Tom Grisak listed our home in August of 2012. The home was put on MLS immediately. Within a week he hired an awesome young man to do the pictures for our home. The photo's were very professional, and showed our home beautifully. They were added to our listing. Tom brought us a full price offer within 24 hours. We accepted the offer. It was from a developer that Tom had previous dealings with. It had some contingencies, and fell out of contract within the month. Tom is a very busy man, and with that comes a lot of little mistakes, and some arrogance. I canceled a dinner one evening because he had his photographer call me to say he was coming to the house for a night shoot, and needed me to be there, and have all the lights on inside the house. I thought this was odd, as we were under contract at the time, and really had no outside lights to shine on the house. So I called him. He told me that we still wanted to get the shots incase the contract fell out. So I sit at my house waiting all evening. Turns out it was a mix up. The photographer had the wrong house. Okay, mistakes happen, but I called Tom. He must have been so confused he didn't know which house was mine. When I asked him about it...his response was one of oops, no big deal, and of course they would not be doing a night shoot. That was just for homes that had a lot of uplighting. Really! This sort of mistakes were often, and disregarded by him if you could reach him. We received a second offer on the house a month later, but Tom waited 15 hours to even show us the offer. (he was out for the evening) Before he showed us the offer he sent a demand letter for pre approval for loan from potential buyer. He said he had dealings with this man in the past, and didn't believe he could afford the house. The offer was taken back. It seems the wife was unsure about the house, but the husband really liked it, and when Tom was somewhat rude about their offer they backed out. That deal may never have gone thru, but we believe the offer should have been presented to us before he took any action. We did not have a lot of contact with Tom after that. Our home sold in May of 2013. It was bought by a man who lived in the area. He was shown the house by a man from the other side of Dallas that Tom had never even heard of. Tom did not show up for the closing. Not on our end or the buyers. The buyer had some questions that could not be answered so they tried to call Tom. He could not be reached. His office said he was at lunch with his mom, and had turned his phone off. Really! During a closing! So the closing did not happen for another week. Tom still was not present, but thankfully was not needed. We never heard from him again. He received him large commission check, and that was the end of that. d In summary: Tom Grissak is excellent at marketing himself, and your home. But if you are looking for a agent that is on top of things, easy to reach, and grateful for your business..... look elsewhere.

First of all, I want to sincerely apologize for what happened. I don’t remember the circumstances nor do I remember the subcontractor who did the photography, but I have no doubt what you are saying is true. However, I do remember the year and it falls in line with the struggles I was having at the time. I was a “one man shop with no administrative assistant in 2012 when my business literally exploded. I was doing all the marketing, paperwork, listing appointments, showing appointments, and everything else that goes with selling a home. I was working non-stop, had no personal life, and was physically exhausted. I decided at that time I had to form a team around me to take care of our clients the [Member Information Removed] I had always done when my load wasn’t so heavy. I joined Keller Williams that year specifically to learn how to build a team the right [Member Information Removed]. It’s taken us ten years, but we’ve done it. We now have 9 full time Realtors plus four support and marketing personnel. I believe our customer service is the best in the business. Unfortunately, I cannot change what has already happened, but I do sincerely apologize.

As property owners in Parker, TX, we decided to give Tom Grisak a call for the purpose of listing our house; we met and he took our listing. We hardly heard from him again after we signed. First off, we found that Tom Grisak was not returning our email or phone call messages; we were deeply concerned over the listing's introductory "blurb," regarding our property. The omissions were glaring: no mention of our excellent school district (PISD) and our proximity to shops and major highways. When we suggested (via email) that we should get together and work through this problem in a meeting in the morning, we awakened to find other agents calling us for our listing, informing us that we had been "cancelled" by our agent at @ midnight that night before! This was, in our opinion, very unprofessional. Cancelling at midnight with not even a discussion? We are not difficult people to deal with! I do not know what could possess an agent to make such a mercurial move as that! It is our experience that Grisak likes to sell real property only in Lovejoy school district. He lives there and I suppose his personal investment in this area supersedes his professional ethics. Unless you live in the area bounded by Lovejoy school district, I would caution, "buyer beware!" Fortunately, that same day we found another agent that was among the "callers;" who demonstrated the professionalism that we were looking for. Together, we all had a chuckle over our midnight cancellation by Tom Grisak, and decided to get down to collaborative work to sell our nearly 3-acre property. This agent listened to our needs and agreed with the importance of stressing our proximity to shops, and major highways, as well as our excellent school district---Plano ISD. We encountered no problems whatsoever and in short order we obtained 2 contracts (same day) on our home!

THE TRUTH IS I TERMINATED MY LISTING WITH THIS SELLER, NOT THE OTHER WAY AROUND. That should tell you something. Any agent will tell you that doesn't happen very often. Since she took the time to write two of the four negative reviews, one day apart, I will respond. I was getting emails from this seller usually between midnight and 2 am. She usually wanted to know why homes near hers in the same price point were selling and she wasn't even getting showings. I tried to politely explain the other homes were situated in another school district, always one of the top three rated in the entire state of Texas. Those buyers specifically wanted to be in that school district therefore they weren't even going to look at her home. That really frustrated her and I can't blame her. But I can't just pick up her home and move it. Nor can I force people to view it if they want to be in another school district. After yet another email questioning me, I finally replied to one of her early morning emails and suggested she would be better off with another agent. It was a beautiful home and I would have loved to sell it, but I just decided life's too short. I never regretted walking away and it sounds like she found a buyer, so that's great. But I highly resent the way she portrayed me. We take great pride in our services and how we treat our clients. Our Google reviews will bear that out.

We decided to switch agents after 6 months and no luck with agent #1. We gave Tom Grisak a call; we met and he took our listing. We hardly heard from him again after we signed. After numerous emails were not answered, (we objected to the listing's "blurb" because of important omissions, like our excellent school district and our proximity to shops and major highways). Unless you live in the area bounded by LoveJoy school district, I would caution "buyer beware!" Fortunately, we found another agent that same day and he acted professionally; we had a good laugh over our "Cancellation" by Grisak, and in sshort order we obtained 2 contracts (same day) on our home!

Fabulous. In a down market, while deployed to Korea, Tom listed and sold my house in less than 30 days. He assisted my wife in buying another and timing the closings so that we could move from one house into the other. His use of Docusign was invaluable since I was deployed on the other side of the world with limited ability to do real estate transactions/signing the traditional way, but with Docusign and some Skype, he made it easy. Nobody has as nice and professional of a Real Estate Website for his listings. They are professional and very detailed in the descriptions and pictures. He is a specialist in the Lucas, Parker, Fairview large lot towns. Of course he also does surrounding conventional towns like Allen, etc. If you want to buy or sell a house in Collin County, especially if you want to live on the larger acre+ lots of the three towns above, nobody does it better than Tom Grisak. I actually bought my original house in this area from One of Tom's listings many years ago. He lives here amongst us, and has the best interests of his customers and communities at heart. He gave us a 1% discount in the real estate commission fee for the house we bought since we listed and sold the old house through him. For some of the expensive houses out here, it seems like a lot of money in the commission, but in my case he was worth it since he worked pretty hard to fill our unique requirements.
