I've been in our Grand Haven home for 6 years now and the older it gets, the more I curse the "contractor" grade appliances, HVAC, plumbing, fixtures, carpet, that Grand Haven offered. I felt like they do not build a quality product and cut corners all the time, especially in the home center offerings. It's all designed to look like quality but install junk. It seems like everything that gets wear and tear is going to be replaced WELL BEFORE what you'd normally expect. Besides, several of the suppliers they used have gone out of business making warranty coverage that much more difficult to obtain if at all. That's not Grand Haven's fault that others have gone out of business but GHH tends to go low-budget on everything so it's bound to happen because of their corporate philosophy. Here is what I've had to address so far: kitchen faucet (corroding), bath fixtures (leaking), bath fans (failures), toilets (clogging excessively), external door handles (finish peeling), windows (Low-E layer peeling), water heaters (corroding), HVAC (evaporative coils leaking - Rheem), carpet (matting), Floor (squeaking), Plumbing (knocks), garage door (Spring broken), all within 6 years! My advice is to start with a quality builder because even if you pay a bit more upfront, you're personal costs will be lower in the long run. I won't even begin to talk about all the issues I had to go through while the house was being built or upon mortgage closing.

Description of Work: I've lived in a Grand Haven home for 5 years now and I simply do not like them. For a run-of-the-mill home builder they rank below average to me. | |Here are the main reasons why I cannot recommend them: |1. Two of the subcontractors that worked on our neighborhood (and probably many others) have gone out of business making warranty work very difficult (electrical, windows). In my mind, this is a sign of selecting inferior contractors where lowest price is all that matters. Imagine having to replace your windows 5 years later because they were poorly constructed. Not fun nor cheap. |2. Even though they build high energy efficiency homes, the ratings on the actual appliances are quite low (water heaters, AC/heating units, etc). This is obvious by the stickers on the appliances. |3. They use contractor-grade fixtures which means that things like exterior door handles weather poorly, bath fans wear out too soon, light fixtures are constantly popping bulbs, faucets leak and leave mineral deposits etc. Trust me, these are below grade quality materials to cut costs. When you go to their showroom, think poor quality from carpet to fixtures and make your decisions from that point of view no matter if you pick a "top" grade. |4. Even though we upgraded our carpet to quite a high level in the showroom, and put most of our "credit" into it, it's still contractor-grade carpet that is wearing out way too soon. I've learned that this is a trick of the trade to make you feel like you're getting good quality when in fact it's quality that is only available to homebuilders = lower than retail. Even though it felt good new, it's not dense enough to hold up well over time and wear. |5. We already have floor squeaks and plumbing knocks. The floor squeaks are expected but the plumbing knock was not. |6. My experience with office and field staff was well below average but since that's on a case-by-case basis it doesn't really help to elaborate on this much. Suffice it to say, it contributed to my overall dislike for this builder. | |This Grand Haven home is our 4th new home and 7th home we've lived in all together.

We love our new home. We were involved in every aspect of the house (paint color, brick color, stain color, flouring selection, appliances, lighting, even to a custom bathroom design. We made a ton of custom requests and all were done to our satisfaction. Our sales rep (Keith Lake) and our builder (Cory Finch) did an outstanding job keeping us in the loop about what was going on in the building process and were responsive our needs and concerns. When we pointed at a problem, they got it fixed.
Description of Work: Grand Haven constructed a 2300 square foot 3 bedroom, 2 bath home for us in the Avalon subdivision of Pflugerville. . We had full choice in the selection of every aspect about the house (via their Design Center). It took 5 months to complete the home.
