This helped us and *him* to narrow down our search. After a couple weeks of looking through the properties and visiting areas (without him, because we wanted to check traffic/drive time, nearness of parks etc. for various areas of town) we narrowed down the originally 100+ list (and growing every day as new items came to the market). We were most interested in resale at that point. He made a driving map, cleared access with owners and we went to see 13 houses the first day (a Saturday, and it took about 5 hours). Some visits were very short, for example we found out a noise problem or some aspect that ruled out the property right away (which was not possible to see from pictures and descriptions). At some places we spent up to half an hour. Jeffrey was very proactive pointing out problems and comparing features between houses. As luck had it we found a very strong candidate (good match to our criteria) when we visited the last house that very first day. It just came on the market and there was a lot of interest in it. Jeffrey prepared a detailed written analysis of the property overnight(!) so that the next day we can make an informed offer on this highly sought after property if desired. Next day we covered another ten or so houses and then came back to the best candidate mentioned above. We saw another prospective buyer handing in a bid (it was an open house that Sunday). After some negotiations taking a week or so (there were 5 other bids) we entered into an option period. We felt no pressure from Jeffrey to buy the house even after entering the option period. We knew he would stand by us to continue the search if we decided to withdraw. In fact, Jeffrey took as out to more than twenty additional properties during the option period(!) to allow us to see what else is on the market since the one we got under contract was found on the very first day! Jeffrey helped us with the price/terms negotiation during the option period as well. We got concessions from the seller that we felt quite satisfactory. Finally I need to mention that before we hired Jeffrey he insisted that we check his references. And contrary to others who provided references for us he showed us the list of his clients from the last 3 years (50+ long list), but without contact information. Just a short description of the property search/services provided. *We* picked 4 out of this list and then he cleared it with those clients, so that we could call them. (Compare this to others who give you their 3-4 most satisfied clients and may stay silent about the unhappy ones.) Jeffrey is an EXCLUSIVE BUYER'S AGENT. If you do not know why you need such an agent when you are buying; do yourself a favour and search on the internet!! We were glad we did (we heard about it in a book on how to build/remodel houses.) Description of Work: Jeffrey is an *exclusive buyer's agent* and he helped us to find a new home. He set up a search we could access through a web browser. He discussed with us various aspects of the property buying process, and he provided really valuable information regarding market expectations. He cleared access to the properties we visited. He advised us through the negotiating process, handled the paperwork necessary. He recommended a mortgage company, we ended up working with (but there was no pressure to use them). He recommended several inspectors, and we used one of them to our satisfaction. Jeffrey went beyond the usual duties of a realtor: he advised on future house maintenance issues, he discovered the sewage pump which was not disclosed by the seller, and pointed out that gas was available on the property and could be brought into the kitchen---information that was also missing from the MLS listing. In addition, he helped with countless other items and questions we had. Jeffrey was available on weekends and late hours as the business demanded it. Jeffrey helped us to find a new home. When we started out we were looking for a lot to build on or a new construction or resale. Through numerous discussions he helped to narrow our focus regarding location and features etc., he was helpful regarding all three possible options mentioned above. Jeffrey has set up a search which we could access through a web browser and we could mark properties based on our preference and make comments.
