My wife and I were in the market for a new home. We had a Realtor we were working with and in October 2014. We looked for existing homes and when there was no existing inventory that met our needs we turned our focus to new homes. We have a custom built home now and after looking at some tract builders we knew that a custom builder would be what we needed. Our Realtor met with Doug Boyd, the president of Boyd Builders, and he indicated that he had a home that was completed and might meet our needs he told our realtor the price was $349,900 and I confirmed it was listed on the MLS for $349,900. Our Realtor looked at the home and then suggested we look at the home. My wife and I and our Realtor We met Doug at his office in Twin Creeks subdivision in Mansfield. Doug seemed very credible and pointed out his building style and why boyd builders was the right choice. We then toured the existing home he had for sale. When we were leaving the home I asked Doug in front of our Realtor what the price was (just being conversational as my Realtor had told us the price, and we had seen the listing on the MLS) Doug stated it was $362,000. I really did not respond assuming that he likely deals with a lot of homes and was just confused. After we left I asked the Realtor if this was the home that was $349,900 that her and Doug discussed. Our Realtor indicated it was and her assumptions were the same as mine. My Wife and I and our Realtor met with Doug that following Saturday in his office at Twin Creeks to negotiate changes we wanted on the house and see if we could come to an agreed purchase price. We were all surprised when Doug stated the price was $362,000. I explained that I would only start at the $349,900 price he had in the MLS and nothing more and we would negotiate the requested changes item by item to arrive at the final price. After much negotiation and discussion we agreed to a list of 10 changes and a price of $355,500. He shook my hand on the deal in front of my wife and our Realtor. We then went to the home again to see if there were any additional changes. We found a few more ppotential changes and Doug agreed to price them for us. I again reaffirmed the previous 10 changes and the $355,500 price and we shook again with my wife and Realtor present. Our Realtor touched base with Doug a few days later to ask about the pricing for the additional items that we were considering adding beyond the agreed to 10 changes. Doug informed our Realtor he could not honor the $355,500. She was astounded. Boyd builders did eventually provide pricing for the previously agreed to 10 changes that we shook on at $355,500 and surprise that price was $362,000! This is not our first home purchase and we have built from scratch with other custom builders. We understand the process and how important it is to have a builder you can trust. We were very upset and very disappointed. We are very glad that we discovered before purchasing that Boyd Builders are not true to their word. We negotiated with Doug Boyd , the owner and president himself, and he was not a man of his word. Anyone who shakes your hand agreeing to a deal not once, but twice in front of witnesses and then reneges on that deal is not to be trusted!! I would suggest you look elsewhere for your custom building needs. Shortly after we walked away Boyd builders re-listed the the house on the MLS for $349,900. These guys really cannot be trusted and are not credible negotiators. We have since entered into a contract with a wonderful custom builder and as soon as the subdivision is ready we will be starting our new home! Do your homework!!
