processor thoroughly read my application and (2) while I specifically asked that my insurance and taxes be escrowed, the taxes were not and, after a call to their office while I was at closing, we were told they "couldn't" do it for me. IMPORTANT UPDATE: After submitting the above review, I was contacted by Amy at Prime Lending by phone. Amy accepted the written opinion of my experience with grace and professionalism and apologized for the "disconnects" during the refinancing process. She and Max had earlier discussed ways to avoid this in the future, and I am confident that my experience was an exception. Amy also accepted suggestions from me to make out-of-state clients more comfortable with the process by improving the communication process. Clearly, the objectives of the Max Leahman Team at Prime Lending are to provide top-notch services and positive experiences, and I thank Amy for the opportunity to share my thoughts.
Description of Work: My first stressful experience with an Angie's List-recommended service provider. The process started off positive and with momentum but after being passed around to different loan processors who, while all pleasant to talk to, missed a number of critical issues and requests along the way, closing ended up delayed and with misunderstandings. We contacted the reviewer because, at the time the client submitted this review, the loan had not yet funded. Clients refinancing a primary residence have up to three days after closing to rescind and/or make changes and resubmit the loan. Our goal was to make any desired changes while there was still time. We never want a client to feel unhappy with the final outcome. Our conversation with this client gave us incredible insight into how we can improve our lending process and prevent the frustrations felt by this reviewer. Problem #1 What Happened: The reviewer felt passed around by our team. We should have done a better job of explaining each person's role in the reviewer's transaction, particularly because the client is located in a different state. Why the Problem Happened: Each client works with Max Leaman with support from Amy Oehler, both Senior Loan Officers. We set up our team this way to reduce response times and give clients access to two team members with decades of experience. Each client is also assigned a loan processor. Without proper clarification at the beginning, we understand how this client felt passed around rather than guided and supported. Simply put: we should have done better. What We Learned: We now send introductory information identifying each team member and what role they play in your loan process. We never want another client to feel passed around. Our goal is for every client to feel supported 110% and enjoy constant availability from our team. We pride ourselves in good communication and we let this client down. Problem #2 What Happened: The reviewer received a Good Faith Estimate (GFE) and encountered obstacles once the verification process began. When you receive a Good Faith Estimate, the lender gives you an estimate without verifying the information you offered. Once you and the lender agree on an estimate, the lender then verifies and documents all the information you provided, including: incomes, assets, liabilities, and employment history. If the information you provided cannot be verified, the original Estimate provided in Good Faith may no longer be viable. Together, you develop a new loan package. Why the Problem Happened: After the mortgage and housing crisis of 2008, government and banking guidelines became uncompromisingly stringent and sometimes they seem to defy all logic. The amount of documentation required to verify incomes, assets, liabilities, and employment history can be substantial. For example, self-employed borrowers often face challenges verifying their full income. As a mortgage team, our job is to alert you immediately when there is an obstacle and provide you top-notch solutions with ample time to make decisions. No last-minute surprises. What We Learned: Our mortgage branch took a loss on this loan in order to help the client proceed as closely as possible to the original Good Faith Estimate (GFE). Post-2008 mortgage rules are frustrating for clients and lenders alike and they often determine the loan products for which a borrower can qualify. We do not believe the client was "baited and switched"; the rate and terms originally promised in the GFE absolutely would have been honored had we not encountered the obstacles of this particular transaction. We understand why the client was frustrated with the hurdles of this loan, but feel these issues would have existed regardless of which mortgage professional the client hired. We sympathize, understand, and want all clients to receive the absolute best rates and terms. Despite the challenges of this refinance, we feel our team provided great solutions in a timely manner -- and the final loan package was a huge success. In the end, this loan funded as planned. Financially, we feel the refinance was an absolute "home run" for this client. In regards to communication, we did not do a sufficient job. We profusely thank this client for their time and feedback. The client provided us tremendous insight into how we can improve our communication and all our clients will reap the benefits. This is why we hold Angie's List in the highest regard. You review. We listen. You challenge us to raise the bar even higher -- and we will.

The process was very frustrating and took a lot longer than we had expected with an outcome we were not expecting. We knew our credit wasn't perfect but the scores were within the correct range. We were told if we paid off an account it would look better but he wasn't sure what it would do to the score. So here we are thinking all we have to do is pay off this installment loan (which was never late and had been opened for over a year already). We did and his score plummeted like 40 points putting us out of range to proceed. Granted he did tell us he was not a credit counselor but you gotta know about this stuff as a loan officer. Right? Everything I read said not to pay off any accounts when trying to improve credit, and he told us to do it. I was totally against it but he sounded like he knew what he was talking about so I had to do what he suggested, because he is the professional on loans. To top it off it was the only installment loan on his credit, why would you pay that off? Don't they want a variety of different kinds of credit? So now we had to go out a finance a car and get a second loan and try to improve our credit so that we can try again next year. Hopefully with someone who knows a little more about these things. Max was a very nice man and I'm sure if your credit is great you should have no problems but I wouldn't go back due to our experience.

The reviewer is sharing only a small piece of their credit story in this review. I’d like the other Angie’s List subscribers reading this review to understand the isolated installment loan account referenced in this reviewer’s story is only one piece of a much larger puzzle requiring resolution for the reviewer to proceed with a mortgage. I disagree with the reviewer’s statement that had they not paid off the one account, they could have proceeded with a mortgage. The client did not have credit scores within range to obtain a mortgage because banks considered their existing credit scores to be invalid. Banks would not validate their credit scores until they resolved issues the client left out of their review. This one installment loan account being paid or not paid off was not the roadblock preventing a mortgage loan from proceeding. I only suggested paying off the installment loan account might help to combat another more serious issue that required resolution to proceed with a mortgage. I also provided the disclaimer that it’s possible paying off the installment loan account might not help at all and may even negatively impact scores temporarily. The client acknowledges in their review that I did provide that disclaimer to them. I provided the suggestion to the reviewer not as a 100% guarantee, but as a last-ditch effort to combat a more serious issue in their effort to get a mortgage. While I am not a credit repair company, I am an expert mortgage lender with excellent understanding of credit issues. I have assisted hundreds of clients to clean up credit reports, remove disputes, improve scores, and get better rates and terms. Unfortunately, I am sometimes the messenger of bad news. Regardless, I will always tell borrowers the truth and try to set appropriate expectations. Other lenders may tell you what you want to hear (despite the truth), but your loan may fail to close on time, with the terms originally quoted, or most often – the loan does not close at all. The Angie’s List community and its subscribers’ feedback are very important to me. I do hope to improve this reviewer’s feelings about my mortgage services and more importantly, I wish the reviewer the best in getting through this frustrating credit process. I want nothing more than for the reviewer to get the mortgage they want on a wonderful home. I chose a different mortgage company for my very first home purchase. Having lived and worked overseas, and with a fair amount of both freelance and undocumentable overseas income, my case was admittedly not a simple one. Though this first company assured me every step of the way that my mortgage was a "sure thing" and a "done deal", they finally admitted, after many an unreturned phone call, they could not help me. They waited until ten days before closing to tell me this, though there was evidence they knew it much sooner. Needless to say, having changed their tune so abruptly, and so close to closing, I felt my treatment in their hands was WAY out of line and not at all FAIR. Discouraged and certain I'd lose the deal on the house I'd searched months for, I gave Max and Amy a call. They met with me the very next day. I brought all my papers, which were already in order from my first attempt. Amy looked everything over as I explained my complicated employment history. Then, with me right there at her desk, she called their underwriter. After the call, Amy told me that my case was a "done deal." A done deal? I probably could have been forgiven for rolling my eyes. But somehow I didn't. I could tell that when Amy said it, she really meant it. And she did. It was necessary to delay closing about two weeks, but only because I'd wasted so much time waiting for the first company to pull things together. I was concerned all along that the seller would walk, as they'd shown nothing but impatience up to this point. Amy called the seller's agent and explained the situation. She explained that the closing needed to be delayed, but that it would not fall through. Amy is sharp as a tack and speaks with the conviction of someone who knows their profession inside and out. She had no problem convincing the seller to wait it out. Two weeks later we had a perfectly smooth closing. I suppose my review may be a little biased, if only because of the stark contrast between the company I first chose and the company that made it all happen. But that's beside the point. When I first bought my home, I had not yet heard of Prime Lending or Max. I did 2 leans and (1) was interest only. Knowing the housing market would not stay stable, I was always concerned about this. A few years later, a friend bought house and was talking about out Prime Lending and how Max Leaman got them an incredible loan. I decided it was time to see if I could move into a single, more stable loan option. I decided to reach out to both my first loan officer and Max and look into my refinancing options. Max and his staff gave me their full attention and beat out my original loan officer on the first go. Max promised me the lowest interest rates, and he delivered that on the first response. I was so excited to be able to move into (1) loan with great rates. Recently, I was in need of getting my house appraised. Not knowing where to turn, I reached back out to Max. Even though I was asking for help that was not going to use his services directly, he responded to me immediately and set me up with an appraiser. They were there the next day, they were wonderful and I was very grateful!

My husband and I found a foreclosure that we fell in love with, and we knew we had to act immediately. Having used Max's services on my husband's first home, there was no question who we would call to get this process started. Max is extremely knowledgeable, and it is obvious that he is very passionate about what he does. He was able to get us what we needed and was always available via phone or email to answer our many questions. Obtaining a mortgage can be a long and stressful process, but Max made it as easy and stress-free as possible. He worked with our time constraint and we were even able to close within 30 days of our initial conversation. We will always use Max for our mortgage needs in the future and you should too!

Only a few weeks ago, we decided we wanted to get an investment property for our son while in school. We put Max under a serous time constraint because we wanted to get our son into the property before school started this semester. Making things even more complicated - we were also leaving town. Max and his incredible team closed the loan on time and without stress. What impressed me most was his entire team was so friendly and responsive, too. I never waited more than a few hours to get an answer from Max, amy or his processing staff. I am a worrier and very much appreciated the constant reassurance from them. Thank you Max!! Highly recommended!!!

Description of Work: Max was very enthusiastic and helpful, at first. But, then he wouldn't respond to my phone calls, though I was very polite, and left him several messages. As such, I did not use his services.

I played phone tag with this reviewer on more than one occasion. I returned this reviewer's phone call on 6/17 and left a voicemail. I did not hear back from the reviewer. The reviewer and I had not established basic information yet, nor had I been able to provide a Good Faith Estimate. When I do not hear back from a client in the earliest stage of finding a mortgage, the client has usually opted to use a different company or decided not pursue a purchase or refinance at that time. It is not my practice to call a client more than once when I do not receive a response to a phone call at the very beginning of their mortgage process. I feel there has been a miscommunication and sincerely apologize if the reviewer feels I never returned his phone call or did not deliver services I said I would. The Angie's List community and their reviews are incredibly important to me and I hope to improve this reviewer's feelings about my mortgage services.

My friends and family members told me early on obtaining a mortgage is a long, tedious process that will drain your time and energy... if you're luck enough to qualify. After finishing my loan process last week with Max Leaman, I don't see what all the fuss is about? Actually, it's no coincidence that this was a smooth, easy and painless process. As a first time home buyer and a recent addition to the state of Texas, I had no idea what to expect. From the initial call to Max, I knew he was a top notch professional. With a welcoming and positive attitude, expertise in every dimension of mortgage, credit and financing, I had the right team working for me. When the time came around to pulling credit, obtaining documents for loan approval, there was never a grey area, or a moment I didn't understand why and what was needed. There was never a question he didn't have a detailed explanation. Best of all, I was guaranteed a 30 day closing (this was where my friends and family told me their horror stories). Not only did Max hold up to that promise, I got an email the week before saying we could close 4 days early if I wanted! Additionally, the condo I was interesting in purchasing didn't have FHA approval as we were about to start the contract period. I don't have money saved up to put a full 20% down on the property and this would be a major hiccup to this whole process. I get an email from Max the very next morning that he obtained approval and we can have my realtor submit my offer. SERIOUSLY!? Less than 24 hours and the property has been approved by the Federal Housing Administration? Who knew anyone could get the government to do something that quickly on their end. Either it's that easy or Max is just that good. I'm so happy to be in a place of my own. Everything worked out for the best and I didn't lose a night of sleep wondering what the status of my loan was. If you're in the market to purchase property, look no further, Max is the guy.

It was a pleasure to work with PrimeLending! I would say that my overall experience with them was very smooth from the beginning to the end. I would highly recommend (and have already done so) anyone looking to purchase, refinance, etc. to look into working with PrimeLending and Max Leaman and Amy Oehler. They gave great advice, suggestions and information.
Description of Work: When my awesome realtor, Nancy Taute, recommended PrimeLending, I thought I would go ahead and see what they had to offer. What I found was that Max Leaman and Amy Oehler from PrimeLending are wonderful to work with during the stressful home purchase process. From the beginning, Amy helped me establish how much I qualified for comfortably. We went over different scenarios and discussed how the numbers would change and what the final estimated outcome would be like for each home I was interested in purchasing. (162,000 is home purchase price). They made the paperwork part of the process easy and painless. They carefully explained each part of the process and each document in a clear and easy to understand way. Although they were very professional, both were fun to talk with, and able to be reached whenever I had a question or a concern. Max has a very reassuring way of explaining things that he made me feel very comfortable and confident in my home purchase. He was also able to get the best rates and explain all of the options that I asked about. When it came to the closing--it seemed like that was the easiest part--because I already had an idea of what would happen, what to expect, and I knew that Max would be present to answer any questions that arose as we went through the closing paperwork.

Max was highly recommended by a real estate agent who promised he couldn't be beat & she was right! The entire process was smooth from start to finish. We purchased in the Ft Worth area & there was not one problem with him being located in Austin. Everything was explained thoroughly & I was always able to get through to him quickly & any messages I left were answered promptly. He easily beat out a competitor with much lower fees. His whole team was wonderful to work with & always able to answer all questions. My agent in Ft Worth was shocked at how early we had our final closing figures & also at how quickly our loan funded after closing. I was so pleased with the whole process that my daughter is now using Max's services for her home purchase.

He did everything possible to insure the plan worked perfectly on closing day and was physically with us during both closings. In fact, he scheduled them back to back and about a block apart to minimize the time we spent away from work. His team, Amy and Janey, were great at communicating what they needed and following up with us to keep us on track. I would definitely use Max and his fantastic team again and recommend you do to!
Description of Work: Max did an excellent job putting together a complex financial package allowing us to refinance a existing duplex and purchase a new home simultaneously and made it seem simple.
