Beware of this company. Penny Brabham Broker doesn’t not have your best interest at heart. This is what I have witness with this company. She will only let people that she wants to see any of her houses and will not let another realtor show it. I was ready to put an offer on my dream home and Penny refuse to let us see the house. That is very unprofessional, and I am willing to bet illegal. She puts her own interest before the clients, so please beware. I am really considering legal action against her, for not letting me see my dream home, and will contact the owner of the said house. I would like to see what they have to say about missing out on an offer. Shame on you Fiduciary Duties A fiduciary is generally a person you trust to act in your own best interests rather than her own or those of anyone else. The trust is typically connected to assets, money, or property. In real estate, a fiduciary relationship exists between an agent, known as the fiduciary, and a buyer or seller, known as the principal. A buyer's agent works on behalf of the buyer and must hold that buyer's interests above the agent's own interests. The trust that is created requires the highest standard of care and loyal treatment to the buyer. Requirements of Agency • Loyalty: This is a bedrock duty requiring that the agent always act solely in the best interests of the client. No other personal, familial or business interest can take priority over the interests of the client. • Confidentiality: Even after a deal has closed, into the future, the agent must always safeguard the client's confidences and secrets. • Disclosure: The agent must disclose to the client all the information that's material and relevant. To help decide if something is material, think: would the client change a decision about buying or selling or change a negotiation based on the information if disclosed. • Obedience: As long as it's not illegal to do so, the agent must do what the client wants them to do. • Reasonable Care and Diligence: Be competent and do the job right. • Accounting: Account for all monies or property belonging to the client. which they have none of:

After making contact the agent promised to get the property listed and marketed. Nothing happened There was no follow up by Stuart Smith or others from the agency
