Overall, despite 4 managers in 2-years, Goodwin has remained an okay company that manages the property I own in. However, our current property manager, George Locus, has tanked my opinion of the company. I co-own a unit with my husband and we have had an on-going plumbing issue. George has refused to communicate with me. He will not respond to my communication and lied that he brought my issue to the board (they had no idea when I asked them personally about my issue). He will only communicate with my husband and the all-male board at my complex. I find this beyond disrespectful and frankly disgusting. If you cannot address an issue coming from a female owner in the property you manage, you should not be employed. It has now been two weeks with no communication from George.

Why do these things give you an option for "zero" stars? They deserve nothing at all. The property manager is non-responsive, the same as the company. They do nothing but yet get paid. They're quick to send a letter to tell you to bring in your trashpail and take pictures when you're a day late, but they have ZERO communication when you leave the manager 4 voicemails as well as emails. Ridiculous that I can't get a response. The worst part is the fact that we received a confirmation that they have our paperwork and did nothing with it.

This company is horrible. I have too many issues with this worthless company to list but the kicker is I decided to sell my house and get out of here. They charge a $350 transfer fee and a $595 resale certificate fee. Avoid this company at all cost...they are complete garbage.

Description of Work: Goodwin managed our property of 109 condominium units. During the time they were the managers our property was well maintained and all accounting functions were handled in a professional manner. The condo's board of directors changed management companies in order to save money. While the new management company was less expensive than Goodwin, we had four different property managers in two years and the property was not managed as professionally as it was under Goodwin's direction. The other company didn't pay our bills in a timely way and the board needed to be constantly on top of what was being done. After two years with that management company we changed to a different company that was even worse. An example of their mismanagement was not paying the premiums for our association's property and liability insurance policies, then attempting to charge us additional fees for expediting the overdue payments in order to keep our policy from lapsing. | |I had dealt with Goodwin for more than ten years before I moved to this property and for five years at this property. I cannot wait for our current management contract to expire so that we can ask Goodwin to bid on managing our property in the future. Their monthly fees are a little more expensive than some of their competitors, but they do not tack on all sorts of additional charges (we were recently charged a fee for our current property manager to research an accounting error that they had made)for doing their job. You get what you pay for, and I believe that Goodwin is worth the money.

Goodwin did nothing to maintain my property. On a monthly basis, I was billed maintenance costs that weren't actually done. I finally caught on when I realized that they were recycling the same maintenance invoices from the year before! In one instance, I bought an entire oven in December, then was billed the following December to replace the oven. When I asked about using a warranty, they said they didn't have any record of it. When I actually fired them, I checked the oven. Nothing had been replaced on it. Months after I fired the, I was contacted by the city of austin utilities about an unpaid bill. After long hours of investigation, it was found that Goodwin had used my name and social security number to set up a utility account with another one of their properties!

Goodwin Management was handed to our HOA from the builders of our community, unfortunately. The good news is that we voted to fire them and recently switched to another company. Their community rep assigned to our HOA was always a negative voice at the HOA general member meetings, and rather unhelpful when there were questions about procedure or resources. Goodwin Management also failed to timely protest a property tax valuation of a common area that was being taxed as if it was developed for a single-family home, and blameshifted when Williamson CAD denied their late protest. I and others in the neighborhood were also assessed late fees on dues that we had actually paid on time, but Goodwin had somehow lost or mishandled the payments. Their website for the communities is pretty awful and I can only speculate that their back office is a similar mess.
