I would give them 0 stars if I could, this has Ben such a miserable experience. The inspection did not show that all of our plumbing was done illegally, and was not up to code, not put together properly, and pipes not the right sizes attached. All were visible in inspection. We had a state agency come out to put handicap sinks and and told us they could not work on her home because all the plumbing was not up to code and done incorrectly and would have to be taken out and redone for any work to be done. We have since hard at least for their planning agencies come out and tell us the same thing all saying there is no way this house should have passed inspection. Our electric Box is not up to code. We had to look into getting a new hot water heater and were told by 3 different companies that they could not install it because our electric Box was not up to code and would require it being fixed in order to replace the hot water heater. we have since found out and are electric plugs and system are not up to code either. Something very simple that should have been caught within the inspection process. We have tried to have worked on on the house since we purchased and have been told that they cannot until we bring everything up to code. Had we found this before buying the house we've certainly would not have bought the home. The electric panel Box we have had several people come through and said there is no way the inspector would not have known it was not up to code because I has to have so many feet of access around it and it was between 2 kitchen cabinets in a corner. They have all told us that the wiring is not labeled the cover on the boxes he legal as it is wood and not metal, That circuits are overloaded and wired incorrectly and all of those are glaring obvious things and inspector should have pointed out. The water valve for our bathroom was in another Room, in the kitchen, behind the stove, inside the walls!!! (and was not brought up in any of the inspection either) We have should have been told that this is Illegal as well to not to have the shut off valve in the Room in which it effects. We have found out several of our electric plugs were not GROUNDED. We burn through several appliances and had to have someone come look at it for it to be pointed out to us because the inspection did not catch it. Hundreds of dollars out the door. We this week had some work done on the house for us to be told that 1 section of the house is sinking and should have been pointed out prior to buying. That from the extent of damage, both owner should have disclosed and they inspector should have pointed out. Apparently it was symptomology of previous flooding and water problems under the foundation of the house. We have had this home only for a little over year and a 1/2 and it's been nothing short of a disaster because none of this stuff was brought up in the inspection. Cabinets were not even mounted to the walls correctly and have literally fallen off the walls during the night. These are major components of a home, the electric, the electric panrl Box, and the plumbing and foundation of the home. Estimates to fix these things are running over $40,000!!! Money that we should not have to have surprises on after the fact. We have called AND emailed multiple times to try and resolve and get solutions from the company without a single return phone call or email. Now forceing us to have to go legal and file against the company. This house is financially devastated us in could have easily been prevented had it been pointed out in the inspection prior to our purchase and we would have moved on to a different house. Recent contractor who came through the house, Who's rated number one in Knoxville, Made the statement to us and 40 years of service he has never seen such a botched inspection, Or a family so mess over by it not being a quality inspection with obvious violations. He said our stairway from basements to upstair should not have passed inspection either. We had someone fall through the steps within 2 weeks.

All expectations met/exceeded. He performed the job exactly as requested. He was responsive to my initial inquiry, and was punctual to perform the inspection. I received the results on a timely basis, and the radon test two days later. I had questions and some concerns with his findings. Todd responded to those inquiries and satisfied my concerns. Unfortunately, the deal fell through for reasons unrelated to the Home Inspection. We have found another home, and Todd will be performing the Home Inspection on this house as well in early June.

Todd was on time and not only did a thorough job but was answered any and all questions we had, Highly recommend Todd Carpenter.
