A good inspection, valuable report.

I am very pleased with the inspection that was done by Diligent. Kyle, our inspector, was very punctual and took the time to explain the process to me, set expectations, and made himself available to answer any questions I had along the way. The inspection itself took close to 3 hours and was done very thoroughly. It included thermal imaging (which discovered that the heating on the 1st floor wasn't working properly), which is an add-on you'd have to pay for extra with some other companies. Kyle also recommended to seek more expert advice for certain problems where additional expertise was needed (roof issue and foundation water seepage issue). Bottom line: I highly recommend them as a company, and Kyle, in particular, was very thorough and methodical. Thank you, Kyle!

Diligent was easy to schedule, competitively priced, and did a thorough and professional job. The detailed inspection report had lots of pictures and recommendations, and was a useful tool in persuading the seller to make several costly repairs. Riley was polite and thorough, and answered all of our questions during the inspection.

Diligent promptly contacted me after submitting an online request. Michael was very professional and explained to me the steps necessary to schedule service and provide payment. Diligent's online schedule site is easy to use. Michael arrived at the home on time, completed the inspection on time, and performed a thorough walk through with me to advise me of his findings. I've used several inspection companies in the past but none have provided services that come close to Diligent. I would highly recommend using Diligent for your home inspection.

I felt they were very honest and professional. They showed me all the items that were a concern, gave detailed explanations, and patiently answered all of my questions before the end of the inspection. The follow-up report was clear and provided pictures of each problematic areas (plus, it was given to me in great turn-around time). I plan to use them again before my 1 yr builders warranty is up.

Diligent was great and highly recommend them! I was at the home inspection and got to see how them and how thorough the inspector was in the inspection. He was very helpful and explained everything to me which was great. We got a very thorough report the next day. If you are getting a home inspection, you can't go wrong with Diligent!

The Diligent team was great. My inspector arrived on time and systematically began his job. The termite inspector arrived later. This was outsourced. The water was turned off when the inspection began. As the termite inspector was in the crawl space, the seller's realtor came and turned it on. A leak immediately sprang from pipes just above his head. Hot water was gushing everywhere and the realtor had left, with the water key. He was trapped! Fortunately the Diligent inspector had a water key in his truck. He shut the water off, and the termite inspector came out, quickly assuring me that he was going to get the leak fixed at no cost to me. Was very impressed at how he took control of the situation and made me feel at ease. A plumber came later and fixed the busted pipe. In the end both men found several things wrong with the house, but nothing to prevent us from buying. As expected, the final inspection report (delivered with pictures that night) was very detailed.

I found Diligent on Angie?s List and chose them based on their positive reviews. Unfortunately, we did not have the same results and now we are shelling out money for items that should have been blatantly obvious to any inspector, even one with very little experience. Our inspection was performed on March 20, 2015. I?ll start with the good. - The inspection was schedule in a timely and professional manner. - Riley was prompt and right on time and very courteous and professional. - The report format is very nice. Now for the bad. - The hot water heater had a leaking T&P valve that was listed as something that we should have the owner repair. There was also a mention of a Thermal Expansion Tank but this was listed as something that we MAY want to add to the hot water heater. I now know this is a code violation and should have been reported as a violation. It was not. Had this been properly identified as a code violation we would have requested this to be remedied before we purchased the home. We only had the owner replace the T&P valve but it started leaking 2 weeks after we moved in?because there was no Thermal Expansion Tank. Since then, we had a plumber install another T&P valve and install a Thermal Expansion Tank after he told me he could not work on the hot water heater since it was not up to code. - The dishwasher pump and impeller were not working properly after we moved in. Also, about 80% of the upper rack tines were broken off. We had an appliance repairman come out and the first question he asked me is did we have a home inspection because he couldn?t believe someone would have missed the top rack of the dishwasher with almost all the tines missing. He said this should have been a red flag that the impeller and pump could be damaged. Of course the impeller and pump was trashed and had to be replace, along with a new top rack. This was never mentioned in the report. - The kitchen faucet was loose at the base and cracked. Also, the faucet is the type you pull out to use as a sprayer. The line was so damaged, we could barely remove it from the base and once we got it out, we could barely get it back in place. The line to the sprayer has to be replaced. This was never mentioned in the report. -There is a big crack under the handle on our microwave that?s above the range. I?m sure this will cause issues within the year. This was never mentioned in the report. -An exterior outlet is completely loose and not attached to its base and now needs to be replaced. This was never mentioned in the report. I know it?s not possible to catch every issue in a home inspection but I fully expect items that do not meet current code to be noted, ie the hot water heater. No excuses, period. I would also expect the other issues listed above to be basic items uncovered in any inspection. Bottom line?I would not recommend them to anyone. Save your hard earned money and hire someone else.

It went pretty well. They did a good job. I ended up not purchasing the house because of their findings.

The inspection far exceeded my expectations. I received a verbal report after the inspection from Richard, pointing out the things he had come across during the inspection that were of the most concern. He also assured me I would get the complete written report via email that I would be able to review, along with photos and recommendations. The PDF file of the report was amazing. It contained color photos, a tabbed index of the categories, such as electrical, plumbing, roofing. The areas of concerned were rated 1, 2 or 3 depending on how serious the condition or urgency of repair. He used thermal imaging to view plumbing and insulation in the walls. I really appreciated the entire organized approach to the home inspection and everything that was reported made sense and was understandable. I would highly recommend this company to anyone needing a home inspection.

It went great. Michael is a consummate professional and was very thorough during his inspection. I was particularly impressed with his report and willingness to offer phone support, advice, and guidance after the inspection. Very good experience and I would certainly hire him again and refer my friends.

Diligent was recommended by our Realtor, and as an out-of-towner, we just trusted her rec. Glad we did. Michael was our inspector, but he is also the owner. He was very professional, and thorough. I think I should say thorough again...Thorough. Exactly what you want in a home inspector, especially since my husband couldn't make it, and my knowledge on home workings is less than something I would boast about. He also took my questions and explained everything very patiently, and in a manner so that I understood. I didn't follow him the whole time--I got bored with his thoroughness fast, but if he found anything worthwhile (good or bad), he would come get me and show/explain something if needed. Our report was available the next morning, and he was available to take any questions we had. I would definitely recommend to a friend or use again myself.
