The house went into foreclosure proceedings 2 -3 times, about every 7 - 8 months. If he could not keep renters in the house, he did not pay on the mortgage which was against the agreement. He also put his name on the property tax records as paying $142,000 for the house. The notorized page sent to the Shelby County Tax Assessor does not even have my name on it. They are currently investigating his business. This made it impossible to sell the house, or short sell it, even if I wanted to. His only solution was to keep trying to rent the house or to sell it. In the meantime, no one was paying on the mortgage. My credit was the one to suffer. Letting it go to foreclosure was the only option I eventually had after dealing with him for over two years. To avoid foreclosure was the reason I tried to rent it out and have him manage the property. He also would rent the house out and still not pay the mortgage, keeping all the income. Items such as the pool table and the A/C unit were removed from the premises, which should have remained with the house. All in all, he is not on your side as a property manager, and does not know the laws about real estate except how to steal ownership leaving you with your outstanding loan. Description of Work: Manager and owner of the company is Samuel McClenton. He was to take over management of my house and keep it rented. In return, he could keep all profits from the rental, but pay the mortgage on the house every month. He could also sell the house, at which time I would collect $5,000 and he would keep the rest. It was supposed to be a way I could avoid foreclosure, and since I could not sell the house due to the housing market at the time, it would be rented out and my mortgage on the house paid. He was to take over full responsibility of the house, it's maintenance, mortgage payments, and rental chores.
