Teresa Wallace walked me right into a nightmare and pocketed $1500 in the process! She represented a landlord named Barbara Baass, who is the epitome of evil and nasty. After moving in Barbara has threatened all kinds of crazy stuff, including a $1500 fine for putting a pull up bar over a door. I called and texted Teresa to see if her broker could send an amended lease to get me outta here asap. She hasn't responded, she got super easy money - probably spent 20 minutes on the whole process- and has left me to figure out this insane situation. Teresa Wallace is super shady, I strongly suggest you look for other realtors to work with!

DISASTER!!! I used a new realtor this year with JB Goodwin (Teresa Wallace) to help me locate a good tenant for my lease house next door. I've only had 3 tenants in the past 11 years because the tenants renewed their leases. I spent quite a while with Ms. Wallace reviewing the background of my lease house, previous tenants and the type of tenant I was looking for. Needless to say, I was VERY disappointed with the outcome! After six weeks, I was forced to EVICT the tenant! Obviously, there was NO thorough check of the tenant's rental & employment history, etc. I am sorry that I did not listen to MY GUT FEELING within 45 minutes of visiting with the tenant before the lease was signed. Each time I brought up a potential "red flag", this leasing agent always brought up a positive....totally ignoring the same warning signs. The realtor was eager to get her to sign the lease because she knew the tenant really loved the house. Also, I was only provided one (1) Application to consider even though the leasing agent said there were so many people interested in the property, and this particular tenant would be a "good one" for me. Ms. Wallace was slow to provide me with a copy of the Application, and I had to ask two or three times for a copy of my final lease. I even had to drive to my office on a Sunday afternoon to scan a lease draft to her before she could complete the website MLS listing because she forgot it at my house the day before. The only thing that Ms. Wallace was QUICK to do was take my security deposit & tell me as she's walking to her car that "she has to keep this check so that her accounting office can take out her commission---the office will send me the rest that's due to me". After a week when I realized the tenant was going to be a BIG problem, Ms. Wallace was quick to say that I should keep everything in writing. The next day, I received a Thank-You note from Ms. Wallace thanking me for my business, etc. and added ...."good luck with your new tenant". Now, I'm out thousands of dollars for my eviction procedure, plus starting over with the make-ready of my lease house for a new tenant. I WOULD NEVER USE THIS LEASING AGENT AGAIN.
