"Climate Change and the change in our weather is something we are all aware of. The basis for this customer's complaint arises from the most severe flash flood in this particular area's history, where a great deal of rain fell in a short period of time. The City requires detention ponds to be sized for the past average rainfall, not the new "Super Cell" flash floods that are now occurring. Water from the street poured over the curb into the drainage outflow and back onto facility and caused the water to rise for a brief period above a safe level. Our detention pond has been significantly increased in size in an effort to address the problems created by our Climate Change, and we are perusing a conversation with the City in this regard. This customer and every other that MIGHT POSSIBLY HAVE BEEN AFFECTED were called and letters were mailed IMMEDIATELY. One other tenant that already had given notice prior to this issue moved out, and stated that no damage was done. No other tenants moved out in this affected area of our facility in this time frame. No one else has made a complaint to me in this regard. We regret the problem, and have and will continue to do everything we can to address it, however, we, like everyone else, depend upon licensed registered professional engineers and the City of Abilene to design, approve, and inspect all construction so that issues such as this do not arise. Unfortunately, the engineer designed the facility for a lower maximum rainfall rate BEFORE this climate change in our weather, and that was in accord with the City's design guidelines, and so it's hard to find any fault there. We provided another storage unit and lock at no charge for this customer to move into, and a vehicle and 16ft. trailer and people, including myself personally, and helped her and her husband move their property. It was done in about 4 hours over two days under their supervision. This was the only customer out of the approximately 20 that could have been affected who made any complaint to me whatsoever. We are very sorry that this happened, have done and will continue to do whatever we can to insure it does not happen again. We did our part - which was to call everyone promptly so that they could inspect their property and determine if it needed to be moved or not. And we do understand, moving and re-boxing was not fun, nor was drying all the clothing that got wet. That is why I was personally out there next working to them, helping get it done. I feel I must say, her statement of loss is HIGHLY EXAGGERATED based on my personal witness of the damages. IN FACT I BELIEVE SHE DID NOT LOOSE ANY PROPERTY other than the cardboard boxes- she just had some clothing that got wet. I do however empathize with her and understand her frustrations. The valuable lesson in this case is INSURE YOUR PROPERTY, if you have a homeowners or renters insurance policy they will often cover property in storage at NO COST TO YOU except a phone call to add it to your policy. FLOOD INSURANCE is not provided in any such policy, only from the government, and you receive a NOTICE from your insurer that the policy DOES NOT COVER FLOODS, NATURAL DISASTERS, WAR, etc. so everyone should consider purchasing a flood policy at a very modest cost. In addition, this and every one of our customer was informed when she acknowledged in writing when she rented that the Texas State Board of Insurance required her to provide her own insurance, and she decided NOT TO PURCHASE ANY INSURANCE as evidenced by her written acknowledgement in her contract. She has taken this route because she in fact was NEGLIGENT IN NOT INSURING HER PROPERTY. So, TAKE NOTE, and INSURE YOUR PROPERTY or accept responsibility for the risk of loosing it.
