Fantastic transaction. We were not in town for the inspection, but they were easy to deal with. Our realtor said she found them easy to talk. They were very thorough and I was impressed with the detail in the report.

I recently used DBL Check for a home inspection. These guys are great! They were on time, clean, and had all the latest high tech equipment. The thermal imaging device they used gave me detailed information that was crucial in my decision to purchase this property. I received the inspection report shortly after their visit; and it was very thorough and detail oriented. These guys are professionals; I would highly recommend this company to anyone looking for the highest quality home inspection.

After the seller saw the thorough report provided by DBL Check, they agreed to almost all of the repairs and we negotiated for the rest. Aaron followed up numerous times to answer questions and go over the things that needed special attention, which were also listed in red font on the report. The professionalism and great attention to detail was not lost on this Virgo. These are good guys, providing a great service, that can save you lots of money and heartache during the purchase of a new home. Wish I had used them on my first one. ;) Even if you don't choose to repair every thing they find, you will know much more about the inspection process and the home you are having inspected. Aaron and his team mate are the best home inspectors. We had no problems scheduling a home inspection. Aaron was extremely pleasant on the phone and walked me through the process before he came out to do the inspection. My wife and I met with Aaron at the home about 3 hours into the inspection. Aaron spent about an hour with us explaining every little thing he found was faulty with the home. In fact the inspection was so through, they actually pointed out a cracked tile on the kitchen floor which even the previous home owner had not noticed. My real estate agent was also extremely surprised at the thoroughness in which the inspection was performed. They provided me with a detailed report with photographs showing everything they did during the inspection. They even had a page with recommendation on what work should be done. Their report actually helped us renegotiate a better price with the home owner. I will use them for sure the next time i decide to buy property! Thanks Aaron for the best home inspection.

The inspector was professional and did a nice thorough job. Very pleasant and explained everything well. I am just not sure I would use them again because they were pretty pricey.

Aaron from Dbl Check is beyond thorough. We had no doubt that our home had been inspected top to bottom with him. Aaron was also so very patient - we stayed through the whole inspection, and he talked us through absolutely everything. He has so much knowledge about what he is doing. And I really cannot emphasize how meticulous he was. The report we received was just as meticulous as well - with plenty of pictures and a lot of detail. It was incredibly helpful when it came time to negotiate the purchase price. I would not hesitate to call on Dbl Check again nor to recommend Dbl Check to anyone needing a home inspection. Buying a home is not something to go into lightly. If you want to be sure you have all of the information about the state of the home you are considering, I'd highly recommend an inspection with Dbl Check.

Highly professional, knowledgeable, prompt, and responsive. They were on site early and working by the time I pulled up (also early), sat with me for 35 minutes at the end of their inspection to explain their findings (with pictures), and emailed the written report with photos same evening - very helpful during an "option period." These guys proudly announce that they DO NOT market to real estate agents - and their painfully honest results were evidence of that! I hired them to inspect a beautiful ranch house that we were under contract for. It was billed as "completely remodeled" and had the hefty price tag to go with its new look. Their inspection, after some quick phone calls, amounted to over $50,000 of repairs needed immediately after purchase. Emergency fixes included plumbing supply and waste lines, roof, structural issues, and concrete slab deterioration. We had a lot of deferred maintenance on our home and needed to know what to address and in what order. We knew some of the problem areas but weren't competent to be aware of everything. Aaron and Allen arrived timely and went right to work. They went over our house with an intense focus to determine what was wrong/needed repairing and what was OK. They not only looked at everything but took pictures so we could better understand what needed addressing. They checked the roof, the chimney, the brick facade of the house, foundation, windows, sidewalk and driveway, water flow, pressure, and drainage, and interior walls, doors, electrical outlets (inside and outside), appliances, and used thermal imaging in our attic to point out leaks in our duct work. After they completed the inspection, they sat down with us to show us the pictures and explain each problem they discovered. By the next day they had e-mailed us an extensive and very detailed report along with the photos about their findings. It will easily allow us to determine what has priority in what turned out to be a lengthy list. We were reassured the house is not falling down around our heads but anticipate years of making repairs. We would not hesitate to refer our friends and neighbors to DBL Check.

Very well, very professional and detail oriented. Highly recommended. I have a lot of property management experience and repair experience and the level of detail made me feel very good about the expertise and work that was performed. I Ranked the price as Good because they seem to be competitive at going rates. I didn't want to mark "fair" as some might see it as a negative. I didn't mark Excellent because it wasn't below going rates, but with an inspector, getting a cheap deal is probably not a smart idea. I will try to use DBL check whenever such a need arises.

My experience was absolutely fantastic. Jason performed the inspection. He was prompt and he was personable. He was very knowledgeable about what he was doing. He explained several things to me about the home that I had just purchased. He helped me out in learning how to move forward with some of the projects that were needed on the little home. He just was very thorough and fast. He was extremely professional. He couldn’t have done anything to improve the service. I was very, very impressed with him and the little company that he works for. I would use them again without any question. He changed into a cute little outfit and went underneath the house. He went over and above for me as an inspector. I agreed with the price. I ordered an extra item that came with the company, if I wanted. I agreed with their price and I thought they were more than fair. I actually printed out the Angie’s List coupon. I used the Angie’s List coupon and they honored it. It was $30 and that was incredible.

Jason was very helpful and thorough throughout the inspection, explaining things he was checking and patiently answering any questions we had. The report he prepared was extremely detailed and not only helped us negotiate a fair price but will also make a handy to-do list once we get moved in.

Went well, quick to get back with me after I put in a request on their website. Only complaint is I didn't talk with a person until the third email. Also they seem to be the same as most modern companies in they verify an appointment about 5 times in the two days before they come out.

Inspector arrived early and stayed late to make sure everything was inspected in great detail! I was extremely impressed with the level of professionalism and extensive knowledge!

Jason did an absolutely outstanding job! I have had a few home inspections done in the past, now I feel like the other inspectors let me down...Jason went over every inch of the house, inside and out. I told him initially I wanted to follow him, so that if I end up purchasing the home, I would have a thorough understanding of it's strengths and weaknesses, he agreed. He was incredibly forthcoming with every step he took. Now if I do purchase this home I have a "to-do" list prioritized from major to minor discrepancies. One note, for those thinking this will be a short appointment, you are mistaken. Jason and I spent several hours going over every inch of this house. Initially I thought the cost seemed high, however, you get what you pay for; he broke out a thermal imaging gun to check seals, cracks and what turned out to be water seeping through the brick from the sprinklers into the garage wall. He also used a hydro system to gauge whether or not the home was level. The end result was a 33 page extensively thorough inspection report, and a full understanding of the home's condition. This was our second time using Dbl Check. The inspection was extremely thorough and informative. The report was returned to us in less than 24 hours so that we could move forward on making our decision about the home. Aaron is professional and trustworthy. Our realtor was so impressed with the quality of the inspection and the detialed report that he said he would refer Dbl Check to other clients.

They were great. Found thing wrong in building process that we could have never seen. Very detailed report which helped get the builder to correct for us. We will use them again before our one year warranty expires.

Where to start; I am in my 30's and this is the first online review I have written. Not because I have never received good or bad service, but because I have never been so impressed with the quality and professionalism of a company. Buying a home was huge step for my wife and I; and this, for me, was a critical part of the process. The Inspection: I arrived about 20 min after Aaron and he had already taken measurements around the outside of the house and was on the roof inspecting it. Once he got down he proceeded to inspect every inch of the house, inside and out, answering any questions I had. He pointed out even the minor defects and where everything was e.g. shutoff valves, breakers, etc. He took the time to check every outlet, door, window, sink, you name it - in extreme detail. I am a very detail oriented person and was very surprised at some of the things he found! Not only is Aaron charismatic but he is extremely knowledgable and in my opinion the best inspector in the Austin area. The Dialog: Go to the inspection! I learned so much about the house. Aaron explained to me how to maintain certain components, including how I could personally fix certain items and save some money. However, by far the most valuable thing is where everything was. The water shutoff, electrical breakers, gas lines, etc. This is all stuff that I had no idea where to even look and sometimes they are in strange places. In addition to answering questions about the house, Aaron can also give you an idea of the replacement cost and recommend reliable contractors to fix the problem (keep in mind he can't do this on everything). The Report: Super detailed and very well laid out. It explained everything we discussed, the things that needed to be repaired and how critical they were. In addition it included detailed pictures and instructions for regular maintenance for different equipment. Aaron includes everything, from minor corner bead cracks in the paint to hazardous electrical issues. This report is worth every penny. Still not convinced that this is the best company in Austin? The homeowner had a inspection done 1 month prior to Aaron's visit. That inspection report included maybe 1 or 2 deficiencies and If I read it I would have thought the house was in great shape and there was nothing wrong with it. Aaron's report had over 2 dozen items! Aaron works for you, not a realtor, and takes the time to inspect every last nook and cranny. Probably 3 of the items he found could have resulted in a fire or explosion and were a pretty significant flaw - I was amazed that the prior inspection report given to me by the sellers did not include these! Still not convinced? The owner was present during the inspection (which I suggest avoiding at all costs) and although these are not exact quotes here are some things that were said "Are you one of those inspectors that writes down every little thing wrong with the house on the report?" And on another occasion "Are you done yet? Inspections should never take this long." Personally, that was music to my ears - I want my inspector to take his time and write down every little deficiency that they find no matter how big or small and no matter how long it takes. The owner is a licensed relator. At this point if you're still not convinced I have one more thing to add - keep in mind this is my opinion. Typically your relator will recommend and schedule an inspector for you. Do you ever wonder why they chose that particular company? It's not uncommon for relators and inspection companies to have a relationship and getting a clean inspection report benefits both the sellers and buyers agent. A clean report will include less deficiencies and thus the buyer is more likely to go through with the purchase without asking for any amendment to the contract. It makes sense, better inspection report, smoother transaction. It's a win-win for the realtors at a cost to you. When my relator scheduled an inspection for me I did research online (obsessively) scouring the web for reviews and other pieces of information on the inspection company she hired. I also thought about who I wanted to inspect the property for me. I found Aaron, and canceled the inspection my realtor had set up - best decision I could have made! Three pieces of advice : #1 Hire DBL Check if you can! #2 See #1 #3 if #1 and #2 just don't work out for you find an inspector on your own! Do not let your relator pick them for you.

Aaron spent almost 7 hours inspecting a 2500 sq foot home. He found leaky valves (easy to spot since they were 1976 original), cracks in a variety of locations (pool, chimney, tile, etc), non obvious termite activity (though they were dormant), insulation issues, window problems, electrical issues, etc. He even ran through the effort of a duct blow on a completely new HVAC installation (from Autumn Heating and Cooling, LLC) as well as a thermal imaging scan. Oddly enough, the new install (33%) was much worse in energy loss than the old (22%). The combination of all of the above gave us a very clear picture of the various items that needed to be addressed. We expected a few, and we were surprised at the sheer number of changes needed. But we felt very good about having Aaron there to discuss each and every one of them. In addition, he was not hurried but took his time being very thorough, answered every question, was demonstrative, spoke in layman's terms, and not pushy at all -- just as you would want an inspector to be.

When I made the initial contact requesting service, Aaron told me I would end up knowing more about the house my husband and I were buying than I would ever want to know. He was right, but in a good way. First of all, Aaron is very punctual, friendly and professional. He declined to do a sprinkler inspection because of the low temperature that day. He told me it might leave water in the pipes, thus damaging them. He also wasn't able to inspect the a/c for the same reason; it might sustain damage being run in 45-degree weather. I wonder if other inspectors would have been so honest and professional or just taking my money and caused problems to those systems. I was able to follow Aaron throughout the inspection, and not only did he show me exactly what he was looking for and how his instruments worked, he gave me many tips on how to maintain the house as well. (By the way, he uses an electrical outlet tester which is much above standard, as it tests voltage drop in addition to the usual stuff.) Because the seller of the house had turned off the gas, Aaron had to do a re-inspection when the gas was turned in. He worked with us to do this in a very timely manner as we were in 10-day contingency period to decide to buy the house or not. Add to all of this that we got an additional $4000 off the price of the house from the seller because of Aaron's excellent and detailed inspection report, which we received by e-mail the very same evening of the inspection. I truly can't say enough wonderful things about the whole experience! Thanks, Aaron!

This was the best money spent on the house. Aaron was professional, thorough, and knowledgeable. His review of the inspection findings on-site and the written report, received later that day, contained key information that was clearly communicated and easy to understand. Good illustrations were provided, along with a summary listing items of concern.

Aaron called me before the inspection to discuss any concerns I had about the house. He then called me approximately 30 minutes before he completed the inspection for me to meet him at the house. I did not have to take an entire morning off from work! He reviewed each photograph with me and explained his findings in detail. I am a person of many questions and he patiently and thoroughly answered every one. He emailed me the report and payment receipt, I believe that same evening. A couple of days ago he called to see if I had any questions now that I had an opportunity to review his report. Great follow-up! I am very focused on customer service and this company excels in that area! In addition, the inspection and report were very professional. Aaron was prompt, courteous, and highly knowledgeable. The only aspect I cannot rate them on is price. I did not seek other bids, so I do not know how competitive they are. I have already told several people about DBL Check and will continue to do so. I recommend this company without hesitation.

The inspector spent a lot of time not only inspecting but advising me during the progress of the inspection. He showed us where improvements could be made and ranked them my priorities. He spent much more time here than I expected. He inspected items that I had not expected to be covered by the inspection. We were very pleased with the professionalism and knowledge of the Inspector and the thoroughness of the inspection including such a detailed report complete with photos.
