the inspection went well. he arrived on time and inspected the structural building of our cabin, foundation and roof. he checked various systems such as ac, plumbing, electrical, water heater and duct work under the cabin. he provided a well informed written report by email within the day.

I contacted Scott Patterson at Trace Inspections to inquire about a home inspection. Scott was very courteous and responsive and was able to meet our short time frame. The inspection was thorough and detailed with no stone left un-turned. Having had three other home inspections this inspection and report was by far the best. Scott met with my after the inspection to review his findings and then I received a full written report later that evening. The report was professional, detailed, and well-written. I would definitely recommend Trace Inspections to anyone in need of a quality home inspection.

Our appointment was for 10 am, and I was running about 5 minutes late. When I arrived at the house Scott had already been there for a half hour and was pretty much done with the outside! My realtor was also running late so Scott and I chatted for a bit about what he had found so far. He gave some great tips on deck maintenance and discussed my ideas for re-doing the landscaping. This is the first house my husband and I have purchased. Realtor arrived and we got started on the interior of the house. I followed Scott around asking questions and generally being (what I thought) nosy. Scott was great. He answered my questions, gave me detailed explanations of how things worked, advice on how to fix small problems that we might encounter, and general knowledge about the area and neighborhood (we're new to the area). He also thoroughly explained how to care for drivet and what its pitfalls and benefits are, as neither my husband nor I had ever owned a home with it - Scott even drew diagrams to make sure I understood what he was saying. The inspection took about 3 hours, exactly what he had said on the phone. When he finished he sat down at the kitchen table to make his notes and finish up the paperwork and we chatted a bit about the house and general stuff. He was more than happy to talk and be friendly, and even gave us some advice on some interesting Amish communities in the area to visit for furniture, decor, and delicious seasonal treats. I mentioned that we're considering renovating the kitchen in a few years and we spent 20 minutes looking at the kitchen walls to determine how to safely move walls and open it up, move appliances and plumbing, etc. Upon leaving he said I'd receive the final report in an email within 24 hours - I got it less than 3 hours later. I would highly recommend Scott's services to anyone needing a home inspection. He is prompt (and then some!), extremely professional, and incredibly knowledgable about his industry. He's generally a great guy to talk with, friendly, and happy to share his expertise on just about anything.
