Description of Work: We would like to first thank and secondly recognize someone who did an outstanding job for us. After a year in Austin, we decided to sell our in Austin and move back to Florida. My wife suggested finding a reputable realtor on Angies list. She had excellend luck with member on Angies list. We found Josh to be highly reccommended. I called and he cameright over to visit. He was most couterious, competent and helpful.He also seemed very customer oriented. I'm a senior and certainly don't have all the answers (sometimes I think I do!). Josh led us through the selling process, we reviewed the comps. I can occassionally get a bit anxious and Josh made us feel very comfortable. Every question we had was answered in a timely manner. He checks on his customers regularily. We finally agreed on a selling price, taking in to account the monies we agreed to repair items found in the inspection. Based upon the selling price, I asked Josh for his best guess on our net including all fees, taxes etc. His estimate was less than a thousand dollars difference from the net (in our favor) we recieved when the house sold. Our home sold quickly! Josh walked us through every step, added suggestions and directions, in the selling effort. You will not be dissapointed!!!!!!! Thanks again Josh!!!!!!!

Description of Work: I was moving to Austin and at first was looking for a larger house; then circumstances changed and was looking for a smaller place equidistant between work and the airport. Throughout Josh was patient with me and my changing needs. He was also outstandingly proactive in finding properties, being realistic (and keeping me so) and helpful in ALL aspects of both the real estate transaction AND the move. I have since recommended him to three other people and their experiences have been of the same high quality. Josh is a total star.

Description of Work: Josh coordinated a very complicated situation between the loan officer, the lender, the seller's and me. I did a VA loan which is pretty notorious for being difficult in the lending department especialyl but also for requirements for the property. Whatever the issue was (termite-free certfication to flood plain maps), Josh took care of everything. When the VA appraiser appraised the house for $8k less than the contract price, Josh dropped his commission percentage in order to help make the ends meet. This equaled less money out of my pocket, and certainly less going into his. He really came through in every possible way a realtor should and made whatever sacrifice was necessary to make the deal complete . Excellent service, I am recommending him to everybody I know who is in need of a realtor. He is incredibly knowledgeable and will give you all the possible options available; and if he doesn't know the answer, he will tell you, and he will quickly find the information you are asking for. This has been the best experience I have ever had with a realtor, I will be using him again on my next property purchase!

Description of Work: Josh helped me and my wife with every step of the buying process. He researched houses, showed them to us, pointed out advantages/ disadvantages about the property that I would never have noticed, helped us evaluate the market price of the house we wanted, helped negotiate and close the deal, and then helped with every step of the closing process. He's still helping us find contractors for work we're doing on the home even though he's already been paid!

Description of Work: I decided to sell my house and spoke to a couple of realtors before I chose to work with Josh. He recommended that I list my home at a much higher price than had been recommended by the others - a $12,000 difference which, for me, was a small fortune. He did a fabulous neighborhood analysis to arrive at the higher asking price. He also made easy and affordable suggestions that made my home more appealing to potential buyers. I was a first-time home seller, and Josh helped me every step of the way. He also either always answered my phone calls or promptly returned my messages. I highly recommend his services to anyone buying or selling a home in Austin.
