Work began promptly as soon as the necessary permits were secured and foundation was completed on or around March 31, 2008. The contract allowed 20 working days of good weather for completion. Work proceeded at a reasonable pace and was 75% complete (per the contract draws) on April 20. Up to this point, there were almost daily emails from Mr. Cox telling me what was happening and when future events would occur. Communications slowed way down about May 1 and progress slowed to a crawl. As of May 6, he was supposedly getting ready to city inspection any day. The inspection was promised for tomorrow or Monday for sure for the next 10 days. Dry wall was finally installed and texturing was promised for the week of May 19. The electrical was still not complete. On June 3, electrical is still not complete and Mr. Cox now claimed to be so ill he couldn't do any work. Then he claimed to have hired a fellow to help him complete the electrical wiring, but then this worker contracted the mysterious illness as well and couldn t work either. This went on for 3 weeks. Around June 23, Mr. Cox informed me that the further delays were due to the fact that the cost of the brick had escalated so much that he didn t have enough money left to buy the brick, much less pay the mason s labor fee. He claimed to be waiting on this one individual to be available who would put up the brick for materially less than a regular masonry company would charge. 2 more weeks passed, with Mr. Cox coming by infrequently to do some small task. I left town on an extended trip July 5 and heard over the next several weeks that no work was being done. I called Mr. Cox on July 27 and asked him/demanded that the brick work be completed before my return on August 21. He assured me that it would be and told me that he had pulled off the garage project to go do a few other small jobs to earn enough money to be able to buy the brick. When I returned in August, I found that one bundle of bricks had been put up around the entry door. Those bricks were not erected properly and had to be torn down. Mr. Cox has abandoned the project and there has been no further communication. At the time Mr. Cox abandoned the project, the balance of the contract due was $2,500. I ve spent too much to tear it down and start over, however it is going to be costly to fix and finish it. Brick cost $1,260. Mason labor and other necessary materials to complete brick work $5,600. Tear off 2 courses of shingles at roofs valley and install correctly with flashing to cure leak, replace 5 other rows of shingles that were installed incorrectly, install ridges. $800. Sofits and brick trim boards are constructed improperly (sit too far away from the wall and won t meet code). Will have to be torn down and installed correctly. $740. Repair door frame $100. Total to fix and complete construction $8,500.
Description of Work: Partially erected a detach garage addition/expansion. Quit before it was completed.
