I had been a loyal customer to Leco Realty for the past two years because I purchased properties in Memphis, TN and since I don't live in Memphis, I need someone who will manage properties for people who live out of state. Leco came highly recommended from another property investor I know in Pennsylvania, and after I started using their service, I even recommended my other family members to use their service. However, instead of being grateful for the recommendation, I got letter and email explaining that when they need the funds to update my property, if I do not get the fund to me in a timely manner, they will not be able to manage my properties. I understand when funds are needed and I always send the fund after ensuring I move some money in my account to cover for the fund, but I do appreciate getting email telling me that I should have overnighted the fund and they can't wait a week for the fund because time is sensitive. This is especially when they first asked for the fund back in August 5 and I mailed an original fund and I email and ask for an update on August 18. When I did not heard anything back from them, I assume everything is gone smoothly and then suddenly I got an email on September 13 stating they need additional fund immediately and I should overnight the fund immediately. I mail the fund by regular mail and I keep getting an email from the property manager that the fund was not received quickly enough and this is what she state in the email word for word, "The delay in funds is really a problem and unfortunately we will not be able to continue to manage if we not able to receive the fund in a timely manner." I always send them the fund when they made the request. When they are asking for over $1,000 I always need time to move money around to cover the cost so I will not get an overdraft in the mail. However it seems like Leco Realty is not require to keep me updated on a timely manner, but when they need money, I always have to make sure they get it in a timely manner. If I had known about the fund when I asked for the update back in August 18, I would have make sure I have enough money to cover the expenses so I don't have to rush to the bank immediately on September 13 with my busy schedule. Overall, they still manage my properties and when they do not need funds to update the properties, everything is fine. I wish they will give me a timely update when I asked for one so that when they need fund immediately, I will be able to prepare for what they need.
