We looked at several dozen homes initially, and eventually made an offer on a HUD home, subject to inspection. The inspection turned out to be unsatisfactory, so we backed out and continued our search. After several months more of searching and looking at many, many homes, we made a short sale offer. However, the bank stalled on the sale for over four months, and eventually we decided to move on, backing out again. After looking at dozens more homes over several more months, we finally found a bank repo, made an offer, negotiated back and forth, and closed on it. The home was a fixer-upper in a good, quiet neighborhood, exactly the size I wanted at the price I was hoping for. I could not have been more pleased, and still am!
Description of Work: Patty is truly the best real estate agent I've ever dealt with, acting as a buyer's agent for me. She spent time with me getting to know the type of house I was looking for, and understood the unique requirements necessary to get the homestead tax exemptions and minimal property tax I eventually had to have in order to retire in Austin. It took a long time to find the house that fit all of my requirements, including location, size, condition, budget and need for lowest possible property taxes on the eventual purchase. The fact that this was not going to be a large or expensive home purchase did not stop her from giving me incredible service and her best efforts. Because I did not have a specific deadline, we worked together for a number of months to find the perfect house. It was much longer and more time-consuming than most home searches because of my requirements, but she was always more than willing to put in the hours of preparation as well as the time showing the houses to me. Every trip we took was well organized, we typically saw four or five houses at a time. It was a long, time-consuming process, but Patty enthusiastically went far beyond what I would have expected a buyer's agent to do. She helped me with various on-line tools that provided tax information, crime statistics, flood plain maps, and other information for each prospective home. Her detailed knowledge of Austin and its various neighborhoods was invaluable, and her experience was an outstanding help as we prepared each offer. Patty was also knowledgeable and competent in the final purchase negotiations as well as the closing. I have been completely pleased with the home I purchased with Patty's help. I really appreciated Patty's efforts, and can recommend her without reservation.

When we moved from Philadelphia to Austin she helped us to find a place to live. She went above and beyond sending us pictures and information on a whole host of homes. She went into the homes and inspected them and told us all about them. She was excellent to work with. She doesn't charge anything to be a buyers agent. She was always thinking of us and wanting us to be comfortable. She was a huge help and made our move so much easier.
