He finished the waterproofing but left construction materials at my house. He took out the old vent in my bathroom and created a hole but never put in a new vent in. He damaged the awning on my window and said he find someone to replace it but he did not. I contacted him two times but he never responded.

We contacted Armadillo Roofing to fix two leaks after another company said they only were interested in replacing the entire roof. David Allenson did the initial inspection and estimate (which was very reasonable), thoroughly explained what the issues were, and promptly scheduled the work. From start to finish, the entire project was completed in 4 days. Even though the project was a bit more involved, David did not increase his estimated price. We received two inches of rain a few weeks later, and the repairs held up perfectly. David also advised us on repairing the ceiling damage inside the house.

I have had such a negative experience with Armadillo Roofing that I'm telling everyone I know (and those I don't) not to use them. Perhaps they do a decent job on pitched roofs but either they don't know squat about flat roofs or they deliberately do shoddy work to increase their profits. Armadillo installed a modified bitumen roof on my duplex in March of 2011 with a 10-year warranty that is pretty much worthless. In the 3-1/2 years since the roof was installed there have been four leaks! Only 3 months after the job was completed, there was already a leak in one of the units. The owner Mark Franz came out and identified the leak, a "pinhole" but a leak nonetheless which they repaired. Then in November of last year a more significant leak occurred above the other unit. This time Mr. Franz tried to blame the leak on siding work performed by another contractor a couple of months prior (the roof has 3 different elevations and there is siding abutting the roof at these locations). The siding contractor pointed his finger back at the roofer and neither would accept responsibility for the leak. However, I will give Armadillo credit for stepping up and taking care of it even if they didn't claim to be responsible. But keep reading... Then in February of this year another leak occurred in the other unit, this time more significant but confined to a corner in one bedroom. Mr. Franz came out and looked at the area, asserting that the leak was coming from an area of deteriorated siding above the leak and not the roof. I would have used his company to replace the siding this time but it took 3 weeks to get an estimate and then it wasn't even what I had asked for. (Hardie board above the roof and standard wood siding at other areas below the roof that needed replacing). So I used a different contractor this time to replace the siding in the vicinity of the leak. I thought it was all taken care of until the next rain proved me wrong, sickeningly wrong. During the last heavy rain storm last month, the leaking was worse than ever, affecting both the ceiling and wall upstairs and a large area of ceiling downstairs. It rained intermittently all week and, interestingly, even after the rain stopped water was still seeping down the wall upstairs for two days! My poor tenant had to use a bucket and emptied it several times over the course of the week. That is not a leak due to any kind of breach in the siding or A/C unit penetration flashing as Mr. Franz contends. Once again, he is blaming the siding contractor (remember, a different one this time) or the A/C unit penetration flashing (there was a small hole in the caulk around it). Because, of course, the siding contractor denied responsibility as well, I felt I had no choice but to hire an independent professional roofing consultant to give me an unbiased determination of the leak source. Both of these contractors had my money and I was stuck with a leaking building, disgruntled tenants, and potential for a mold issue if the leak continued unabated. So I engaged the services of a professional roofing consultant with 47 years? experience who had no stake whatsoever in the outcome of the issue. And guess what? He conclusively identified the roof as the source of the problem. He described numerous flaws in the workmanship documented with photos in a 10-page report and given the specific nature of the leak, there is really no question the roof is the culprit. The very last statement in his report sums it all up: "The roof was installed defectively in all areas as shown in this report. The roof should be replaced in its entirety." I have filed a claim with the BBB and will pursue legal action if I have to. I will not allow this guy to get away with selling me an inferior roof job and denying responsibility by blaming others when there is conclusive, clear evidence that he (and/or his subcontractor) are at fault. If you still decide to use them, don't say you weren't warned!!!

Description of Work: We sought a bid from Armadillo for renovations of a rent house in East Austin. I made first contact with them on 6-17-2014, then met Tim Fasano at the house to discuss the work on 6-20. On 6-21, I followed up with an email detailing the work we wanted done. I asked him for a quick response, as we were needing to get work started so the house could be rented. After a few days, I called and left a message for Tim, as I hadn't heard anything from him. When I got no response, I called and left more messages. Finally, on 6-28, he sent a text saying he had been on vacation and would call me on Monday (6-30). He didn't. When I did not hear from him, I began getting bids from other contractors. On July 7 he sent a bid, without calling or otherwise making contact. The bid specifically excluded the plumbing and electrical work that had been on the detail of work to be done, along with flooring, blinds, hardware, and the costs of required permits. By this time, we already had a more responsive contractor working on the property.

The initial communication was good, we talked to about 5 roofers, and they were the company willing to truly stand behind their work with a 10 year warranty. After about a month of waiting to get to the front of the queue of customers, they brought out sub-contractor after sub-contractor, and none of them felt comfortable doing the job that was required, or was not reliable enough to show up on the day that we scheduled. But at some point the owner of the business stepped in to get the job done. During the actual working days the sub-contractor kept disappearing, so it took more days then we had expected (They made us believe that it would take less than 1 day). Once it was done it was a true relief. The cost came out to be the original quoted price even though the materials used and labor required changed with each subcontractor. All-in-all, they got the work done, they were professional about it and they stand behind their work and have been in the business long enough to believe the warranty will not be useless at some point (i.e. they go out of business).
Description of Work: They repaired the roof above my Master shower which happens to be a patio deck on the floor above. That included ripping up the existing roofing and replacing the wood decking, and placing 2 layers of flat roofing material, and secured the deck back down.

Mark successfully diagnosed a roof leak that had plagued us for 20 years (even persisting after a roof replacement) and fixed it, including replacement of some decking, siding and shingles. He also replaced some hard-to-find cement board siding that had been chewed up by a now-deceased dog with peculiar tastes. All of the work was done when scheduled, completed promptly, and cleaned up completely. I would definitely call on him again, especially for a mystery leak.

David was our contact for Armadillo and unexpectedly became an advocate for us because our insurance company was only going to pay for 1/2 of the roof on our home. When the insurance company told us that only 1/2 of the roof needed replaced due to hail damaged we thought it was ridiculous - who replaces 1/2 of a roof? David took time out of his day on two different occasions to meet with the insurance company at our home. Unfortunately the insurance company "won" and only paid for 1/2 of our homes roof, but we REALLY APPRECIATED David's effort to fight for what he thought was "right " (that insurance would pay for 100% of the roof). David did all of this for us BEFORE we had even agreed to use Armadillo, but because of his service we decided to use Armadillo even though their estimate was a couple hundred higher than another company we liked and were considering. The crew showed up when they were scheduled to and completed the job in the time frame promised. They cleaned up after themselves and I did not find any debris or nails in our yard. When they got to the shed they discovered there were several layers of shingles that needed removed (not one as expected) and they used more shingles on the project than expected, but they did not charge us any more than originally agreed on. We would highly recommend Armadillo!!

In both instances, the guys at Armadillo were incredibly courteous and professional. They were able to schedule the work quickly and when it was time for the estimate on my MIL's roof, they were early! Their prices are very reasonable. I will definitely use them in the future.

After the second hail claim in <4 yrs, I was done with the shingle roof merry go round. I'd spent $1500 in deductibles over the two past re-roofings and wanted to finally add some character and durability. I contacted Clear Choice Roofing and got excellent advice and very courteous problem solving help. I ended up going with Armadillo based on owner Mark Franz' creative ideas regarding soundproofing options, one of which he said came from a member of his crew after he discussed it with them. Mark was very polite and informed, and when he promised me something was going to happen, it did. I now have a gorgeous galvalume colored roof and no more hail worries! The sound dampening is awesome, my skittish greyhounds are relaxed during rain storms, and I am getting a home owners insurance rate reduction because it is a Class 4 fire resistant roof. I think I'm going to raise my deductible now since roof repairs were my most regular claims. Mr. Frank made me feel like the only customer he had. He always returned my calls promptly and he always made great suggestions. My house is 2 story, appx. 2100 sq. ft. and the job took 4.1/2 days to complete. It was no inconvenience having the crew there so the time went quickly. They even painted all my metal roof venting to match the roof and did a small amount of wood work needed to complete the work, matching paint and all. I love my roof and my house's curb appeal is incredible!!

I am not satisfied nor dissatisfied with them. I would not put them down, but the work took them way longer than it was supposed to. I had to keep calling them for them to come and finish. They wanted the payment before they were completely done and I went ahead and paid them, which was my fault. Then after that it took a while for them to return. They did end up finishing and the job is alright. I should not have paid them until they were not done though, but it was an average experience overall.
Description of Work: I have a 2800 square foot house. They redid the roof by installing all new shingles and new fascia boards. They removed all of the old material.

The Member contracted with Armadillo on 08/21/06 for the following Services: 1. Cut back tree limbs from roof to accommodate the re-roofing process...completed at no cost to the Customer. 2. Remove the existing asphalt composition roof shingles and replace with new. 3. Install metal drip edge flashing for the entire roof at no cost to the Customer. 4. Install 45 linear feet of GAF Cobra II Ridge Vent at Armadillo's Cost, (no profit). 5. Install 11 soffit vents at Armadillo's Cost, (no profit). 6. Install 25 linear feet of 5" Gutter trough and one downspout at no Cost to the Customer. (Added as an incentive to do business with Armadillo to promote our Company in the neighborhood). 7. Replace approximately 20 linear feet of Fascia board at $10 per liner feet. this was completed at Armadillo's Cost, (no profit). 8. Replace 96 square feet of rotted plywood decking at Armadillo's Cost, (no profit). 08/21/06 - Contract signed by The Member. 08/28/06 - Roof and all other scopes of work (except for the fascia repairs and gutters) were successfully and satisfactorily completed. Note: fascia repairs were located behind the old existing gutters, so fascia repairs had to wait for the new gutters. Summary: One week after The Member contracted with Armadillo for the scopes of work (except for the fascia repairs and gutters), were successfully and satisfactorily completed. The only outstanding work which was delayed was the Gutters and Fascia repairs. Yes, we did not meet The Member's expectations for the timing on the free Gutter installation and sincerely apologize accordingly. We sincerely hope that The Member accepts our apology, and we have indeed put measures in place to ensure that this type of delay does not happen again. Sincerely, Mark L.
