On this particular home she gave us a great tip to use existing 2nd story space to enlarge the home in order to get top dollar. We had a contract the first day the house went on the market. Due to unforeseen circumstances the first prospect decided not to purchase and we had a 2nd offer on the home within 24 hours. Sandy had agent feedback regarding our living room and dining room size so she staged the living room, dining room, and rearranged the master bedroom and continued to have flow and interest in the house. The 2nd prospect decided not to purchase due to their own financial constraints, and within 24-48 hours we had a 3rd contract. The 2nd and 3rd contracts were for full asking price. We were even able to close the sale within 1 week of the original prospect's close date request. Sandy kept us informed very timely. She kept notes and let other agents know of the contract changes so their interested clients could revisit the home.
