Sun Painting Texas LLC is a full service painting company serving the metroplex, based in Arlington. We are a local business not a chain or franchise. We are first and foremost a painting company. We offer a variety of services for your convenience such as wood repair, all phases of drywall repair and texturing, popcorn removal, etc. There's a very good chance that the person who assists you during the estimating process is Mark, the owner, Mark is not a salesman. He will present you with a proposal after your free estimate. Then a little work on your part. Read our reviews. Get a couple of other estimates. Call with questions. (Mark's cell 817-929-1088). And make your decision. We hope that you will select Sun
The work turned out great and they did an excellent job. They are great to work with; very flexible and cooperative. I would use them again if the future if needed.
Description of Work: They painted the trim of the house and they painted one room. It was a lot of touch up paint work; a couple days worth of work.

One guy stood around did and basically nothing because I had a place behind the toilet that needed to be fixed and the other guy that came was doing all the work. I'm very disappointed in the work. They then tried to stay longer and charge me for more work while one guy had done nothing the whole time. When I talked to the guy that owned the company I told him exactly what I had and needed and ndash; I had a job for one guy and one guy only.

Repairs are flawless. Can't wait to use them for a larger job.
Description of Work: I purchased the advertised $99 "big deal" and on the morning of the appointment, I received a call that the employee who was scheduled to perform the job was no longer employed. Well, I figured employees come and go, so Brandon called to reschedule and showed up a few days later with 2 experts to repair and texture 2 small wall areas. Both repairs are perfect an no one will ever be able to tell! After i saw the work i asked Brandon to give me a bid to remove the wallpaper and add a Tuscan style texture in the Master Bath. I can't wait to see the finished result and would highly recommend Sun Painting!

We had to call twice to get an appointment. The first call was not returned. They arrived late, 9:45am. They left paint on woodwork, fixtures, bath tub, shower, and electrical outlets. Sloppy work! They did not finish the second bathroom saying they had to do two coats on the first. We bought the paint with primer, so only one coat was needed. I finished the second bathroom and painted a third with the same paint. It took on coat. They were to work until 5:45pm. They stopped working at 5:15, this time saying they had to clean up.
Description of Work: They painted a bathroom and 7/8.

When I read the grade this homeowner gave, it made no sense. Fifteen minutes late AND SHE GAVE US AN F ON PUNCTUALITY. She didn't receive a call back--once (but she doesn't have an answering machine so how would she know) and SHE GAVE US AN F ON RESPONSIVENESS. She didn't call to get the job fixed and she would not pick up the phone after repeated calls by me, my secretary, Ann, or Brandon NOW I UNDERSTAND. She paid my painter to do extra work for her (on my time). That's theft. Then she hired my painter under the table to do an extra 6,000 of work in her home. That's stupid. Not only did he do a poor job (suprise, suprise.Low bid isn't usually best qualified. There's a reason he values his time so low), and not only was he uninsured, and not only did she have no idea who was in her home, but also she has no recourse for a job done poorly--except to write this fraudulent report. I will always stand behind my work. My quality is good. My guarantee is good. We work hard to resolve the inevitable problems. My price will be higher that the homeless guys at the Q T on Cooper or whichever corner of whichever town you live in, but, as they say, you do know where we live.

Two workers arrived so that meant 1 1/2 hrs. of time paid for on the 3 hr. deal. They went right to work smoothing out the mud that had already been applied and fixed a few areas that needed a little more mud applied. They were very professional and courteous and I was very comfortable with them being in my home and pleased with their work. They mixed the ceiling texture, sprayed, cleaned up the area afterwards and left. They were very conscious of the time and did not waste it. The area I had sprayed was a small area of less than 100 sq. feet but preparation is what always takes the most time. They were in/out of my home in the alloted time 1 1/2 hours and I appreciated the fact that they did not drag out the time to try and cost me more money. A very good experience.
Description of Work: Had popcorn ceiling textured applied where we had removed a wall and bookcase.

I have been considering since July how to write this review. The scope of the job grew and grew during the execution, so it was confusing for everyone. The complaints I have about Sun Painting are as follows: 1. They started late and did not live up to the committment of how many people they were going to have on the job and working weekends. This was due to some employee problems and to poor communication. However, we were on a tight schedule and this created a lot of tension in our lives. 2. In order to try and make schedule and compensate for the huge scope increase they put lots of workers in the house which resulted in a huge mess. We had new hardwood floors which were not adequately protected (in my opinion) and came out with a few extra scratches. The cleanup when the job was done could have definately been done better, for example my microwave, fridge and sink were filthy and full of dust after being used by the workmen and there was texture dust everywhere that had to be cleaned and cleaned and cleaned--inside the electrical outlets, inside the appliances, etc. A great deal of grass in the back yard died from having plastic and tarps sitting on it in one spot for too long. My intercom system and doorbell are DOA because of texture dust and water inside of them. Mark did offer to come out and repair, but we had family sickness and were not in a position to have contractors in the house at that time. 3. Mark bid the job, but did not supervise the job adequately (in my opinion). This was a huge job and I ended up walking it everyday and trying to communicate back with Mark what I thought was going wrong. In my estimation he should have been the one walking the job daily and overseeing the project management aspect of things. The individual who supervised the job was a great craftsman, but not as skilled at project management. Plus, I think a number of his family members worked on the crew and perhaps he was hesitant to reprimand them. For whatever reason, I was uncomfortable with this situation and thought it could have worked better with more supervision from the company owner. 4. Mark was not always open to my criticism/suggestions and became somewhat defensive about the workers in the house--from his stand point it was a construction site (it was vacant), from my standpoint it was my home and should have been treated just like we were currently living there--although I know this would have pushed the schedule out even more than the unforseen problems we ran into on deteriorating sheetrock that required much more work than initally expected. I will admit this was the first time I had seen a job of this magnitude be performed. Ok--now the good stuff. 1. I see from the reviews on here that Mark has hired another salesman other than himself. This was one of my top recommendations to him and I think it will enable him to become more involved in the project management aspect of the business. There is not substitute for the business owner supervising the work and the crew. 2. Mark was very accommodating when the scope of the job increased and increased. He probably pused out his next job to finish ours, which we really appreciated. 3. In the end, the work in the house overall was pretty good considering the scope of the job. There are some definate imprefections that I have seen and we will probably have Mark back out to correct some of those eventually. I am hesitant because I don't want anyone coming out that doesn' t respect my property--like taking shoes off on the carpet, etc. 4. Mark's prices were reasonable considering how labor intensive our job was. We added on about 7K from the original bid, but I don't even know how many man hours and how much material was spent in that length of time--I suspect the profit was not very high in the end. 5. Now that the mess is cleaned up we are enjoying the job that was done. If I had realized the scope of this undertaking I would not have attempted it! Mark may feel the same way.
Description of Work: Wallpaper removal, sheetrock repair, popcorn ceiling removal, texturing, painting, kitchen cabinet painting over the entire house.

Brandon came out and gave me a bid on the job. He was very thorough and explained the process of what they would do and answered all the questions I had. It was one of those extremely hot days and he sat in his car and used equipment in his car to type in and print me out a proposal. It took quite a long time because he was having trouble with the equipment. I felt bad for him because it was so hot out there, but he was persistant and stayed until he could get me a copy printed. I was getting the house ready for sale and painted all the cabinets in the house (2 baths, kitchen and laundry room). They were natural wood and we painted them white. They installed new hardware on these cabinets. We did not want the hinges painted so they had to take off the cabinet doors and spray them at their shop. I had them paint the kitchen walls and of course once you do that, then the rest of it looks like it needs to be painted. I ended up having most of the interior painted and it turned out beautifully! The man doing the painting did not speak much English, but for the most part I could communicate with him. If I had a problem with anything, he would fix it without making me feel like it was too much trouble. This company really wants to have satisfied customers! The ceiling had a crack in it and after the repair you cannot tell that it had ever been there! The work they did was outstanding. The painter was very careful to cover the flooring and furniture so it did not get any paint on it. The only thing I am not entirely happy with (and it is probably not the painters fault), is the way the wood looks painted. Brandon had warned me that wood does not paint smoothly and the grain would show thru. I had the painter work on a few of the cabinet doors that I felt looked worse than others, and overall I am pleased. They seem to have done what they could and the cabinets are light and bright and now the kitchen looks so fresh! The entire exterior of the home was painted also, and a few rotten boards were replaced. The first part of the job took about 4 days - they estimated 3, but I am pretty sure I added on extra work along the way. I wanted even more work done, they had to go on to another job, but fit me into their schedule about 10 days later. The extra work took 2 days. This was work that was not bid on in the beginning- more interior wall and trim painting. I am very happy with this company and the fact that they tried to accomodate my schedule since the house was going on the market almost immediately. The house showed so beautifully, that it is now already under contract!
Description of Work: Interior Painting walls, cabinets and trim. Repaired crack on ceiling. Installed new hardware on cabinets and new lockset for front door. Exterior- Replaced a few rotten wood boards and painted entire exterior.

It went very well.Mark came out and gave me an estimate for the oustide of the house and the inside as well as a few rooms for the future I got a few other estimates from other contractors for outside of the house and Marks price was much lower. We set up a date for the work and they showed up on time and did a great job on the outside of the house. They did the inside at a later date and again did a great job.The only issue I had was the color of the baseboards was not a good color match. I called the office the next day and spoke with Ann who relayed the message to Mark.Mark called me back the same dayand had them come out the following day. They came out the next day and went to the paint store twice until the color was perfect.I was very pleased with their work and with how responsive Mark and Ann are.I will use them again and recommend them to others.
Description of Work: 2 separate jobs-had the outside of the house painted & then purchased an Angies list Big deal to have them paint 3 interior rooms plus the baseboards & some additional room space not covered by the coupon.

The crew were on time, and worked like trojans for three days, beginning early in the morning and working until early evening. They asked our permission to work beyond the normal work day. After they had cleaned up, received payment and left, we noticed that the insides of a few doors (mostly closets) had been overlooked. We called the company, and they came immediately and rectified the situation. They were excellent!

I explained I needed the work completed before if possible and he said he would try and he did and I was pleased about that he also told me what material they provided for the job and what material I would need I asked them to supply the material and I would pay for it since my husband had falling and could not handle anything heavy the job was completed in a timely manner and I was pleased with the work, make sure when giving out your contact nos. give out an alternate cbr no. We had to rearrange our schedules for a meetng that was never held and waited for a return telephone call we never received. What a waste of time! Since then, we awarded the exterior painting contract to a firm who actually cares about our time.
Description of Work: Scheduled a specific date and time for appointment with a salesman / project manager (name withheld) for Wednesday, 9/28/2011, at 11:00 AM. We waited 25 minutes and then called leaving a detailed message requesting a return telephone call. To date we have not received a return call. NO SHOW greater than NO RETURN CALL greater than NO BID greater than NO WORK greater than NO PAYMENT greater than NO CONSIDERATION FOR FUTURE WORK! What more can I say. There are plenty of qualified painting contractors more than willing to show up on time to prepare a cost estimate and follow through with performing work.

What can I say? I called this homeowner 20 minutes ahead of schedule but the number he gave me had an odd system generated message. I went on to the gate house where I arrived at 2:59 for our 3:00 appointment. The guard took my name, first and last and said the homeowner had not placed my name on the list, only that of a fence company. The homeowner had also taken my name on our initial conversation, having me spell out my last name for him. The guard attempted to call the homeowner from the number he had and also did not get a response. He indicated that I could pull around the guard house and wait for the homeowner to call which I did for another 10 minutes. At that point I left. I would suggest to the homeowner that he check with the guard gate notes to verify that I was indeed on time to our appointment (actually 1 minute early). Someone was inconsiderate of someone elses time here, but it wasn't me.

Whoever ranked this company with an F was crazy, or had the wrong place. The guys are AMAZING to work with ..every step of the process was professional and personable. They estimated and scheduled the work promptly - and work was done as estimated. I called Mark, and within 1-2 days he came over and walked through the house and within another day or two provided a detailed estimate, with a very good price, and a nice discount for us as Angie List customers. Within a week his team of 3-4 were onsite, they worked very hard, putting in some long days. They cleaned up everything and painted neatly. They even worked with us on keeping the cats inside and painting in specific areas of the house so we could manage our pets! We got estimates from 3-4 companies, and their was one of the lower prices. They do really good quality work, good price and nice people that you will be comfortable having in your home - I highly recommend them for any size job
Description of Work: Painted interior of a very large (4000 sq. ) home, 30+ doors, trim, ceilings, walls, baseboards .... even a few exterior areas! Mark was just great to work with - he recommended the proper types of primer's for various parts of the home and an overall supply list. They also assisted with some of the supply purchasing. They brought all their own painting equipment and worked very clean and neat.

When we moved into our home four years ago, removing the dated wallpaper and painting the kitchen and the rooms was something we definitely planned to do. When the time finally came to paint our house, I carefully researched the companies on Angie's List and on the web and narrowed it down to three companies that were highly rated and seemed to continuously receive good reviews. We were impressed by all of them but decided to go with Sun Painting Texas because their price was the most competitive and also, when the owner, Mark Brozio, came out to give the initial estimate, I felt that he understood our goals and interests better than the other companies. The estimate was given in a timely manner -- Mark Brozio came and walked through the house with me and gave me a detailed estimate of our main project (the living room, kitchen, and dining room), and then a detailed estimate of the other areas that we were considering. He went out to his car to prepare this and brought a printed estimate in about thirty minutes so that we could have it to consider immediately. Very helpful. We were so pleased with Sun Painting that we ended up having the whole interior of our house painted - even the closets and the garage. We love it! It's like walking into a new home. In addition to painting the interior, they also repaired some rain damage on our back porch and replaced the patio ceiling with more durable material better suited for the elements. Jose, the foreman, his brother, Hernandez, and the entire crew did a very thorough and professional job from start to finish. When I would come in and check on the progress, their chief concern was that everything was to our satisfaction and that we were pleased with all of the results. One thing that separated Sun Painting from some other painters that I had interviewed before, was that they do remove the wallpaper prior to painting - as opposed to painting over it. We had removed the wallpaper in a couple of rooms before, and it is no small job! -- you can understand why many would just opt to paint over it. But the Sun Painting crew was more interested in quality rather than shortcuts. They were intent on doing the job right the first time, even if it took a little bit longer. Upon removing the 70s paneling in several of the rooms (so glad to have that removed!), we discovered some mold and termite damage. They replaced the damaged sheetrock and replaced some baseboards that were badly damaged prior to us moving into our home. In the rooms where the wallpaper was removed, we wanted a smooth texture and the results were just as we had hoped. The painters were very thorough and we could not be happier with the results.
Description of Work: We had all of the interior of our 1970s home painted, including closets. They removed wallpaper in the entry and the master bathroom, painted all of the bedrooms, closets, ceilings, doors, crown molding, and baseboards. They applied texture where needed (smooth, at our request), and they painted the kitchen - removing the (ugly) handles in the middle of the cabinets, filing the holes with compound and painting all of the cabinets and hutch white. They replaced damaged sheetrock (from some mold and termite damage) and replaced some damaged baseboards as well. They replaced the ceiling on the back porch and painted the back porch and front door. They also painted the garage.

DON'T WASTE YOUR TIME OR RUN A CHANCE OF BEING SCHEMED
Description of Work: Potential consumers please beware. This companies customer service and honesty is not what you are looking for in a contractor. First of all they go against everything consumer reports and consumer advocates such as Better Business Bureau tell you what to look for in a contractor. They advertise that Final Payment not due until your're satisfied. Well the problem is not matter when you agree to the terms they want 50% of the estimate. This opens you up to being schemed and your funds taken with no work ever being done. We agreed to Hire this company and was notified on the day work was to be performed that they were not coming because we didn't sign the contract nor did we give them 50% down two weeks prior to performing the job. The problem here is that the secretary who only works till 1 never sent the contract to be sign. Secondly were advised her that when the crew arrived to begin the project we would pay the 50%. This was the smartest thing because had we given this company the money the would have never shown. We additionally sent a confirmation email to the company the day prior to performing the job only to go ignored. After spending the entire morning contacting there office and the owner his final reply was " I know what the Better Business Bureau says and I have been in business for 30 years and unless someone gives me a 50% deposit we don't do the job." We also inquired on why weren't we electronically mailed the contract his reply was " We didn't feel you were going to pay the 50% so we didn't bother sending it." This was simply a painting project that didn't require materials to be purchased prior to beginning so why give this company money. IF YOU ARE INTERESTED IN POTENTIALLY LOSING YOUR MONEY WHILE RECEIVING HORRIBLE CUSTOMER SERVICE THIS IS THE COMPANY FOR YOU.

We presented this customer a proposal which itemized several options and included our standard terms. The boyfriend called me several days after the bid and asked if we could do one of the options. I indicated that we could and suggested a date for starting. When my secretary called to firm up the date and get the contract to the boyfriend, he indicated that he would not be comfortable placing a deposit. He chose to not accept our proposal so we filed his bid and moved on. We were totally surprised when he called us on the suggested start day to ask where our painters were. We were in the middle of several other jobs and could not pull our painters off, of. For any inconvenience I or Ann has caused this customer, I apologize. We may need to be more clear about our policies (please see below). I do not apologize for requiring a deposit. I do not use a deposit because we need the money or because we don't trust the customer. In all the years I have been doing this, I have never been cheated by a homeowner. I require a deposit to screen out customers who would not be a good fit for our company. I think any one who reads this customer’s response can tell that our policy worked with this homeowner as well. Our policies are as follows. Brandon or I will come out to do a bid. We will try to leave a written proposal then, but if we aren't able to, we will email it. Should a client accept our bid at time of estimate, a contract indicating the start date, pricing, terms of payment, etc., will be finalized on site. Both parties sign. If you call back at a later date to accept, Ann will firm up the details then email a contract. You can then fax, email, or mail it back to us. If there are any questions remaining, Brandon or myself can come back out to rebid. I try to make everything as clear as I can. It is never our companies’ intention to mislead our clients in anyway. We have been in business for over 33 years, please feel free to read the rest of our reviews to get a more accurate description of the level of service that we consistently provide. Mark

Well, I called them to get an estimate - the company had a guy set up to get a quote and I made my way home especially to meet at the set time. Got a call from the guy, saying his truck had broken down and he couldn't make it - never heard from them again after that.

Response from Sun Painting Texas LLC
Some people! My new sales associate, Brandon Riddle was working on his 4th estimate on this Friday. This was his first day to "fly solo". The member contacted us that same afternoon via an email indicating that he would only be available for an estimate that Friday or Saturday since he was going out of the country for a couple of weeks. I asked Brandon if he could handle one more estimate since he was in Garland heading back to Arlington and this downtown Dallas (m street) estimate was sort of on the way. He said he would be glad to So I contacted the member and told him the time that Brandon would be over. (app an hour later as I recall) Brandon left his last estimate and his van wouldn't start. He ended up having to have it towed back to his mechanic and spent quite a bit of money to get it fixed. He of course called the member as soon as he knew he wouldn't be able to make it. The member indicated that he was going to be out of the country for a couple of weeks (which I already knew) and that he would call Brandon when he got back. We have not heard from the member since until this email. I just have to wonder. How easy it would have been to make a phone call. And how much more trouble it was to log into Angie's List and post this comment. Some people!

Excellent. There are not enough superlatives to describe my experience. Mark was very knowledgeable, and a great conversationalist. The painters were very polite, arrived on time, performed excellent work, completed all the work in less time than I expected, and took great care to protect my furnishings and carpet in the process. I am so pleased that I will have Sun Painting return in the spring to paint interior and exterior trim. Love Angies list also!
Description of Work: Sun Painting painted my master bedroom, master closet, and master bathroom ceiling. They repaired cracking in my ceilings, replacing drywall and taping, and texturing drywall.

Mark was on time and surprised me with his detailed bid and outlined contract. We agreed on a start date and planned to begin the project one month later. When my plans changed, and I had to ask him to start early, he did so with no argument and even arranged for a carpenter as the need arose. His crew was friendly, trustworthy and hardworking. Jose was easy to communicate with and listened to each of my very picky critiques with a smile. He promptly fixed any areas that were not to my standards without complaint. The project took longer than either of us expected, but that was not due to slow work or lack of effort. This scale of the job was large and not without some minor bumps that come with any remodeling job. My only improvement would have been to better coordinate payment schedule with a weekly walkthrough of the house to ensure that all parties were on the same page. I would say that overall this company's goal is to please the customer. That is very difficult to find these days, and I won't pretend like I am always easy to please. My standards are high and Sun Painting delivered.
Description of Work: I used Sun Painting to completely update my new home (built in 1974). They took down paneling in my living room, knocked down the crow's foot texture and heavy troweled textured throughout the entire house, retextured and painted my entire house. They installed crown molding, baseboards, casings and trim work, and installed 4 new doors.
