After checking with Steve multiple times regarding these “buildable” plans and his assurances that they were buildable and permittable, they proved to really be only a “visualization”. Cost ~$3000 to get the plans permittable in Portland OR. Nice appearance. They did mirror the stairway and mod the glazing for an additional fee. The DWG drawings that I received were poorly layered. One of my CAD op’s who tutors CAD at the local community college stated, “These drawings would not pass muster for the CC certificate”. Best take the visualization to a local certified architect and just have a professional do the rest of the drawing. Also the material list was basically useless. So, I paid about 3 times the cost and put the project off 1 year. Very frustrating experience. You’ve been warned.

I purchased a plan and materials list. The materials list was incorrect, missing large items such as the entire 2nd floor subflooring, many roof rafters, and thousands of dollars in LVLs. The plan was not to scale. It was missing a footer in a location that one was needed to carry the roof ridge load. The plan was not buildable as drawn and required thousands of dollars in LVLs that were not called out on the plan. I called Legacy and asked questions early in the project and the person who answered put me on hold to ask someone else then came back and read me the plan. Later when I realized this plan and materials list were so far off that we had to make large changes to make it work ($$$) I reached back out and asked for a refund of the materials list. The owner was completely unprofessional, essentially called me ignorant, and said a corrected materials list was sent out months earlier. I never received a corrected version, I'm not sure one existed until I complained. He refused to refund the cost of the materials list even though the one I received was incorrect, which he admitted. The plan itself is pretty but not buildable as drawn. I would tell anyone not purchase a plan from here. It will cost you thousands to fix the issues that you will absolutely find. They also do not make things right when they make a mistake.

It went great. A couple of back and forths to get exactly what I wanted from his generic plan to my customized plan. I got 6 pages of detailed plans that covered everything..

Steve did a great job of making the changes that I needed and giving me exactly what I wanted. They ran a little behind schedule because of their workload but overall I'm very pleased.
