Jose and Oscar removed the wallpaper in the breakfast nook, then patched, textured and painted the walls. They also added a chair rail. Jose even returned to Home Depot what I had purchased which was too overbearing for the space and picked up something more to scale. His recommendation was a good one and the room looks great. In the meantime two other gentlemen painted the walls, trim and doors of our home office. I should have suspected something when they were done in just over an hour, especially since there were several heavy pieces of furniture to be moved. After they had gone (I thought they went to lunch) I went back to check on the quality of their work and it was awful. There were several completely missed spots on the wall (we had gone from very pale lilac to bright white so missed areas were very easy to spot) and it was more than obvious that the walls needed a second coat - which Mark had recommended from the beginning. The doors had drip marks and there was paint on the carpet in the corner behind the entry door. I called Jose into the room and he immediately agreed that the job was not up to Sun's standards and said he and Oscar would give the room and doors a second coat when they were through with the breakfast nook. True to their word, they finished the breakfast nook, to my satisfaction, then made good on their promise to bring the office up Sun's standard and my satisfaction. In order to complete all the work in one day (they knew I had to take time off from work to be there) they asked if they could stay late, and they did: it was just after 7:00 p.m. when they left, after making it a point to clean up and leave things the way they found them. Unfortunately, I did not get the names of the gentlemen who did the painting in our office, but Mark/Sun and Jose know who they were. Ann, from Sun's office, called me about a week later to follow up and made notes of my dissatisfaction regarding the office. All of the workers were polite and repeatedly thanked me for the ice tea I provided for them. In fact, Oscar was not aware that ice tea can be cold brewed and asked for my and quot;recipeand quot;. I apologize for the delay in getting this review posted, but I've been on a business trip since two days after the job was completed. I will definitely use Sun Painting again, especially if I can get Jose and Oscar to do it. Linda and BIll Burke

Sun Painting did show up a few hours early and I was a little taken aback, but I was able to accommodate that schedule change. I do understand that sometimes they might get previous job done early, so it is logical that they might show up at their next job early. It would have been great to give me a jingle to let me know, but no way was this a deal breaker. The painters were excellent. They communicated concerns, asked questions and repaired some minor work on the house. That was much appreciated. I have a house with very tall gabled roofs and they guys had to work without scaffolding - something that worried me. However, they worked in concert - a good team. They finished the job a little later than I expected (high gables), but the work was done with quality workmanship and two of the neighbors asked for the phone contact number of the company who did the work. I am very pleased with the entire deal.
Description of Work: We purchased an exterior paint job for our home through Angie's List special that was emailed to us. Even though we had to book the appointment about 3-4weeks ahead, I understood this as i figured they were busy doing the paint specials. I don't think there are many home exterior painters that will paint an entire house for the price noted above. We paid almost 1.5 times that over a year ago. We are not in the habit of painting the house exterior every year, but the last painters did a lousy job, got pain on the brick, painted the trim 'weird' (ie, painted the roof flashing the same color as the house trim, not painting it with a color that blended with the roof tiles). I also did not get the previous painters from Angie's List.

I was really impressed with all aspects of my experience dealing with Sun Painting. I had the owner out prior as I needed to discuss and receive an estimate of some important carpentry repair prior to painting. I felt I paid a fair price and the carpentry work far exceeded my expectations. Ann, the scheduler was great to work with as well and the painters arrived early, worked hard and cleaned up afterwards plus were done by 4:00. I would definately use them again!

The paint job was very well done as was the particle board replacement. They cleaned up the tape and paper they used to mask the windows. One minor problem: they left some dirt and some caulking that they had removed from the house for me to sweep up. One point in their favor: they accomplished the job one day earlier than they had originally scheduled it.
Description of Work: The job consisted of painting an external door, the soffits, trim, and two areas (a wall that replaced our garage door & an extension to our dining room) around the outside of the house. They also removed, replaced, and painted two external particle board panels.

It took almost 2 weeks to drag a quote out of them after they looked at the job. I practically had to to beg for it. Once I decided to go with them, they could not commit to scheduling a time to do the work, even 3-4 weeks in advance. They just kept telling me they would "know soon" and telling me to call back in a few days or they would call me back. They showed up one day but they didn't come at the right time. They were supposed to come at 2pm but showed up at 8am. I couldn't stay, I had to go to work. So we rescheduled for this last Saturday at 12pm. I got a call at 11:30 and he said he was running late but he never showed up. I finally called him at 3pm and he sounded like he had no idea what I was talking about. I just canceled altogether, I no longer want to work with this company.

The craftsmen were great. I had to book about four weeks out and they were well worth it. The did some major repairs on a wall where we had removed a 4' x12' mirror. They asked about details I had not thought about (repairing the tape and bed in the ceiling which they were not paiting) and if some of the wall hangers needed to be removed or included in the painting. The did move some furniture around and back for us as well. The did an awesome job. They showed care and concern that we checked and were happy with the work. The bathroom they painted is huge and has a lot of cutting in to do. The lines were clean. They cleaned up after themselves. They were professional and polite. The second room painted was our master bedroom. Not as much cutting in, but a lot of wall to paint. They did a great job. No spills. I want to have them back out to do more work. We are very happy with the quality of the work.

This was the most frustrating of my Angie's List experiences. I cannot give them an F because work was completed sufficiently but I cannot recommend Sun Painting. I should have known from it being a coupon that they would get TOO many people and would not be able to professionally service each one. Scheduling was not smooth. I called then had to call again to get their scheduling specialist, Ann. She was very polite and I had very high hopes for my job. No go. The technicians who came out were LATE. They sat in my driveway on the phone and appeared to be talking on the phone and just talking as I waited inside for nearly 45 minutes wondering what was going on. My soon-to-be wife had left to take the kiddos to school and they were there and when she returned they were still sitting in the same spot. When they came in to do the work, they explained with 2 TWO of them, they would only be able to get a few holes done and NOT even texture it. I thought, and quot;NO WAYand quot; and had them call their supervisor or manager which turned out to be Mark Brozio. He was very polite. Do not get me wrong. This was NOT a BAD operation at all. It was just not as smooth as I thought from an A-rated Angie's List company. We talked and he offered to refund the money, but I had taken a day off and wanted to get something done so I got the patches in my kitchen ceiling done. The patches were done properly but they did not have any time left in the coupon to do much else. They were just patched with NO texture or anything. I left thinking that I get what I paid for. It was a coupon and I got a coupon service. I did not know if I was over-reaching and thinking that I would get 3 hours of work. I thought that if I could patch an area of sheetrock in a hour or less then some professionals could come out and do it at least twice as fast as me and a tad bit more than me. After this experience, I though maybe I was expecting too much, so I did not want to leave a negative review not knowing if it was simply me wanting more. I was not even going to write a review UNTIL I hired Chris at Drywall Repair Specialists. When I saw the job he did for me, BY HIMSELF, one guy versus TWO and the amount of work, I had to revisit this and do by due diligence by Angie's List for Sun Painting so that people know what they are getting in to with the coupon. It is not going to be truly 3 hours of work or 1.5 hour with 2 men. I would MUCH rather they had sent 1 man and did 3 TRUE hours of work. ***UPDATE to Sun Painting's response - Almost EVERYTHING in the response is untrue including the the cost of the coupon. If Sun Painting claims they and quot;ALWAYSand quot; send 2 people then WHY would you advertise for 3 hours when it is really 1.5 hours. Just advertise for 1.5 hours and STOP misleading customers. Also, his technicians were eating breakfast in my driveway. No one RANG the doorbell like normal people nor did they have to knock because the front door was open awaiting their arrival. Mind you we take our kids to school in the morning. Also stated was there was 4 hours of work done. Really? I have photos of the work and workers doing it and I can provide that if necessary. You be the judge. As for going for sheetrock, I ask that Sun Painting please don't act as if they were doing ANYTHING above and beyond what the coupon stated. I knew that I would not be charged for going to get sheetrock for a sheetrock repair job. Is that insane? Is Sun Painting paid the technicians for 9 hours then they will be going out of business soon and should fire the technicians for false billing. I had only 4 patches done. If that takes 9 hours, then please let everyone who reads this know WHAT type operation this is. UNSATISFACTORY EVEN MORE NOW FROM THAT BLATANTLY FALSE RESPONSE! RATING F

This was a three hour coupon. We always send a 2 man crew. That is 1 and 1/2 hours. We arrived on time and knocked on the door. No one answered. Dario went back to the van and attempted to reach the homeowner. He was waiting for someone to call back. The husband mfinally came out to the van and told Dario he could start. That wad 30 minutes x 2 guys but we didn't bill the homeowner. The first job was to replace a large piece of rock on the ceiling which was tricky and then patching 7 or so other holes on the walls. Dario indicated that we could probably get the big piece of rock replaced but definately couldn't get the easier stuff done also. The homeowner atoldvdario that he felt it should be able to be done. He then called the office and told Ann it should be done (at some length). He then demanded to speak to me. I was already on the road so it took a bit to reach me but I pulled over and talked to the customer. I explained that Dario knew his trade and would be pretty accurate in his estimate. Again the homeowner told me that another company who he didn't hire told him it was an easy job and could definately get done. What can I say? The coupon was $99 for 3 hours. I had 2 experienced painters were on the job looking at the scope. We had been on the job now for the full 3 hours and had gotten nothing done. I asked the customer if he wanted a refund but he insisted he did not. So we sent Dario to the store to get some sheet rock which this drywall coupon specifically exclude and didn't charge the owner for the time. We did4 hours of work. We finally left the job at 12:05 (started at 8::). That's 9 hours I paid the guys. I'm sorry we were not able to meet this owners expectations. This job was done around 5 months ago.

Sun Painting did a lot of things right on this job: They were professional, pleasant and punctual. They also are quick to respond. As for the paint job itself, coverage was good on dark-colored walls, non-painted areas were protected, the general sheen and finish of interior trim were very good, and cut-in was excellent. They also taped the interior door hinges, at my request, and did an excellent job at that. The only major complaint I have concerns the preparation of interior trim, and exterior panels. I was frustrated because I specifically discussed this with Mark. Granted, this house needed more prep work than most, but Mark saw this when he gave me an estimate. They did a lot of exterior scraping, but left several areas with flakes of loose paint that could be easily knocked off. They did return when I complained about this, but balked and suggested that I should have replaced the panels in the first place. On the interior trim there were dirty areas, holes, bumps, or places where the texture workers had dropped some compound on the trim, which is easy to clean off, and it was simply painted over. They eventually addressed most of my concerns, and in the end, I wound up with a paint job that I would give a grade of B. It's unfortunate because the amount of additional work involved to have done it right would have been small. I may use Sun Painting again, but if I do, I'm going to insist on an inspection of the prep work before they start to paint.

Using Sun Painting was a pleasant experience. From the first call, they were courteous, friendly, and professional. We used an Angie's List Big Deal to prepare our house for sale. By the time we called to set up our appointment, they were already booking well past our planned date to put our house on the market. But they worked with us and managed to schedule us by our deadline. Many thanks for that effort. The estimator was knowledgeable and friendly. The actual paint crew was prepared, friendly and professional. The only minor issues were that they tended to be a little late to the time promised, and they didn't clean up the yard through the day but left all cleanup to the end of the work day. They started a day earlier than promised. They called the night before to make sure it was ok to show up early. And they worked long hours and were very careful with their masking and spraying so that only the house got painted instead of the roof, landscaping and other parts like happens with some painting companies. The trash became a little bit of an issue as it was pretty windy on the day they did most of the painting and some of the trash started to get into the neighbors' yards. They did a good job of cleaning up at the end of each day. They used a quality paint and the house looks fantastic, inside and out. I would definitely recommend Sun painting and their crew and would use them again without hesitation.

I bought the the $1299 exterior paint big deal a few weeks ago. Attempted to contact Sun Painting via email and voice mail, got no response. Called several other times and no one answered. After more than a week I contacted Angieslist about my experience and at my request they gladly refunded my money. Sun Painting may do great work and the price is very good, but I had to walk away based on my poor customer service experience.

The Sun Painting team was fantastic. This is one of the few times in my recent memory where you get a fair price and an excellent job! The paint crew was courteous, efficient and unobtrusive. There was no overspray, nothing missed and everything was cleaned up meticulously. We will be using Sun Painting when we do our interior sometime in the future. I highly recommend thier service!

Overall a very good experience. Mark's bid was the most detailed of the three companies we compared. He discussed options on the work we wanted done and compared the pros and cons of the diiferent options which was good information. He was not high pressure, and was always very accomodationg and positive. Their work was scheduled around some other work being done and they were flexible and patient to work with. We were pleased with the crew, they did a great job, were thorough and neat, and did a good job of cleaning up. There was one area where a ceiling was painted and the paint got on the wall. The paint quality on the wall was not too good, and the touch up just did not blend. They tried two or three different steps to correct the problem, but none of them worked. Sun Painting ended up repainting the whole area to make it look right, It took a while for the process to play out, but they made it clear from the start we would be happy with the results, and that if they had to repaint the whole room they would at no problem. They always had a positive outlook and there was never a doubt we would be pleased with the final outcome. We recommend and would use them again.
Description of Work: We had several rooms painted, including some ceilings, with wall paper being removed in two of them, and texturing done in a couple of others. In addition we had cabinets painted.

Everything went great from the time Mark came out and gave his estimate till the time they were done and cleaned up. Very professional as I was at work every day and my wife was home all day with them and was very comfortable with them and leaving them by themselves to go pick up the kids from school. Would use them again and refer them to any one we know.
Description of Work: We had recently installed all new trim, base and stairs. They painted the entire inside of the house and when I say entire I mean, every wall ceiling, door trim and they even stained my new stairs. Prepped, primed and caulked all new wood and everything that needed to be caulked. Had several bad spots in the sheetrock they repaired back to looking new as well as the outside corners and inside corners that were bad.

I can't say enough good things about this company and its' employees. Everyone I dealt with was professional, punctual, courteous and competent. They were careful and cleaned up well after themselves. I am a totally satisfied customer. The price I paid for the work was also excellent. They give a great discount for Angie's list customers. I recommended them to my son for his painting job and he is also using them.

I am just moving here from out of town and I was coordinating between flooring and the painters to get everything done before my wife and kids moved down here with out stuff. The guys came in on the Thursday and had to work around some of the flooring stuff still going on but were very professional and great to work with. The crew fininshed up on Sat and did a real nice job cleaning up after themselves and making sure I had no issues that they needed to fix. I called them back on Tuesday to come back and caulk the and patch the holes in the new baseboards the flooring company laid down. Again the crew got there about 8:30am in the morning on Sunday and they were a great team. I had zero issues and would reccomend this company everytime. The work was tremendous.
Description of Work: I had the entire inside of my 3200sq ft house painted with the exception of two small rooms. The guys painted all the trim, walls, ceiling, patched cracks, patched ceiling in kitchen where old fixtures were, nail holes, and other small miscellaneous items.

From the beginning Mark was courteous and responsive, He would not take calls while speaking with me about the job. Smart !! After obtaining several bids Mark's price was right in the middle. He completed the bid right on the spot in about 20 minutes from his car / mobil office. He knew what he was talking about and I felt that right from the start. He knew I wanted quality work with a great deal of attention paid to the details. As I mentioned, I had a lot of different work done and he was confident that none of what I needed was out of the ordinary. The workers arrived on the 1st day ready to work, and always cleaned up after each of the three days they were there. Was told it would take three days,upfront. They completed the job on a Friday and by Monday we noticed a few ares that needed touch. No problem, we trusted them enough to pay the final bill and have them come back later in the week, I also think teh touch up may be becuase the paint dried and becuase it needed painting so badly the wood just ate up the fresh coat of paint. Good team to work with. Don't hesistate, you wont be disappointed !!!

I originally met with Mark in my home to get an estimate on some insurance work needed from two roof leaks due to storm damage. My dining room and my upstairs hall needed some new sheet rock in the damaged areas. The hallway baseboard and hall closet door needed trim replaced. Mark's initial quote for this work was well within the insurance guidlines. During our conversation, I asked Mark how much he would charge to do the entire common areas that bascially flow from the upstairs hall to the game room and downstairs to the entry and living area. His estimate came in at a little less than $2000, which was a good deal, considering the amount of area involved. Then he also told me he would do the trim, which another contractor had actually tried to talk me out of (man told me it was too much work...seriously!). Then Mark also told me that all the cracks would be patched and retextured. At that moment, I knew I had the right contractor for the job. During the course of the job, I kept adding more ceilings and rooms, and they kept patiently putting up with my changes. I also had to have some flooring done. This meant that the painters would either have to do a few rooms and come back to paint the rest of the rooms, or do all the rooms and come back just to touch up. The crew (led by Jose) chose to paint all the rooms and trim and come back for touch-ups. They cleaned up and vacuumed everything, and the wonderful Ann (in the office) waited for me to call when the flooring was done to send the crew back for any touch ups that were needed from the floor guys tearing out the trim. When I did call them back, Ann and Mark did all kinds of juggling to get me back on the schedule as quickly as possible. During the time they were gone, I realized that the front room across from the dining room was the only room in the house that had not been painted in 16 years. It had looked ok before... now it looked like a cave. I called Mark and asked him if they could do just one more room when they returned (I knew it was a big request because they were basically almost finished). Bravo Mark!!! He threw it in just because I had been a little inconvenienced during the painting!!! What more can I say? I am absolutely delighted with their work. Jose and the guys are cheerful and experienced. Their work is impeccable. If I saw a little bit of paint they missed cleaning up the floor, Jose cleaned it right up for me. They moved the furniture and covered it for protection, and then moved it back when they were finished. They put two coats of paint everywhere. I can't even see where all the cracks were (and there were a lot after 16 years). Ann is a doll! She has her hands full with scheduling, but she does it with an eye on customer satisfaction and with a sense of humor that is much appreciated. Mark is super! He has a great company and a wonderful bunch of employees. My home looks brand new, and for all the work they did, the price was very very reasonable. I would have them back again, but there are no more rooms to paint! Not only would I recommend them to my friends, I already have!
Description of Work: Almost every room painted in a two-story 13 room home. Included entryway with 20 foot ceilings, large family room, large game room, all trim (baseboards, windowsills, doors). Different colors of paint were used in several smaller rooms.

At first, I had trouble scheduling the work because they had a change in personnel, but once we got it scheduled everything went like clockwork. They arrived on time, got the work done in the time alloted and I didn't have to pay any additional money. The quality of work was excellent and the clean up was perfect! Will use them again if needed!
Description of Work: They did an awesome job repairing a hole in my drywall on the ceiling in my bathroom. When they left, I could not tell where the repair was made. They did a great job blending the new popcorn ceiling section with the one that was 20 years old! I would highly recommend them again!

Mark came to the house and looked at all I wanted done. He printed out a quote within minutes of the inspection. The quote was very reasonable. I was especially glad that he would do the baseboard installation. They did a great job protecting everything with plastic sheets. The paint job and baseboard installation were excellent and there were no mishaps. All the guys were friendly and professional.
Description of Work: Painted hallway by bedrooms, bath, living room, main hallway, master bedroom, family room and installed new baseboards for entire house. (I had purchased and painted the base boards myself).

Mark quoted for the work we needed done finishing out a restored 1940 cottage. Our previous painter/handyman had to abruptly return to Mexico to care for a family member, leaving this job about 98% complete. Mark offered to send a 3-man paint crew (specifically a foreman, painter, and helper) and a carpenter with a helper, and quoted a reasonable one-day rate. The work was scheduled for today to commence at 10am and end at 7pm. Nobody was there at 10, but the company called to follow up within 10 minutes. The crew had been given an erroneous address (it was wrong on the contract, which I specifically pointed out at the time, but that info never got to the workers). They arrived at 10:20, so no biggie. However, only 3 men showed up. I asked if they were the painters and they said yes. I asked where the carpenter and helper were, and they said, and quot;We're carpenters too.and quot; That was a bit disturbing. I called Mark and he said that one of the men there was a carpenter who also helped paint. Okay... but then where were the other two men who were supposed to be there? and quot;On their way.and quot; He said they weren't far. Mark assured me that the onsite carpenter was good, and said if the door got messed up he'd go buy us a replacement and have it installed. Fair enough. We had prepared punchlists, so I gave them to the appropriate people and went home for coffee. We live 2 doors away. A few minutes later my husband and I walked back over. The paint foreman had started caulking some trim, and the carpenter had his table saw set up outside and had the first door (French door) on sawhorses marked for cutting. My husband introduced himself to the carpenter, and then stared, puzzled, at the door. He asked why the cut lines were placed where they were, and the carpenter explained that he was going to have to cut the door at both the top and bottom because otherwise he'd be cutting into the glass panes. He said he had to cut it down to 71-1/4and quot;. My husband and I both said, and quot;Noooo! That door is 78-1/4and quot; tall!and quot; The carpenter ran back inside, re-measured, and said, and quot;Oh yeah, 78-1/4and quot;. I've got it.and quot; I called Mark again and asked, and quot;Is he a licensed carpenter??and quot; Mark said carpenters aren't licensed in Texas. (I didn't know that.) He said he'd call the foreman and get back to me. When he called back, he said this job and quot;just wasn't working outand quot; and he was pulling off the crew. (By then it was about 11:15, and the two missing guys had still never shown up.) He said he didn't think we'd be happy at this point no matter what. I asked, and quot;Are you trying to say this is a homeowner problem, so this is OUR fault??and quot; He said no, but repeated that he didn't think we'd be happy. So that was that. The work we expected to have completed today will not be completed, which leaves us in a serious lurch. Overall, the painter/foreman was very nice and professional, and got to work pretty quickly. The young carpenter was also very polite and hard-working, but the measurement error (?) on the door was a serious one and, I felt, rated a followup call to Mark. I do NOT think we were being unreasonable to express concerns about qualifications under the circumstances, or to ask where the two missing men were who were supposed to show up as per the contract. Nor were we ever rude. I felt sorry for the workers as they left, and we shook hands and thanked them. I would not use this company again. I understand that even highly skilled workers CAN have brain fades and make mistakes, but the total no-show of the other(?) carpenter and helper, and the abrupt manner in which this contract terminated, rated a and quot;Dand quot; from us. * UPDATE: We think we just figured out why they left so abruptly. Our new carpenter came to hang the door that the Sun Painting carpenter had cut, and it was not only cut too small (by 1/8and quot; - 1/4and quot; in both length and height, which sounds small but is significant in a door fit), but a 5and quot; section at the top/right side had actually been cut crooked, veering in to leave nearly a 1and quot; gap at the top! It's trash. We had to buy a new $129 door and start over. *RESPONSE: Oh my gosh, where to start? First, ALL plumbing, electrical, structural, and HVAC work on this house was legally permitted and performed by licensed plumbers, electricians, etc., complete with all required City inspections and finals. In fact, the chief electrical inspector made it a point to shake our electrician's hand at the final of the new panel/service upgrade and tell them that it was some of the and quot;finest electrical work he'd seen in yearsand quot;. Most of our contractors are people we've worked with for years, over a variety of house projects. I have NO idea where Mark came up with such nonsense. We never discussed any of this. Our previous painter and trim person is NOT an and quot;illegal immigrantand quot; but a long-time American citizen of Mexican descent. She is also a dear friend of many years. She had to leave the job abruptly to help care for a brother stricken with cancer who still lives in Mexico, but did eventually call to say where she was and to apologize for leaving things undone. There was no and quot;final drawand quot; because we aren't working with a loan; we paid her in full each week for work completed. This is the 5th house we've worked on together with this painter, and everybody from other painting companies to floor installation companies are always trying to hire her because she does beautiful work. She's an independent contractor who, yes, pays her taxes each year. She is bi-lingual, intellligent, and incredibly talented. She in no way deserves the ugly description Mark applies. Many of her big jobs are for custom home builders where she's famous for her clean cut-in lines. As stated in my original review, the Sun Painting carpenter DID cut the door. We didn't hire in a new carpenter until this past week, which was when we discovered that it had been cut too small and crooked. Because I liked Herman (Sun's painting foreman) and because he jumped right in and started doing a good job on the painting/caulking, I had made the original rating a and quot;Dand quot; rather than an and quot;Fand quot;. Had it NOT been for the carpenter's huge errors and the no-show of the other 2 guys contracted for, the painting job might have gone fine. Mark's description of our interactions is both snide and inaccurate. I had very little interaction with Herman once I showed him around upon arrival other than nodding and smiling. At this point, I believe this company has good painters, at least one unskilled carpenter, and an owner with a seriously bad attitude. Review changed to and quot;Fand quot; overall.
Description of Work: The services actually performed consisted of prepping, some caulking, and cutting one door before Mark (owner) made the call to discontinue and withdraw the crew from the project. No charge.

Ok, up until this update, I didn't post a response since I believe the homeowner was basically accurate in relating her side of the story. But I will now have to respond. No, we did not abruptly leave because the carpenter had miscut the door. As I had indicated to the homeowne repeatedy, if we damaged anything, we would repair or replace it. And as the homeowner herself indicated in her review, we had not done any cutting on the door. We left because this homeowner was not going to let the guys do their job correctly. The situation was that the homeowner had hired an illegal immigrant to do all phases of remodelling on her rent home. This included the plumbing, electrical, sheetrock, texturing, tiling, cabinetry repair, door and window repair, and painting. The woman who was doing the repair was pretty good at everything she had started, but she abruptly walked off the job without finishing any one thing. She had left many, many little items undone. She had chosen to not leave a phone number or even take a final draw--kind of suspicious. I indicated to the homeowner that we would be able to get a lot if not most of the carpentry, texture, and painting items done in a day and quoted her a daily price. BUT I indicated that we would do the work as we saw fit. We are professionals and would be able to organize the various tasks and get far more work done and done better than if she directed the crew And we would have avoided the situation which caused the other contractor to walk off (I suspect). She agreed to this. The minute my foreman Hernan showed up, (late and without two of the guys due to his car being at the mechanic, bad on me), she pulled out a written punch list and started pointing things out. Way too many things to remember. I had already gone over the plans with Hernan and told him that he was to lay out the job with the guys and that the homeowner would stay out of his way. Appearantly this homeowner came back again and again with more instructions, directions, etc. Hernan called after about 45 minutes and relayed this to me and indicated that he was having a hard time with the homeowner. Knowing that he was going to miss out on a day's pay, he still indicated that he didn't want to do the job. Because of the history with the last contractor and the fact that the homeowner wasn't going to let the guys work and thus wasn't going to get much done in a day (which would have ended up being our fault with the corresponding bad review I'm sure), I told Hernan that he could clean up and go home. I called the homeowner and indicated that the job was not going the way that it should. I assumed responsibility for the tardiness and indicated that the other two guys were on the way but were very late. (Two crews who live in Cedar Hill and Mesquite respectively with only one car). I indicated that once in a while there's just not a good fit and this was one of those times. Had I to do it over again, I would have taken the time to draw up our usual firm fixed contract. The pressure would have been off of the guys to perform on the homeowner's time and they could have done the work detailed in the contract. We wouldn't have had to try to squeeze everything into a fixed time. Mark
