Cates Pressure Washing

Mr. Cates of Cates Property Services gave me a quote for power washing my house, an 1886, two story farm house. Mr. Cates verbally stated that he would use scaffolding. This is the reason I decided to go with Cates Property Services since my house is a two story home with high ceilings and a tall attic. However, when he pressure washed my house, he did not use scaffolding rendering his quote $300 to $400 dollars too high. He charged $700 including pressure washing the house, porches, fence and stone steps. He did not lower his price for deleting scaffolding. The job took him about three (3) hours. When Mr. Cates was finished, I asked him why he did not use scaffolding. He said he uses a ladder to clean tall houses, and denied that he verbally committed to use scaffolding. Mr. Cates pressure washed my flag stone front walk to remove the green algae that had stained them, however, the green algae remained on the stone. He suggested that he also pressure wash my flagstone side walk and steps, an expensive walk-way (installed in 2012) that included GatorDust as a solid grout between the stones. When he washed the side walk and steps from the drive to the house, much of the GatorDust was blown out between he stones. This resulted in a considerable repair to the walk-way. Later I found out that pressure washing is not recommended for GaterDust grout. Mr. Cates washed my front fence and failed to tell me that he broke a vertical board. The painter and one of my friends pointed out the broken board. I had to have the fence repaired. I would not recommend Cates Property Services because the price was high for the work performed, the work was not done satisfactorily, and he failed to correct the mistakes he made. If you use Cates Property Services, ask for a written quote with any details that are verbalized to be items in the quote.

He was very thorough and the finished product looked great. He was a bit concerned about the dead moss not washing away. He did speak to us about that and promised that he would come back and take care of the moss, if necessary. But after the first hard rain, the roof looked like new. Fantastic job. I highly recommend him.

After he arrived we added sraying off the wood deck and power washing the concrete porch. It was no problem to add the additional work. Because of the multi-levels of the house and the porches, he check with us for clarification. Work was done to our satisfaction in a timely and professional manner. I have kept his card on file to share with friends and when I need the work done again.

Mr Cates arrived on time as he said he would, and began work. He moved all the furnishings from my porch and began work on the house. I have done this work at my house for the past several years, but now I am not able to do it. It used to take me two days to complete this job, but it only took Mr. Cates 3 1/2 hours. I couldn't believe it. I walked around the house and the siding looked almost new. I was so impressed with his work, I hired him to do my mothers home. It hasn't been washed in over two years. It too looks like new siding. I had him to schedule me in for next year. Thanks for the great job Mr. Cates.

They came out and measured the house, and next time he showed up on time, he did a wonderful job he was very professional.

The price was reasonable. Other bids are substantially higher than his. So I called him back and asked him to come out and give me a bid. If it's lower, I'm going to go with this one. He was prompt, the day he told me he was going to come, he was here exactly on time. He looked at everything and got back to me within 24 hours with the bid. I selected it, he came when he was due to come, and on time. It's excellent work. He had me do a walk around when it was done to verify that he'd done the kind of job that I wanted. I would recommend him to anybody.

Chris Cates and partner arrived at promised time ( with heads-up call an hour in advance). Hoses led carefully, with no damage to plantings. Explained washing procedures and did a thorough job. Completely satisfied.

Called for an estimate, he was in the neighborhood when he received my call, was here in less than an hour. Liked his estimate, set up a time and the rest is history. I now have a beautiful, clean 60 year old patio!!!!!!!!

We had estimates from two other pressure washers, and the one from Cates was extremely reasonable -- it was actually half of one of the estimates we got for the very same services. If there was a rating above an "A", Mr. Cates would definitely have it. Mr. Cates was very quick to get me a quote and perform the job. He explained exactly what he was going to do, and made sure I was completely happy with the results. I was more than happy, I was blown away with the results! I have a white vinyl house with gutters that have been discolored dark gray since I bought the house six years ago. When Mr. Cates was finished the house looked better than I have ever seen it, and those gutters were now WHITE! Fantastic job!!! You can tell he takes pride in his work. I'm selling this house, but I will definitely use Mr. Cates' services again. I have already recommended him to several people and will continue to do so.

Because of discoloration from algae, mold and lichen on the old roof I elected to purchase shingles that are treated with a fungicide to prevent fungal growth and are guaranteed not to discolor for 20 years. Approximately four and a half years into my new roof black streaks started appearing and rapidly worsened over the next two years. I contacted the shingle manufacturer and upon supplying photographs of the discoloration, they agreed to have my roof professionally cleaned. Unfortunately, they could not locate anyone within 250 miles of my residence that met the necessary qualifications to clean shingled roofs. Even my roofing installer became involved and tried to help locate a cleaning company. The shingle manufacturer ended up settling the claim and paying me back a portion of the original shingle cost. Since then I have been looking for someone who could clean my roof within the stringent guidelines set forth ny the shingle manufacturer so as not to void any further warranties. The manufacturer was very specific that I use the proper cleaning products and, most importantly, not apply any real pressure (psi) to the roof surface. Although I had used Cates Property Services for house and driveway pressure cleaning in the past, I was unaware that they did roof cleaning. My overall satisfaction with their other services had been excellent and I was thrilled to learn that Mr. Cates and his son Chris, clean roofs and have received the necessary training and certification to fulfill my shingle manufacturer's requirements. Based upon my prior experiences with Cates Property Services, I immediately checked out the "before" and "after" photographs on their website and then contacted Mr. Cates to discuss his cleaning my roof. After doing the job on Saturday, September 8, 2012 the outcome was phenomenal. My roof looks NEW again! When I compare the photographs from my initial warranty claim in 2010 to my now clean roof, I could not be more pleased.

He was on time and did exactly what was talked about in the estimate. I asked about weather and he said that he would call but wanted the cleaner to stay on the house before he rinsed and if the rain was to hard that would be a problem. He called the evening before to confirmed our date. He came cleaned up after himself and I had a sparkling clean house.

Ken Cates is a true professional. He explains in detail what he is going to do and how he is going to do it.. My roof and house had a lot of algae and other foreign material on them. The roof is 20 years old and has never been cleaned but now after cleaning looks almost as good as it did when it was new. The house also looks very good. We were very pleased with all the work performed. We would certainly use them again and would highly recommend them to others.

Ken was extremely prompt and professional at every point in the process. He came to complete an estimate when he said he would, he always returned phone calls quickly, and he completed the work in a timely manner. When early morning storms prevented him from arriving at the time he had originally scheduled, he called us to reschedule and completed the work later that afternoon. We were extremely happy with the quality of his work, and he was a pleasure to work with. We would (and have) recommended him to all our neighbors and family members.

The experience went very well. Mr. Cates arrived at the agreed to time and did an excellent job. I was ask to inspect the job before he left the job. He also followed up the following day to see if everything still looked ok, which it did. I will use this company again.
