Inspector was at the home prior to my arrival, The previous owner was home to allow him access to the house. The inspection took about 3 hours and seemed thorough. At the end of the inspection I was shown photos and had several details about minor repairs noted by the inspector. I was told I would receive the full inspection report no later than the next morning. I was emailed the full inspection report that evening. Based on the findings we went through with the purchase of the home. From the time the inspection was finished, till the time we moved in, the house was occupied by the previous owner with no laps in occupancy. The first week we were in the home everything seemed fine until our belongings were being moved into the house, and one of the movers informed me of some of the flooring in front of the sliding glass door being squishy. I went to see what the movr was talking about and sure enough as you walk in from the out side landing into the house the floor feels squishy and almost rotten. Later that same week I was arranging things in the master shower (which hadn't been used by us, we prefer the larger tub/shower in another part of the house). I noticed a large patch of mildew where the door connects to the tile. I think this is odd as no one has used the shower. I then look all around the tile and see that there is some really noticeable issues with the grout. I it splitting an missing and there seems to be enough water damage that several of the tiles have split. A few days after that I thought I saw a weird shadow on the ceiling on the family room near the fire place. The family room isn't well lit so i checked to see if it was how the lamp was throwing light or if it was something else, low and behold it seems to be a water stain. I can't tell if this might have been from a previous issue with the roof (as i was informed by my homeowners insurance that the roof had been previously replaced/repaired based on damage a few years prior, when I signed up for coverage), I watch the spot for a few days to see if in the rain it gets bigger. As soon as I can positively tell that there is a leak I contacted the inspection company Via Email (it states in the contract with them that they need it in writing within 14 days of discovery) and I have yet to hear back from them. I have to say I am a bit shocked a licensed inspector failed to notice such large defects.
